Advance Design Studio, Ltd.Scott and Janet of Elgin have had four design to build renovations with Advance Design over the last decade. We got the chance to sit down and talk with Janet about her experience working with Advance Design on so many different areas of her home. Starting with her kitchen in 2009, Janet proclaimed, “The reason we kept coming back is because our first [renovation] went so extremely well, exceeding all of my expectations.”
Since their kitchen renovation with Advance Design ten years ago, Scott and Janet have also worked with Advance to remodel their master bedroom, their power room, a wet bar, and most recently their master bath. Having renovated practically every major room in the house with the team, we asked Janet what made her experience with Advance Design so special. “We went with Advance Design because we trusted them so much more, their experience, and everything that they brought. We were confident they were giving us what we wanted for the money we were spending.”
For their most recent renovation, Scott and Janet clearly knew what to expect going into their master bath renovation. They were familiar with Advance’s step by step design process that epitomizes the “Common Sense Remodeling” philosophy applied in every project Advance creates. After once again experiencing the careful budgeting analysis, the pointed design meetings, and the clear documentation that leads up the a thoroughly managed installation, Janet’s simple summary of their experience is this; “The word I would use to describe the process is – collaboration!”
Working closely with Advance Design kitchen designer Michelle Lecinski, together they were able to develop a new master bath design that not only worked with their investment goal, but also made sense for their lifestyle. “Oh Michelle, my designer! I connected with her immediately. She spent time getting to know us, our lifestyle, even the setting of our house.” The threesome had a great experience designing and producing yet another successful project together.
When it came to their new project plans, Scott and Janet were interested in creating a relaxing “spa-like” experience in their master bath. One of the many ideas Michelle introduced during the design process was installing a Kohler Alteo series showerhead for a rain-like shower experience. This designer showerhead, mixed with the warm ambiance of the lighting and pebble accent running throughout the shower make for what Janet calls a “luxury spa essence”. From the oversized glass sliding door to the recessed niche for accessories, each special detail was considered and implemented intentionally so as to create the maximumly optimized use of the compact space. Not only was this transformation one of beauty and luxury, but special attention was given to every way possible to provide additional storage to maximize the functionality of the bath area as a whole.
Once design was complete and the bath construction project began in their home, making sure everything happened efficiently and on schedule became new priority number one. “Having a project manager made an enormous difference,” Janet said, “It was so worth it to hire professionals that knew exactly what they were doing. Even after all of these years, I wouldn’t change a thing.”

This beautiful waterfront home was begging for an update. Our clients wanted a contemporary design with modern finishes. They craved improved functionality in the kitchen, hardwood flooring in the living areas, and a spacious walk-in closet in the master bathroom. With two children in school, our clients also needed the project completed during their summer vacation – leaving a slim 90 days for the entire remodel. Could we do it? …Challenge accepted!
Our Solution
With their active summer travel schedule, our clients elected to vacate their home for the duration of the project. This was ideal for the intrusive nature of the scope of work.
In preparation, our design team created a project plan to suit our client’s needs. With such a clear timeline, we were able to select and order long-lead items in plenty of time for the project start date.
In the kitchen, we rearranged the layout to provide superior ventilation for the cooktop on the exterior wall. We added two large storage cabinets with glass doors, accented by a sleek mosaic backsplash of glass tile. We also incorporated a large contemporary waterfall island into the room. With seating at one end, the island provides both increased functionality and an eye-catching focal point for the center of the room. On the interior wall of the kitchen, we maximized storage with a wall of built-in cabinetry – complete with pullout pantry cabinets, a double oven, and a large stainless refrigerator.
Our clients wisely chose rich, dark-colored wood flooring to add warmth to the contemporary design. After installing the flooring in the kitchen, we brought it into the main living areas as well. In the great room, we wrapped the existing gas fireplace in a neutral stack stone. The effect of the stone on the media and window wall is breathtaking.
In the master bathroom, we expanded the closet by pushing the wall back into the adjacent pass-through hallway. The new walk-in closet now includes an impressive closet organization system.
Returning to the master bathroom, we removed the single vanity and repositioned the toilet, allowing for a new, curb-less glass shower and a his-and-hers vanity. The entire vanity and shower wall is finished in white 12×24 porcelain tile. The vertical glass mosaic accent band and backlit floating mirrors add to the clean, modern style. To the left of the master bathroom entry, we even added a matching make-up area.
Finally, we installed a number of elegant enhancements in the remaining rooms. The clients chose a bronze metal relief accent wall as well as some colorful finishes and artwork for the entry and hallway.
Exceptional Results
Our clients were simply thrilled with the final product! Not only did they return from their summer vacation to a gorgeous home remodel, but we concluded the project a full week ahead of schedule. As a result, the family was able to move in sooner than planned, giving them plenty of time to acclimate to the renovated space before their kids returned to school. Monarch & MakerIn this monochromatic primary suite, a blend of warmth and depth in the color palette sets a beautiful tone for the space. The custom tufted headboard, contemporary artwork and chandelier add an extra layer of beauty.
LiLu InteriorsChris and Marna believe in Ohana Mau Loa which means “family forever.” As return clients, they knew LiLu could help them build a vacation home in Hawaii that would provide a desirable and comfortable gathering place for four adult children and their spouses and 11 grandchildren. A central common space at the heart of the home with separate living quarters surrounding it helps to accommodate everyone with both shared and personal living spaces. Each has its own personality that showcases playful references to Big Island life. And yet the overall design concept weaves together a love of world travel with traditional tastes. Built with mahogany wood that is a staple of island construction, treasured heirlooms and other personal keepsakes are the perfect complement to make this dream home feel welcoming and familiar. Fabrics, finishes and furnishings were selected with the sea in mind and to accommodate wet swim suits, bare feet, and sandy shoes.

Haus Interior DesignThese high school sweethearts searched their hometown for a house that would fit their active young family, ultimately deciding to tear an older house down to make way for a gracious, elegant home that will last for generations. The furnishings add a colorful vibrancy to neutral walls, lots of molding, and gorgeous wood floors. To save on the budget, we re-purposed some existing furniture by repainting and changing out hardware. The entry and dining room set the tone for a fun house where dogs and kids are welcome.

Richard Taylor ArchitectsAs cute and cozy as the existing master bedroom and bath suite was, it was just a bit too tight for the owners. And the shower was too dark. And it only had one sink...no countertop space....no mirror...no towel bars...
Expanding and updating the bath started with doubling the size of the existing dormer, adding several more windows, and tiling the old wood floor.
The dark, enclosed shower was replaced with a wide-open all-glass one, which shows off the new fixtures and tile, lets light through to brighten up the whole bathroom.
A new door on barn-door roller hardware replaces the old hinged door, which blocked the hallway when opened. And moving the linen closet to the adjacent hallway returned space to the bath.
Double beadboard wanscot, period plumbing and lighting fixtures, and a wood plank ceiling turn this little master bath into a jewel box, and keep the character in tune with the rest of the house.

ZeroEnergy DesignZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington.
Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio.
Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater.
Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass.
Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck.
Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space.
Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy.
