Our clients loved this tree-lined older, established neighborhood. They bought a house there that needed substantial renovations as it probably had not been updated in 30-40 years. They contacted Shapiro & Co in hopes that they would be able to transition an older, outdated house to a home that retained its character but was redesigned to meet the current needs of the family. The house foyer was very small and not accomodating for visitors so the architects relocated the entry and added a welcoming front porch. After an assessment of the existing conditions, it was determined that the kitchen, while serving its purpose in the 1940s, was completely out of character and in the wrong location for a modern family's needs. So the architects relocated and created an entirely new kitchen, and family and dining spaces. As indicative of homes in the ’40s and '50s, the master bedroom and bathroom were very small and not meeting current needs. Therefore we repurposed one bedroom into the master bath and dressing area and reorganized and enlarged the master bedroom area. The original second-floor plan was very small and confining. We captured some attic space and were able to create two bedrooms with ensuite bathrooms and a central common room for the children. By a sensitive assessment of the client’s needs and while maintaining the charm of the home, we were able to completely renovate and enlarge the house while keeping it in context with the beautiful neighborhood. Ground up build in Savannah, Ga - neighborhood gentrification area, loaded with galleries, restaurants, boutiques - and now, new homes that are sensitive to the old Savannah architecture. We worked hand in hand with the builder and homeowner from blueprint to accessory placement - all finishes and furnishings selected to withstand a coastal lifestyle and a big old dog!

The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. We designed an addition sensitive to the neighborhood and complimentary to the original design that includes a generously sized one car garage, a 350 square foot screen porch and a master suite with walk-in closet and bathroom. The original upstairs bathroom was remodeled simultaneously, creating two new bathrooms. The master bathroom has a curbless shower and glass tile walls that give a contemporary vibe. The screen porch has a fir beadboard ceiling and the floor is random width white oak planks milled from a 120 year-old tree harvested from the building site to make room for the addition.

This remodel addressed issues including peeling vinyl flooring, outdated fixtures, and safety hazards due to deferred maintenance. Challenges included: sourcing budget-sensitive materials with a high-end feel; slip-resistant hexagon floor tiles; a new pedestal sink; a water-saving toilet; and a larger medicine cabinet, while correcting code violations. Universal Design created an open floor plan, low-maintenance finishes, zero-threshold entries into the bathroom and shower, in addition to highly-contrasting materials, grab bars with blocking, accessible towel bars for user convenience, and dimmable lighting with anti-glare trim. We combined modern materials for a noir style and universal functionality for our aging-in-place clients and their forever home.

This South Texas ranch home utilizes the flexibility of separate building volumes and a vast, open site to create the ideal country retreat. The arrangement of the three simple volumes recalls and reinterprets the historic building forms of the Texas plains, while meeting the clients’ programmatic requests for highly efficient spaces, both public and private. The dogrun pavilion, which connects the Great Room and Master Suite beneath a delicate steel-truss roof, provides the perfect place to gather in the shade, entertain guests, and pick up the comfortable southeast breezes. Luxurious modern take on a traditional white Italian villa. An entry with a silver domed ceiling, painted moldings in patterns on the walls and mosaic marble flooring create a luxe foyer. Into the formal living room, cool polished Crema Marfil marble tiles contrast with honed carved limestone fireplaces throughout the home, including the outdoor loggia. Ceilings are coffered with white painted crown moldings and beams, or planked, and the dining room has a mirrored ceiling. Bathrooms are white marble tiles and counters, with dark rich wood stains or white painted. The master bath and vestibule floor is covered with a carpet of patterned mosaic marbles, and the interior doors to the large walk in master closets are made with leaded glass to let in the light. The master bedroom has dark walnut planked flooring, and a white painted fireplace surround with a white marble hearth. The kitchen features white marbles and white ceramic tile backsplash, white painted cabinetry and a dark stained island with carved molding legs. Next to the kitchen, the bar in the family room has terra cotta colored marble on the backsplash and counter over dark walnut cabinets. Following the purchase of this beautiful home, we were brought on to create living spaces tailored to the needs it's new occupants and provide a much needed update. This included the kitchen, common areas, 3 bedrooms, 2 bathrooms, paint, new floors, countertops, and more. Working around a price sensitive budget for this home's full renovation was a nice challenge and our biggest accomplishment. It was essential for the finished product to be high-end, while maintaining it's functionality and durability for years to come. We accomplished this with lots research to find the same high-quality materials at the best price points, as well as alternative products of equal quality and design impact. What was once an outdated house falling short of its immense potential has since been transformed into a beautiful home perfect for both living and entertaining.
