This project started as an outdated, detached condo in Kenmure Country Club. The owners live elsewhere but wanted to renovate in preparation for retirement. The floor plan was opened up so the kitchen, dining and living spaces could be connected for entertaining and family time. Every surface was updated including wire-brushing the oak floors to look hand scraped.

Challenge:
Not too many! Homeowners were a joy to work with, and the home was build on a large estate lot along the Concho River. We wanted to ensure all views of interiors were oriented to the backyard, pool and river. We also wanted to capture the feeling of the ruggedness of the land and serenity of the river, elegantly and simply.
Solution:
Hiring a great architect is always the perfect beginning. The base design took great advantage of the views of the beauty around. External stone was also carried inside, cladding a wall that slices through the center of the house in the living room and beyond through patio. Cutting into this wall is a fireplace in the living room, and a fireplace in the patio. The stone became the launch pad for the color scheme. We decided to keep design elements softly modern, even organic, to connect visual and tactile senses to nature. All textiles are natural fibers.
In the wonderfully open kitchen/living/dining space, we left the support beams rough and stained them with a bit of gray glaze. The vent hood is iron; the back splash is a glazed brick; roman shade embroidered. Book shelving in dining is painted a metallic bronze. Island has a leathered quartzite top and cabinetry is stained. Master bed and bath offer quiet drama- colors are soft grays, but arrangement of tile surrounding the fireplace above soaking tub is quite attention getting. The custom 7' master bed is upholstered in gray velvet. Fit for a queen!

The master bedroom features a tray ceiling with bedside pendant lights on independent controls. The client’s existing bed was updated with crisp modern bedding. Wall molding was installed behind the bed to add texture and highlight the room’s symmetry. Power to a new computer nook was added, which is softened by bold striped curtains. The master bedroom fireplace was also updated with a white marble surround, fire glass, and a flat screen television. A metallic finished ceiling adds to the coziness of the space, along with new carpeting.
A collaborative art installation between the designer and Lafayette artist Christopher LaBauve features recycled aluminum cans hand cut into butterflies and mounted by aluminum wire. Painted the same dense gray color of the walls, each butterfly was carefully placed to reflect its own shadow.

Made-to-order kitchen showcases antique terracotta tile imported from France, custom cabinetry, granite counters, Viking range, Miele dishwasher, SubZero refrigeration, wine chiller and breakfast nook. Off of the kitchen is one of 2 terraces featuring handcrafted copper planters, ample dining space, access to backyard and parking. Commanding living room with 11’ ceilings showcases original fireplace mantle and intricate dental & crown moldings. A formal dining area with hand blown glass lighting and powder room complete the first level.
Up the grand staircase lies the master bedroom retreat featuring walk-in closet/nursery, parquet floors, 10’ ceilings and a soothing master bath; magnificently appointed with onyx tile, custom marble vanity, Swarovski crystal lighting and an oversized walk-in spa shower. The third bedroom doubles as an office with coffered ceiling, abundance of built in storage and access to the top floor.
Media room replete with projection screen, wet bar, wiring for full surround sound and access to the 2- tier terrace with low maintenance Trex deck surface, eastern exposure and city views. Two zone central air conditioning, new hot water heater and washer/dryer. Control4 technology for sound system & lighting. Half the yard is deeded to this singular home. Parking from Court St. entrance & additional basement storage.

It is an especially fulfilling Project for an Interior Designer when the outcome exceeds Client expectations, and imagination. This remodeling project required instilling modern sensibilities, openness, styles and textures into a dated house that was past its prime. Strategically, the goal was to tear down where it made sense without doing a complete teardown.
Starting with the soul of the home, the kitchen, we expanded out room by room to create a cohesiveness and flow that invites, supports and provides the warmth and relaxation that only a home can.
In the Kitchen, we started by removing the wooden beams and adding bright recessed lighting. We removed the old limestone accent wall and moved the sink and cooktop from the island on to the countertop – the key goal was to create room for the family to gather around the kitchen. We replaced all appliances with modern Energy Star ones, along with adding a wine rack.
The first order of business for the Living Room was to brighten it up by adding more lighting and replacing an unused section with a glass door to the backyard. Multi-section windows were replaced with large no-split glass overlooking the backyard. Once more, the limestone accent was removed to create a clean, modern look. Replacing the dated wooden staircase with the clean lines of a metal, wire and wooded staircase added interest and freshness. An odd bend in the staircase was removed to clean things up.
The Master Bedroom went from what looked like a motel room with green carpet and cheap blinds to an oasis of luxury and charm. A section of the wraparound doors were closed off to increase privacy, accentuate the best view from the bedroom and to add usable space. Artwork, rug, contemporary bed and other accent pieces brought together the seamless look across the home.
The Master Bathroom remodel started by replacing the standard windows with a single glass pane that enhanced the view of the outdoors. The dated shower was replaced by a walk-in shower and soaking tub to create the ultimate at-home spa experience. Lighted LED mirrors frame His & Hers sinks and bathe them in a soft light.
The flooring was upgraded throughout the house to reflect the contemporary color scheme.
Each of the smaller bedrooms were similarly upgraded to match the clean and modern décor of the rest of the house.
After such a transformation inside, it was only appropriate that the exterior needed an upgrade as well. All of the legacy limestone accents were replaced by stucco and the color scheme extended from the interior of the house to the gorgeous wrap around balconies, trim, garage doors etc. to complete the inside outside transformation.

Handmade subway tiles welcome you into the bright shower and wood-look porcelain tile offers a practical flooring solution that still softens the space. It’s not hard to imagine yourself soaking in the deep freestanding tub letting your troubles melt away.

Weathered and refined. Grey floors have become the hottest design trend, but not all greys are the same. For Nevis, we aim to provide a pattern that errs to the modern side, while still evoking some rustic elements. This isn't outright reclaimed, but it's just wild enough to not be monotone either.
REDEFINING DURABILITY
The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement.
Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm).
For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty.
Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating.
SIZE MATTERS
Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths.
For Modin, we designed our planks to be 9" wide, and 60" long. This extra large size allows our gorgeous designs to be fully expressed.
DETAILS THAT COUNT
We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin.
DESIGNS THAT INSPIRE
We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.
