This 3,300 square foot, LEED Platinum, Zero Energy Home sits on a hill with a beautiful view of rural Frederick County. The walls are Aerated Autoclaved Concrete (AAC). Deep overhangs and careful siting maximize passive solar heating and natural cooling; all south facing glazing has a very low U value and high solar heat gain coefficient to maximize solar heat in the winter. The East, North and West windows also have a very low U values and low solar heat gain coefficient to reduce cooling load. Systems include 4.3 kW solar, 1.8 kW wind turbine, batteries for backup power, geothermal heating and cooling, Energy recovery ventilation and 3000 gallons of rainwater collection.

Architect Lauren Cawse approached the layout by redefining the existing house and garage as the east and west sides of an outdoor room, with the new cottage forming its southern boundary. This arrangement created a clear courtyard near the main residence while directing the 800-square-foot guest house toward the open meadow and the distant Catskill Mountains. “The unique character of the site and its history inspired the architectural direction,” says Cawse. “The intent was to create a secondary structure in the compound in clear contrast to the modern farmhouse style of the house and garage.” A Barn-Inspired Exterior Adds Visual Flair The exterior envelope evokes a traditional barn with a simple gable shape, weathered wood siding, cedar shingles, and a foundation veneer made of local fieldstone. When our client came to us, she was stumped with how to turn her small living room into a cozy, useable family room. The living room and dining room blended together in a long and skinny open concept floor plan. It was difficult for our client to find furniture that fit the space well. It also left an awkward space between the living and dining areas that she didn’t know what to do with. She also needed help reimagining her office, which is situated right off the entry. She needed an eye-catching yet functional space to work from home. In the living room, we reimagined the fireplace surround and added built-ins so she and her family could store their large record collection, games, and books. We did a custom sofa to ensure it fits the space and maximized the seating. We added texture and pattern through accessories and balanced the sofa with two warm leather chairs. We updated the dining room furniture and added a little seating area to help connect the spaces. Now there is a permanent home for their record player and a cozy spot to curl up in when listening to music. For the office, we decided to add a pop of color, so it contrasted well with the neutral living space. The office also needed built-ins for our client’s large cookbook collection and a desk where she and her sons could rotate between work, homework, and computer games. We decided to add a bench seat to maximize space below the window and a lounge chair for additional seating.

The master bedroom is a cozy space, capturing the character of the previous roofline with a rustic beam detail. A built in dog bed takes advantage of unused attic space and a new niche became the perfect spot to house the current reading list. Because of the age of the home, the design was about embracing the cottage feel of the home. This was done with modern windows that let in abundant natural light for their size and location. Supply chain issues significantly delayed the project when the windows took far longer than expected or planned, but they were absolutely worth the wait. They fit the aesthetic of the home, maximize natural light, and complement the eclectic vibe within the master suite. The space was further personalized with bold wallpaper that features an antique vibe. The chandelier was curated for the space to add interest and uniqueness to the room. Instead of a door, the opening to the closet gives a spatial feel to the suite and maximizes function and flow.

A few “before” photos of this condo kitchen show a claustrophobic layout, funky dropped ceiling and clashing colors. The new palette includes natural wood tones, a hint of muted green, and lighter colors to help the space feel more open. A gas line and mechanicals hidden in soffits had to be addressed before any other improvements could be made. We opened up a portion of a wall and with that we could maximize storage space with new handcrafted cabinets. After tackling the tiny footprint by opening up a portion of a wall and maximizing functional storage space, the kitchen felt lighter, brighter, and more connected with the rest of the home. Meet our Delightful Clients: The family behind this 1950s North Vancouver home transformation enjoy entertaining friends just as much as cosying up to watch a movie together. A professional couple (I'll call them Jon and Anna) with two elementary school-aged sons, Anna and Jon approached us with the task of furnishing the main floor living spaces and the basement of their family home. Anna is a busy lawyer who is now working almost full time from home, and Jon works in the film industry. With full careers, two active boys, and a love of gathering, they craved a home that could support their everyday lifestyle. Design and Lifestyle Goals: Our central goal for this project was simple: to uncover the hidden potential in their home and create a family-friendly space that functioned well and flowed seamlessly. On the main floor, our clients tasked us with creating an area for the family to relax and entertain, along with crafting a work and play space for the boys. They also dreamed of a more functional and bright basement, which they envisioned as a dual purpose family room and home office for Anna. Reveal: Comfortable and Welcoming Entryway & Living Room: Imagine you are coming home, and you walk through a bright, sunny front door like this one. You are met by this entryway of calming earth and sea tones, paired with warm, natural wood flooring. You feel instantly welcomed and eager to venture further inside... The same is now true for our clients! The simple details in their entryway are thoughtfully arranged with clean lines and colourful art as the focal point, achieving a timeless and friendly aesthetic. Dried wheat brings movement into the space and plays up the beauty of nature, while the vibrant yet warm colours and textures evoke feelings of comfort and homecoming. The entry flows seamlessly into this connected living area, which is adorned with ample seating strategically arranged to host and accommodate joyful conversations. With the fireplace and wood mantel as the focal point, these natural elements and hues warm up the room to make it feel beautifully lived-in (not like an untouchable museum). Another colourful work of art graces the space above Jon’s and Anna’s sofa, and we used decorative pillows and a throw blanket to tempt those colours into the rest of the room. A simply styled coffee table keeps the space feeling open and engaged. Reading material, anyone? Just beyond this living area, you get a glimpse of the second space our clients requested on their main floor... A Collected Space for Children to Work + Play: When Jon and Anna realised that their formal dining area wasn’t being used to its full potential, they imagined creating a work and play space for their boys instead. We came up with a plan to create a shared desk area with plentiful storage. This timeless natural wood desk was the perfect way to maximise surface area and give the boys plenty of space to do homework during the school year, or spend time crafting or building LEGOs during the summers. The drawers provide storage for all the wonderful items that fuel their productivity or creativity. Or both. I also love how the white floating shelves display a collection of nostalgic toys, providing just the right amount of childhood endearment to this sophisticated and functional space. This workspace now has endless possibilities for the boys, and it helps Jon and Anna keep their minds and spaces clear, too. Which brings us to... Basement Family Room & Home Office: In general, we knew we had to maximise surface area in this ‘50s home, and this was especially true for our clients’ basement. I’m happy to say that we designed an effortlessly comfortable space that focuses on family and makes it simple to settle in and work… or leave the workday behind. Welcome to this dual-function office and family room. Toward the back of the room, we strategically positioned Anna’s wraparound desk facing out into the room and gave her a wallpaper-and-art backdrop for stunning Zoom calls (she has already received glowing compliments). There is plenty of storage for easy organization including a space to store the family’s shared printer near the door… so they don’t have to interrupt “Mom” to get to it. Anna also wanted the freedom to be able to relax in this space with her family and turn her back on the work day — quite literally! The sofa is perfectly positioned backing onto the desk allowing her to do just that. We relocated an existing mustard yellow chair and used pops of the same colour to integrate it into the overall scheme. The wood armrests on this modular sectional provide surfaces for snacks and drinks where there was no room for an end table. The walnut finish carries the theme of natural comfort from the upstairs spaces down into the family room. The view from the sectional is less business and more pleasure, featuring cosy seating and throw pillows in cheerful colours and patterns. The highlight of this space? A wallpapered accent wall where we were able to achieve the high-end feel of custom built-in shelving with a simple IKEA hack. The shelves and cabinetry around the television offer plenty of much needed storage space to house family games and movies at a budget price point. This fun room is the perfect balance of work and play, accommodating and supporting our clients’ daily family adventures. What Our Clients Had to Say... This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come.

THE SETUP While the existing layout wasn’t inherently flawed, this primary bathroom felt outdated and lacked the desired aesthetic appeal for our client. The goal was to revitalize the space, catering to her refined taste while ensuring a bright, inviting ambiance. The client wanted a comfortable and classy gender-neutral design that would retain its updated look and have broad appeal for eventual resale. A 43” diameter heritage pecan guided the plan of this neighborhood-scaled, modestly-priced, single-story, L-shaped house. In Austin’s seemingly perpetual drought, the goal was to create a symbiotic relationship between house and tree: to complement, not combat each other. The roof’s east/west parallel ridges create a valley directly across from the base, where water is collected at a grate, nourishing the tree. The roof also maximizes south facing surfaces, elevated at 15 degrees for future solar collection. The open, public spaces of the home maximize the north-south light. The private zone of the bedrooms and bathrooms include a generous gallery; its angled walls and large sliding doors are faceted about the tree. The pecan becomes a central focus for indoor and outdoor living, participating in the house in both plan and section. The design welcomes and nurtures the tree as integral to its success. Before, this kitchen felt dated and lacked the functionality today’s homeowner needs. A bulky peninsula interrupted the flow, storage was limited, and the layout didn’t maximize usable workspace or reflect how the homeowner wanted to live in the space. Now to the After… By removing the peninsula, we opened up the kitchen and extended the countertop along the window and wall, creating significantly more usable prep space and a brighter, more open feel. We also added a dedicated serving and pantry area along the dining room wall, giving the homeowner both additional storage and a functional space for entertaining. This transitional kitchen remodel blends timeless design with modern functionality using all-new cabinetry in a rich Slate-stained finish on Birch wood with the sleek Catalina door style. The space is elevated with stunning Calacatta Laza quartz countertops and a full-height backsplash, creating a clean, seamless look that instantly modernizes the kitchen. But this transformation isn’t just about looks. It is built for real life. Thoughtful upgrades like rollout shelves, a two-tier cutlery drawer, utensil and spice pullouts, a blind corner swing-out, and a double 50qt trash pullout maximize every inch of storage and make daily use effortless. The addition of solid maple floating shelves brings warmth and a custom, personalized touch. The result is a kitchen that feels open, organized, and designed around how the homeowner actually lives. It is beautiful, functional, and perfect for everyday use and entertaining.

Clients that relocated from NYC fell in love with this home but wanted to update the kitchen to reflect their love of cooking. Using that mandate, the designer maximized both storage and countertops through clever space planning to utilize the existing perimeter to the fullest. The resulting space is a classic white kitchen with soft blue accents in the window treatments and seating. The main marble island was designed to maximize storage and counter surface with the second island done in walnut to match the butler’s pantry. The soft white cabinetry has a custom, brush-stroke finish with unlacquered brass hardware sourced from England. The custom hood and stainless steel backsplash with a warming shelf give the kitchen a professional look and are complemented by the SubZero glass front refrigerator and Wolf range. An upside-down edge detail on the countertops adds surface area, while interior lighting in the display cabinetry highlights dishes and serving pieces. The kitchen shines with unlacquered brass hardware and accents that patinas as it matures, but the crowning glory is the custom pot rack and light fixture by Ann-Morris that illuminates the room.

When Irvine designer, Richard Bustos’ client decided to remodel his Orange County 4,900 square foot home into a contemporary space, he immediately thought of Cantoni. His main concern though was based on the assumption that our luxurious modern furnishings came with an equally luxurious price tag. It was only after a visit to our Irvine store, where the client and Richard connected that the client realized our extensive collection of furniture and accessories was well within his reach.

“Richard was very thorough and straight forward as far as pricing,” says the client. "I became very intrigued that he was able to offer high quality products that I was looking for within my budget.” The next phases of the project involved looking over floor plans and discussing the client’s vision as far as design. The goal was to create a comfortable, yet stylish and modern layout for the client, his wife, and their three kids. In addition to creating a cozy and contemporary space, the client wanted his home to exude a tranquil atmosphere. Drawing most of his inspiration from Houzz, (the leading online platform for home remodeling and design) the client incorporated a Zen-like ambiance through the distressed greyish brown flooring, organic bamboo wall art, and with Richard’s help, earthy wall coverings, found in both the master bedroom and bathroom. Over the span of approximately two years, Richard helped his client accomplish his vision by selecting pieces of modern furniture that possessed the right colors, earthy tones, and textures so as to complement the home’s pre-existing features. The first room the duo tackled was the great room, and later continued furnishing the kitchen and master bedroom. Living up to its billing, the great room not only opened up to a breathtaking view of the Newport coast, it also was one great space. Richard decided that the best option to maximize the space would be to break the room into two separate yet distinct areas for living and dining. While exploring our online collections, the client discovered the Jasper Shag rug in a bold and vibrant green. The grassy green rug paired with the sleek Italian made Montecarlo glass dining table added just the right amount of color and texture to compliment the natural beauty of the bamboo sculpture. The client happily adds, “I’m always receiving complements on the green rug!” Once the duo had completed the dining area, they worked on furnishing the living area, and later added pieces like the classic Renoir bed to the master bedroom and Crescent Console to the kitchen, which adds both balance and sophistication. The living room, also known as the family room was the central area where Richard’s client and his family would spend quality time. As a fellow family man, Richard understood that that meant creating an inviting space with comfortable and durable pieces of furniture that still possessed a modern flare. The client loved the look and design of the Mercer sectional. With Cantoni’s ability to customize furniture, Richard was able to special order the sectional in a fabric that was both durable and aesthetically pleasing. Selecting the color scheme for the living room was also greatly influenced by the client’s pre-existing artwork as well as unique distressed floors. Richard recommended adding dark pieces of furniture as seen in the Mercer sectional along with the Viera area rug. He explains, “The darker colors and contrast of the rug’s material worked really well with the distressed wood floor.” Furthermore, the comfortable American Leather Recliner, which was customized in red leather not only maximized the space, but also tied in the client’s picturesque artwork beautifully. The client adds gratefully, “Richard was extremely helpful with color; He was great at seeing if I was taking it too far or not enough.” It is apparent that Richard and his client made a great team. With the client’s passion for great design and Richard’s design expertise, together they transformed the home into a modern sanctuary. Working with this particular client was a very rewarding experience for Richard. He adds, “My client and his family were so easy and fun to work with. Their enthusiasm, focus, and involvement are what helped me bring their ideas to life. This Bozeman, Montana tiny house residence blends an innovative use of space with high-performance Glo aluminum doors and proper building orientation. Situated specifically, taking advantage of the sun to power the Solar panels located on the southern side of the house. Careful consideration given to the floor plan allows this home to maximize space and keep the small footprint. Full light exterior doors provide multiple access points across this house. The full lite entry doors provide plenty of natural light to this minimalist home. A full lite entry door adorned with a sidelite provide natural light for the cozy entrance. This home uses stairs to connect the living spaces and bedrooms. The living and dining areas have soaring ceiling heights thanks to the inventive use of a loft above the kitchen. Modern design principles and sustainable building practices create a comfortable home with a small footprint on an urban lot.
