ABOUT THE PROJECT: These, like many of our clients, are multiple luxury home owners. As they traveled, inspiration turned into multiple renovation phases kept cohesive with our firm's design and construction. First the kitchen was opened up for their comfort and to maximize the incredible sea & marsh vistas, then the master bed made into a bed/bath suite, then the living room modernized. RENOVATONS: The in-house kitchen design maximized both practical comfort and entertainment which included extending the island and relocating the sink to the end of the island. Condo bylaws usually limit coring through floor slabs so the island was raised to accommodate the necessary plumbing underneath. To see the incredible sunsets over the marsh, the contiguous room walls were shortened and kitchen counterspace added. We fabricated rock maple custom cabinetry in a muted washed grey stain to capture the subtle definition of the wood grain. Storage was accommodated in for a butlers pantry with pullout trays to for practical reachable convenience. The kitchen's focal point is a custom niche surround for the Thermador gas range made practical for cooking incorporated uncials and spice access. A gorgeous tile backsplash the owner selected added the final panache and glitz which also complements the Cambia quartz countertops. Appliances are a 36" subzero refrigerator, Fisher Paykel two drawer dishwasher, Thermador 36" gas range suitable for creating delicate sauces, a custom hood, and a stainless drawer microwave. MASTER BATH renovation transformed two contiguous rooms into a luxury master suite. Removing several walls, we were able to design for a spacious double sink vanity and include a personalized makeup center while fitting the new shell floor tiles seamlessly to match the master bedroom flooring. Custom cabinetry with oak match booked lateral grain drawers form a unique monolithic style that flows as a tree would from one end to the other. Satin frameless glass doors were added to the shower and water closet for an airy - spa feel, while functioning for privacy. LIVING ROOM Entertainment cabinetry were added for travel mementos and electronics along with the removal of the traditional fireplace. This new custom house, completed in late 2012, was designed with an accessory dwelling unit to take advantage of an allowance in the single family zoning code in Seattle. The primary dwelling, 1300 square feet on the upper two stories houses a mother and teenager. The accessory dwelling, 750 square feet, provides a leasable smaller space that can be for a tenant or downsizing in the future. Seattle based RE Store began by completely deconstructing the original home so that its salvaged parts could have a new life in other design applications. The new design for the home is modern with a sustainable theme, incorporating a palette of natural materials. The Paperstone, wood and steel staircase connects the open-plan living, dining areas and kitchen to the upstairs bedrooms and open library. Exterior decks extend the main interior living spaces while sliding glass panels allow the primary bedroom to connect. Stylishly visible from all rooms in the open interior living spaces are two complementary objects, both lit from within, a frosted lexan pantry and a slatted reclaimed fir bathroom, with wood sourced from Windfall Lumber. Throughout the home, finishes are simple and minimal: polished concrete flooring, bright-white walls, and formaldehyde-free sapele and maple cabinetry. The main kitchen is outfitted with Ecotop counters and a custom sapele wood island that has large, handle-free pullout drawers on the cooking side and a built-in wine rack on the other. Maximizing storage, a custom built-in apple plywood bench and open wooden box shelves provide extra space. A model of efficiency, the home maximizes the performance of the envelope of the building. The reclaimed fir car decking wrapped around the exterior from Windfall Lumber, creates the rainscreen siding and is sourced locally from a deconstructed warehouse in Tacoma WA. In addition, access to daylight through high-performance glazing, solar preheat for domestic hot water needs, in-floor radiant heating and a green roof created by the owner adds to the efficiency. How to bridge two families together? The design looks forward in terms of how people live today. The home is an experiment in transparency and solid form; removing borders and edges from outside to inside the house, and to really depict “flowing and endless space”. The house floor plan is derived by pushing and pulling the house’s form to maximize the backyard and minimize the public front yard while welcoming the sun in key rooms by rotating the house 45-degrees to true north. The angular form of the house is a result of the family’s program, the zoning rules, the lot’s attributes, and the sun’s path. We wanted to construct a house that is smart and efficient in terms of construction and energy, both in terms of the building and the user. We could tell a story of how the house is built in terms of the constructability, structure and enclosure, with a nod to Japanese wood construction in the method in which the siding is installed and the exposed interior beams are placed in the double height space. We engineered the house to be smart which not only looks modern but acts modern; every aspect of user control is simplified to a digital touch button, whether lights, shades, blinds, HVAC, communication, audio, video, or security. We developed a planning module based on a 6-foot square room size and a 6-foot wide connector called an interstitial space for hallways, bathrooms, stairs and mechanical, which keeps the rooms pure and uncluttered. The house is 6,200 SF of livable space, plus garage and basement gallery for a total of 9,200 SF. A large formal foyer celebrates the entry and opens up to the living, dining, kitchen and family rooms all focused on the rear garden. The east side of the second floor is the Master wing and a center bridge connects it to the kid’s wing on the west. Second floor terraces and sunscreens provide views and shade in this suburban setting. The playful mathematical grid of the house in the x, y and z axis also extends into the layout of the trees and hard-scapes, all centered on a suburban one-acre lot. Many green attributes were designed into the home; Ipe wood sunscreens and window shades block out unwanted solar gain in summer, but allow winter sun in. Patio door and operable windows provide ample opportunity for natural ventilation throughout the open floor plan. Minimal windows on east and west sides to reduce heat loss in winter and unwanted gains in summer. Open floor plan and large window expanse reduces lighting demands and maximizes available daylight. Skylights provide natural light to the basement rooms. Durable, low-maintenance exterior materials include stone, ipe wood siding and decking, and concrete roof pavers. Design is based on a 2' planning grid to minimize construction waste. Basement foundation walls and slab are highly insulated. FSC-certified walnut wood flooring was used. Light colored concrete roof pavers to reduce cooling loads by as much as 15%. 2x6 framing allows for more insulation and energy savings. Super efficient windows have low-E argon gas filled units, and thermally insulated aluminum frames. Permeable brick and stone pavers reduce the site’s storm-water runoff. Countertops use recycled composite materials. Energy-Star rated furnaces and smart thermostats are located throughout the house to minimize duct runs and avoid energy loss. Energy-Star rated boiler that heats up both radiant floors and domestic hot water. Low-flow toilets and plumbing fixtures are used to conserve water usage. No VOC finish options and direct venting fireplaces maintain a high interior air quality. Smart home system controls lighting, HVAC, and shades to better manage energy use. Plumbing runs through interior walls reducing possibilities of heat loss and freezing problems. A large food pantry was placed next to kitchen to reduce trips to the grocery store. Home office reduces need for automobile transit and associated CO2 footprint. Plan allows for aging in place, with guest suite than can become the master suite, with no need to move as family members mature.

The master bedroom is a cozy space, capturing the character of the previous roofline with a rustic beam detail. A built in dog bed takes advantage of unused attic space and a new niche became the perfect spot to house the current reading list. This townhome was initially built for wheelchair accessibility which the new owners did not require. Most main floor rooms were reconfigured to create a more efficient floorplan for the new owners. Maximizing storage was a key theme in every room and substantial custom cabinetry was added. Finishes were extensively upgraded including countertops, flooring, plumbing fixtures, and lighting.

The Clients: two passionate chefs. The Commission: to help them design the perfect Kitchen in which to prepare myriad delectable dishes that they love to plan and execute. The Main Requirements: enough storage to accommodate countless spices, cooking equipment and implements; lots of natural light; and a traditionally detailed, but not overdone design. We nearly doubled the size of the original galley kitchen by pushing out toward the backyard; laid out the appliances so as to maximize efficiency and work surface area; and designed custom built pull-outs for spice jars, and storage for special cookware, small appliances, cutlery and utensils. The inspiration for the cabinetry design was the Clients’ impeccable selections of appliances and finishes, and their request for tasteful, simple detailing. The focal point, the heart of this Kitchen, is the beautiful porcelain French stove and custom-designed hood cover. Leaded glass panels in the coffered ceiling add charm and hide roof skylights included in the design to maximize natural light. The large island with porcelain farm sink offers the Clients ample work surface as well as informal seating and storage. A desk / hutch cabinet provides a “central control station” for the family’s activities, as well as display for the Clients’ formal dishes and stemware. Other improvements included a much-needed Walk-In Pantry achieved by enclosing an existing side porch, and enhanced flow between the Kitchen and Family Room. We accomplished this by removing an existing column and beam which previously blocked the physical and visual connection between the two spaces. We are delighted with the transformation of the original little galley into our Clients’ dream Kitchen … and our Clients are thrilled that their new Kitchen has cut in half their time spent in epic cooking sessions on the weekends!

The Trevisto was designed to maximize the sq footage of the home on the lot while minimizing exposure to the neighbours and maximizing the views to the Rocky Mountains.

For this kitchen remodel, the clients opted to maintain the location and footprint of the original kitchen in their 1960’s ranch style home. That meant we had our work cut out for us to maximize the counter space while providing enough storage for this growing family. We ultimately decided to maximize the working counter space by the sink and range and added a large pantry wall in the adjacent dining room for bulky items and food storage. We chose a lightly stained slab style cabinet to capture the era of the home but paired it with white high-gloss upper cabinets and white quartz to make the space also look fresh and functional. A light green paint helps pull in the accent color featured in the backsplash while adding warmth to the home. We finished the space with a unique light fixture and a perfectly modern dining table.
