Photos by Francis and Francis Photography The Anderson Residence is ‘practically’ a new home in one of Las Vegas midcentury modern neighborhoods McNeil. The house is the current home of Ian Anderson the local Herman Miller dealer and Shanna Anderson of Leeland furniture family. When Ian first introduced CSPA studio to the project it was burned down house. Turns out that the house is a 1960 midcentury modern sister of two homes that was destroyed by arson in a dispute between landlord and tenant. Once inside the burned walls it was quite clear what a wonderful house it once was. Great care was taken to try and restore the house to a similar splendor. The reality is the remodel didn’t involve much of the original house, by the time the fire damage was remediated there wasn’t much left. The renovation includes an additional 1000 SF of office, guest bedroom, laundry, mudroom, guest toilet outdoor shower and a garage. The roof line was raised in order to accommodate a forced air mechanical system, but care was taken to keep the lines long and low (appearing) to match the midcentury modern style. The House is an H-shape. Typically houses of this time period would have small rooms with long narrow hallways. However in this case with the walls burned out one can see from one side of the house to other creating a huge feeling space. It was decided to totally open the East side of the house and make the kitchen which gently spills into the living room and wood burning fireplace the public side. New windows and a huge 16’ sliding door were added all the way around the courtyard so that one can see out and across into the private side. On the west side of the house the long thin hallway is opened up by the windows to the courtyard and the long wall offers an opportunity for a gallery style art display. The long hallway opens to two bedrooms, shared bathroom and master bedroom. The end of the hallway opens to a casual living room and the swimming pool area. The house has no formal dining room but a 15’ custom crafted table by Ian’s sculptor father that is an extension of the kitchen island. The H-shape creates two covered areas, one is the front entry courtyard, fenced in by a Brazilian walnut enclosure and crowned by a steel art installation by Ian’s father. The rear covered courtyard is a breezy spot for chilling out on a hot desert day. The pool was re-finished and a shallow soaking deck added. A new barbeque and covered patio added. Some of the large plant material was salvaged and nursed back to health and a complete new desert landscape was re-installed to bring the exterior to life.

It's delicately curved contemporary cabriole legs are joined by a stretcher that is finished in a glittering cut crystal finial. This piece is a vision of loveliness in any refined space. Caracole The Gilded Chair PRODUCT SGU-416-132-A This French fauteuil's intricately carved woodwork is gloriously gilded in a warm Sterling Silver to be the perfect accent next to a glowing fire. This classically French frame has Greco Roman coin, leaf and flower details that encircle the upholstered back and extend down the upholstered arm insets and fluted tapered legs. This is a comfortable open-armed piece with an elegance all its own. Upholstered in a woven navy and gold fabric. Body Fabric: 3122-34CC Caracole The Ribbon Sofa PRODUCT SGU-416-013-A Classically French with its soft camel-curved back and sweeping arms, The Ribbon Sofa is a thing of beauty, enhanced by the luxurious buff-colored velvet that surrounds the frame. The collection's signature deeply carved ribbon runs around the base of the sofa in a hand-applied Gold Bullion Leaf. The entire piece takes a welcoming position atop rounded trapeze feet. Respect for the integrity of the original home while accommodating a modern family’s needs is key. This stylish, family friendly kitchen is also an entertainer’s dream! This young family desired a bright, spacious kitchen that would function just as well for the family of 4 everyday, as it would for hosting large events (in a non-covid world). Apart from these programmatic goals, our aesthetic goal was to accommodate all the function and mess into the design so everything would be neatly hidden away behind beautiful cabinetry and panels. The navy, bifold buffet area serves as an everyday breakfast and coffee bar, and transforms into a beautiful buffet spread during parties (we’ve been there!). The fridge drawers are great for housing milk and everyday items during the week, and both kid and adult beverages during parties while keeping the guests out of the main cooking zone. Just around the corner you’ll find the high gloss navy bar offering additional beverages, ice machine, and barware storage – cheers! Super durable quartz with a marbled look keeps the kitchen looking neat and bright, while withstanding everyday wear and tear without a problem. The practical waterfall ends at the island offer additional damage control in bringing that hard surface all the way down to the beautiful white oak floors. Underneath three large window walls, a built-in banquette and custom table provide a comfortable, intimate dining nook for the family and a few guests while the stunning chandelier ties in nicely with the other brass accents in the kitchen. The thin black window mullions offer a sharp, clean contrast to the crisp white walls and coordinate well with the dark banquette. Thin, tall windows on either side of the range beautifully frame the stunningly simple, double curvature custom hood, and large windows in the bar/butler’s pantry allow additional light to really flood the space and keep and airy feel. The textured wallpaper in the bar area adds a touch of warmth, drama and interest while still keeping things simple.

The living room layout allows a couch lounger to chat with someone in the kitchen. We covered the sofa in a casual Pierre Frey fabric and added a few soft faux fur pillows for touchable texture. A graphic David Adler moroccan rug contrasts with red and turquoise Roman shades (one of our favorite color combinations ever). Crisp white side tables, breezy lamps and a modern-meets-rustic wood and acrylic coffee table were picked for ultra-cool “chic cabin” flair. Design Detail: To break up the long, skinny space and maximize the conversation area, we placed the furniture on opposite walls. Punchy window treatments provide texture and movement for the eye. [Our Clients] We were so excited to help these new homeowners re-envision their split-level diamond in the rough. There was so much potential in those walls, and we couldn’t wait to delve in and start transforming spaces. Our primary goal was to re-imagine the main level of the home and create an open flow between the space. So, we started by converting the existing single car garage into their living room (complete with a new fireplace) and opening up the kitchen to the rest of the level. [Kitchen] The original kitchen had been on the small side and cut-off from the rest of the home, but after we removed the coat closet, this kitchen opened up beautifully. Our plan was to create an open and light filled kitchen with a design that translated well to the other spaces in this home, and a layout that offered plenty of space for multiple cooks. We utilized clean white cabinets around the perimeter of the kitchen and popped the island with a spunky shade of blue. To add a real element of fun, we jazzed it up with the colorful escher tile at the backsplash and brought in accents of brass in the hardware and light fixtures to tie it all together. Through out this home we brought in warm wood accents and the kitchen was no exception, with its custom floating shelves and graceful waterfall butcher block counter at the island. [Dining Room] The dining room had once been the home’s living room, but we had other plans in mind. With its dramatic vaulted ceiling and new custom steel railing, this room was just screaming for a dramatic light fixture and a large table to welcome one-and-all. [Living Room] We converted the original garage into a lovely little living room with a cozy fireplace. There is plenty of new storage in this space (that ties in with the kitchen finishes), but the real gem is the reading nook with two of the most comfortable armchairs you’ve ever sat in. [Master Suite] This home didn’t originally have a master suite, so we decided to convert one of the bedrooms and create a charming suite that you’d never want to leave. The master bathroom aesthetic quickly became all about the textures. With a sultry black hex on the floor and a dimensional geometric tile on the walls we set the stage for a calm space. The warm walnut vanity and touches of brass cozy up the space and relate with the feel of the rest of the home. We continued the warm wood touches into the master bedroom, but went for a rich accent wall that elevated the sophistication level and sets this space apart. [Hall Bathroom] The floor tile in this bathroom still makes our hearts skip a beat. We designed the rest of the space to be a clean and bright white, and really let the lovely blue of the floor tile pop. The walnut vanity cabinet (complete with hairpin legs) adds a lovely level of warmth to this bathroom, and the black and brass accents add the sophisticated touch we were looking for. [Office] We loved the original built-ins in this space, and knew they needed to always be a part of this house, but these 60-year-old beauties definitely needed a little help. We cleaned up the cabinets and brass hardware, switched out the formica counter for a new quartz top, and painted wall a cheery accent color to liven it up a bit. And voila! We have an office that is the envy of the neighborhood.

Inquire About Our Design Services When we first started talking in the spring of 2015, I was impressed. She was witty, realistic, and understood that as much as she loves my shows on HGTV, design does not does not happen in 43 minutes! She told me about her space, and how she felt that her bedroom seemed “blah” to her. She had no retreat. Molly desperately longed for a place that she could spend time in, read in, play in and above all, relax in. What we did: Many people are terrified of hiring a designer. Rightfully so, they are investing a pretty penny in their homes. They want to make sure that everything, down to the last floral arrangement, is to their liking, because they will have to live it (and pay for it). Unfortunately, a client can unintentionally stifle a designer’s creativity through micro-management. This can produce lackluster results and ultimately cause more time (and money) to be spent on a project than is really necessary. With Molly, that was never an issue. Before she even showed me the room in question, she said that I could have full creative license to do what I needed to do to her bedroom. SAY WHAAH!? With Molly giving me complete creative freedom, I planned everything out and got down to business. The result: Bite-your-bottom-lip sexy. I don’t get jealous of too many of my clients’ spaces, but this one still takes my breath away every time I look at the pics! The craziest part was that by adding more furniture, it actually made the space feel larger. Molly and her husband Patrick loved the finished space, and promised me I will be back to finish the rest of the house! Here’s the highlights of the rest of the project: I came up with a space plan with three options. Next, we reviewed mood boards and fabric schemes that would work for both Molly and her hubby Patrick. We started with the bed. My goal was to add edge to its otherwise traditional style. We decided to spice things up by painting the trim work in the room black. We built in layers of lighting with dimmers. In a bedroom everything should be on dimmers, right? Right. We designed and customized bedding, chairs and window treatments. Together with Molly, we selected the most perfect wallpaper. This geometric “grasscloth” adds so much depth and dimension that was just missing before. What I love: That light fixture. I mean it is really, really amazing in person. The porcupine mirror. This thing came packaged like it was the hope diamond, and everyone was terrified to handle it. But it really became a highlight of the room.
