A growing family, a rambling Georgian estate. The question: how to imbue tradition with a fresh spirit? The charge was to maintain the idea of old school charm without the interior feeling just… old. An illustration could be found in picture molding (which we added, then painted to disappear into the walls) or a modern plaster sculpture teetering upon an old barrister bookcase. Charm, with a wink.

The kitchen spills out onto the deck and the sliding glass door that was added in the master suite opens up into an exposed structure screen porch. Over all the exterior space extends the traffic flow of the interior and makes the home feel larger without adding actual square footage.

From the doorway of the master bedroom, the entertainment loft appears to hover over the living space below.
Franklin took advantage of the existing hay track in the peak of the ceiling, using it to conceal wiring needed to run the fan and lights. In order to preserve the quality of the ceiling, the architect covered the original slats with 6" insulated panels (SIP's).
While his children were younger, Franklin recognized the need to child-proof the space. "I installed Plexiglas on all the railings so the kids couldn’t climb over them when they were very small," he explains. While some of the sheeting was removed over time, Franklin laughs, " The Plexiglas on the railings by the pool table will always stay since we are so bad at pool! Too many balls fly off the table and could injure someone in the gathering room below."

Klopf Architecture completely remodeled this once dark Eichler house in Palo Alto creating a more open, bright and functional family home. The reconfigured great room with new full height windows and sliding glass doors blends the indoors with the newly landscaped patio and seating areas outside. The former galley kitchen was relocated and was opened up to have clear sight lines through the great room and out to the patios and yard, including a large island and a beautiful walnut bar countertop with seating. An integrated small front addition was added allowing for a more spacious master bath and hall bath layouts. With the removal of the old brick fireplace, larger sliding glass doors and multiple skylights now flood the home with natural light.
The goals were to work within the Eichler style while creating a more open, indoor-outdoor flow and functional spaces, as well as a more efficient building envelope including a well insulated roof, providing solutions that many Eichler homeowners appreciate. The original entryway lacked unique details; the clients desired a more gracious front approach. The historic Eichler color palette was used to create a modern updated front facade.
Durable grey porcelain floor tiles unify the entire home, creating a continuous flow. They, along with white walls, provide a backdrop for the unique elements and materials to stand on their own, such as the brightly colored mosaic tiles, the walnut bar and furniture, and stained ceiling boards. A secondary living space was extended out to the patio with the addition of a bench and additional seating.
This Single family Eichler 4 bedroom 2 bath remodel is located in the heart of the Silicon Valley.

50% WIDER. 25% LONGER. TWICE AS DURABLE
Luxury Vinyl Plank, 5 mm x 9" x 60" (1.0 mm / 40 mil wear-layer)
Lifetime Residential Warranty, 20 year Commercial Warranty
Rich, luxurious, refined. A deep tone punctuated by a slight bleached wire-brush. Barin will lift any space, and can live up to the highest design requirements.
REDEFINING DURABILITY
The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement.
Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a ?super? commercial spec of 28 mil (0.7 mm).
For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors? 10 year Commercial Warranty.
Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating.
SIZE MATTERS
Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6? or 7? widths, and 36? or 48? lengths.
For Modin, we designed our planks to be 9? wide, and 60? long. This extra large size allows our gorgeous designs to be fully expressed.
DETAILS THAT COUNT
We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin.
DESIGNS THAT INSPIRE
We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.

Corner windows above where the old tub was located flood the room with natural light - but when that isn't enough, our recessed led ceiling lights along with the beautiful warm bronze chandelier provide plenty of light.

Here's a fantastic example of 3 Lights Design's Collaborative Construction approach to design.
A contractor craftsman, and a practicing Buddhist, who was also part of a group of conscious investors, approached 3 Lights Designs to carry out a set permit drawings. Even though the plans seemed mostly done, and even though they were building the project to sell, we insisted that he go through our Full-Spectrum Client Intake to get to know him better and to see the project through his eyes.
Instead of envisioning his own home, the zen master craftsman envisioned a home for the ideal clients, creating a space, as he put it "that 'sings' when they walk into it."
Guided by the vision, we all worked together, taking a fresh look a the project, revealing heretofore unseen opportunities that opened up the space, connected it more with the surrounding redwoods, repurposed materials from other historic Bay Area buildings, and, ultimately added 1,200 square feet of premium space without changing the footprint.
When it when up for sale, it was the hottest home on the market, ultimately adding over 40% to the original asking price.
The real secret: This was no "flip". It was a labor of love to honor the materials, the builder professionals, the building's remarkable setting and, ultimate, to connect the home with the perfect clients, clients who eventually said this in their offering letter:
"We wouldn't change a thing. We absolutely loved everything about it."

In keeping with the clean lines of this remodel, we wanted to keep the lofted master bedroom simple with minimal furniture. We love how the sloped organic hill interacts with the hard lines of the building.

A small 2nd floor laundry room was added to this 1910 home during a master suite addition. The linen closet (see painted white doors left) was double sided (peninsula tall pantry cabinet) to the master suite bathroom for ease of folding and storing bathroom towels. Stacked metal shelves held a laundry basket for each member of the household. A custom tile shower pan was installed to catch any potential leaks or plumbing issues that may occur down the road....and prevent ceiling damage in rooms beneath. The shelf above holds a steam generator for the walk in shower in the adjacent master bathroom.
