One Raven is a truely unique project that pushes the boundaries of urban density without losing heritage roots. Located in the heart of North Vancouver‘s up and coming moodyville neighbourhood, One Raven will be a beacon on E 3rd. With one of the last remaining heritage buildings on the front of the lot, the project consists of a NetZero high-performance infill duplex, each complete with its suite. This will add 4 new livable units in an infill laneway format with the heritage home complementing the site. The project is built to Level 5 of the BC Energy Step Code meaning it is already at the energy targets for all buildings in 2032, 13 years early! This spectacular and unique project was designed by the talented architect Tina Hubert at Design Studio 8. The passive house inspired townhouses and suites will be accessed via an internal courtyard bi-secting the lot in an east-west orientation parallel to the street. A circulation corridor oriented north-south will be accessed from the sidewalk at the existing stone retaining wall and concrete stair. The site design creates private open spaces yet also fosters connection to the semi-private realm of the inner courtyard. Each townhouse will have access to ground level patios, gardens, balconies and roof decks. The exterior walls are “super” insulated walls that are 12” or more thick with a focus on air-tight detailing. High performance triple pane windows are oriented southward to maximize solar gain in winter and rely on shading devices in the summer. All other windows are located to promote natural ventilation and to reduce energy losses. The highly air-tight building (0.93 ACH) utilizes heat recovery ventilation system to exhaust air and bring in fresh air. The building is designed to be compact with a reduced surface area. Maximizing on-site infiltration and rainwater collection will help manage storm water runoff. Ground-oriented landscape lighting and low planting along pathways and lot lines encourage visibility and overlook. The architecture of the building is uniquely modern and clearly establishes it‘s identity, through horizontal and vertical rectilinear forms, asymmetrical window placement, slim profile detailing, standing seam metal cladding, heritage coloured siding, and architectural panelized guardrails.

Originally built in 1892, this quaint log cabin has undergone a transformative renovation while preserving its charming character. Located near the Little Deschutes River in Central Oregon, within the historic Vandert Homestead, the home now boasts bright, open spaces for everyday living, complete with flexible aluminum clad folding doors. Working alongside contractor Bales Inc., architect Jeff Klein from Klein Architecture led the renovation with the goal of opening the once dark interior to natural light and the surrounding landscape. Central to the design was transforming a deteriorating garage into a new functional sunroom, creating a light-filled space that reorients the cabin design toward the patio and natural environment. Restoring a Historic Cabin with Aluminum Clad Folding Doors outdoor living with aluminum clad folding door A Revamped Cabin Design for Indoor-Outdoor Living The former garage is now a transitional space between the cabin and a natural stone patio. Positioned along the south elevation, the sunroom captures daylight throughout the day while acting as a buffer between the interior and exterior environments. A revised roof assembly was developed to resolve previous drainage failures. Working with framers, the design team incorporated a sloping roof system with a waterproof membrane to direct water away from the structure. This approach not only protected the log walls but also created access to a rooftop deck from the upper level, adding functional outdoor space without expanding the building footprint. “It was also critical to transform the existing dark, segmented interior spaces by physically opening them up to the new sunroom,” says Klein. “NanaWall systems offered the ideal solution for what we were after.” historical homestead interior Improving Spatial Flow, From the Kitchen to the Sunroom The kitchen remained largely intact during the renovation, retaining many of the elements that had defined the cabin’s character for decades. Features such as the farmhouse sink, concrete countertops, butcher-block island, and built-in seating were retained, creating a perfect blend of old and new. What changed was how the kitchen connects to the surrounding rooms. The layout now flows naturally into an adjacent dining area before extending into the newly added sunroom, delivering a seamless transition from the interiors to the outdoors through aluminum clad folding doors. Interior designer Sue Olson helped create the room's atmosphere by choosing finishes and furnishings that complement the cabin's rustic materials while keeping the space open and inviting. The sunroom captures sunlight throughout the day and serves as a flexible space for dining, relaxing, and entertaining. The addition was designed to sit comfortably alongside the existing log structure while introducing expansive glazing and aluminum clad folding doors that draw daylight deep into the home. Spanning more than thirteen feet wide and nearly eight feet tall, the system allows the entire façade to open when the panels are folded back. Specified with pine wood frames and simulated divided lites, the door complements the cabin’s traditional materials while introducing the flexibility of modern indoor-outdoor living. When closed, the door frames the view while bringing daylight into the sunroom. When open, the space seamlessly flows into the patio. Plus, customized with double glazed panels, these aluminum clad systems offer an insulated barrier that keeps cold weather out and keeps comfortable interiors year-round. “The NanaWall system was the ideal solution for the proposed design,” says Klein. “The result is a seamless connection between the sheltered interior area and the openness of the outdoor environment.” aluminum clad folding windows A Folding Window Creates an Indoor-Outdoor Bar Complementing the folding door and indoor-outdoor cabin design, a NanaWall aluminum clad folding window was installed at bar height along the sunroom wall facing the patio. Stretching more than thirteen feet across and just over four feet in height, the opening transforms the wall into a casual indoor-outdoor serving counter. Specified with matching pine wood frames and simulated divided lites, the system folds away easily, creating an indoor-outdoor bar that encourages interaction between the sunroom and patio. Minimal frames maximize glass area, drawing natural light deeper into the sunroom and adjacent spaces. Paired with higher weather performance sills, the systems are built to withstand the region’s climate while allowing the sunroom to shift easily between a sheltered interior space and an open-air extension of the patio. This project is an incredible transformation and the perfect example of successful style mixing! This client, and now a good friend of TVL (as they all become), is a wonderfully eclectic and adventurous one with immense interest in texture play, pops of color, and unique applications. Our scope in this home included a full kitchen renovation, main level powder room renovation, and a master bathroom overhaul. Taking just over a year to complete from the first design phases to final photos, this project was so insanely fun and packs an amazing amount of fun details and lively surprises. The original kitchen was large and fairly functional. However, the cabinetry was dated, the lighting was inefficient and frankly ugly, and the space was lacking personality in general. Our client desired maximized storage and a more personalized aesthetic. The existing cabinets were short and left the nice height of the space under-utilized. We integrated new gray shaker cabinets from Waypoint Living Spaces and ran them to the ceiling to really exaggerate the height of the space and to maximize usable storage as much as possible. The upper cabinets are glass and lit from within, offering display space or functional storage as the client needs. The central feature of this space is the large cobalt blue range from Viking as well as the custom made reclaimed wood range hood floating above. The backsplash along this entire wall is vertical slab of marble look quartz from Pental Surfaces. This matches the expanse of the same countertop that wraps the room. Flanking the range, we installed cobalt blue lantern penny tile from Merola Tile for a playful texture that adds visual interest and class to the entire room. We upgraded the lighting in the ceiling, under the cabinets, and within cabinets--we also installed accent sconces over each window on the sink wall to create cozy and functional illumination. The deep, textured front Whitehaven apron sink is a dramatic nod to the farmhouse aesthetic from KOHLER, and it's paired with the bold and industrial inspired Tournant faucet, also from Kohler. We finalized this space with other gorgeous appliances, a super sexy dining table and chair set from Room & Board, the Paxton dining light from Pottery Barn and a small bar area and pantry on the far end of the space. In the small powder room on the main level, we converted a drab builder-grade space into a super cute, rustic-inspired washroom. We utilized the Bonner vanity from Signature Hardware and paired this with the cute Ashfield faucet from Pfister. The most unique statements in this room include the water-drop light over the vanity from Shades Of Light, the copper-look porcelain floor tile from Pental Surfaces and the gorgeous Cashmere colored Tresham toilet from Kohler. Up in the master bathroom, elegance abounds. Using the same footprint, we upgraded everything in this space to reflect the client's desire for a more bright, patterned and pretty space. Starting at the entry, we installed a custom reclaimed plank barn door with bold large format hardware from Rustica Hardware. In the bathroom, the custom slate blue vanity from Tharp Cabinet Company is an eye catching statement piece. This is paired with gorgeous hardware from Amerock, vessel sinks from Kohler, and Purist faucets also from Kohler. We replaced the old built-in bathtub with a new freestanding soaker from Signature Hardware. The floor tile is a bold, graphic porcelain tile with a classic color scheme. The shower was upgraded with new tile and fixtures throughout: new clear glass, gorgeous distressed subway tile from the Castle line from TileBar, and a sophisticated shower panel from Vigo. We finalized the space with a small crystal chandelier and soft gray paint. This project is a stunning conversion and we are so thrilled that our client can enjoy these personalized spaces for years to come.

PROGRAM: RESIDENTIAL LOCATION: DUNKIRK ESTATE, SALT ROCK, SOUTH AFRICA SIZE: 350m² Located within Dunkirk Estate, this design maximises the potential of the small site. It minimises impact on the surrounding environment by reducing cut and fill. The building opens up to the north and south to maximise natural light and reduce solar heat gain. All windows on the upper ground floor slide away to promote cross ventilation and promote indoor/outdoor living. The large expanse of Low-E glass captures views into the forest from both levels, whilst maintaining a good thermal performance The rainwater collected from the 15000 litre harvesting system will be used to flush toilets and irrigate the landscaping. The indigenous green roof not only reduces heat gain in summer and heat loss in winter, it also serves to visually integrate the built environment with the natural surrounding vegetation. The interiors were designed by Moos Interior Architects.

This is a recent project we completed at Vail Golf Course Townhomes. We helped the client create a real chef's kitchen by maximizing her small-medium sized kitchen space. We created cooking efficiences by including many smart storage features, such as: pullout spice racks, a base pullout pantry, two knife drawers, rollout trays in the base cabinets, a cutting board pullout, a base trash pullout and much more! This is a great example of how to maximize the functionality of your kitchen, even without a ton of space.

This 3,300 square foot, LEED Platinum, Zero Energy Home sits on a hill with a beautiful view of rural Frederick County. The walls are Aerated Autoclaved Concrete (AAC). Deep overhangs and careful siting maximize passive solar heating and natural cooling; all south facing glazing has a very low U value and high solar heat gain coefficient to maximize solar heat in the winter. The East, North and West windows also have a very low U values and low solar heat gain coefficient to reduce cooling load. Systems include 4.3 kW solar, 1.8 kW wind turbine, batteries for backup power, geothermal heating and cooling, Energy recovery ventilation and 3000 gallons of rainwater collection.

Our client’s large family of five was shrinking through the years, so they decided it was time for a downsize and a move from Westlake Village to Oak Park. They found the ideal single-story home on a large flag lot, but it needed a major overhaul, starting with the awkward spatial floorplan. These clients knew the home needed much work. They were looking for a firm that could handle the necessary architectural spatial redesign, interior design details, and finishes as well as deliver a high-quality remodeling experience. JRP’s design team got right to work on reconfiguring the entry by adding a new foyer and hallway leading to the enlarged kitchen while removing walls to open up the family room. The kitchen now boasts a 6’ x 10’ center island with natural quartz countertops. Stacked cabinetry was added for both storage and aesthetic to maximize the 10’ ceiling heights. Thanks to the large multi-slide doors in the family room, the kitchen area now flows naturally toward the outdoors, maximizing its connection to the backyard patio and entertaining space. Light-filled and serene, the gracious master suite is a haven of peace with its ethereal color palette and curated amenities. The vanity, with its expanse of Sunstone Celestial countertops and the large curbless shower, add elements of luxury to this master retreat. Classy, simple, and clean, this remodel’s open-space design with its neutral palette and clean look adds traditional flair to the transitional-style our clients desired.

A luxury 1700 Sqft residence, in the heart of TriBeCa, one of New York City’s most desirable neighborhoods. The apartment is designed for modern living, whilst maximizing the comfort and ease of every day life. With an ode to the 70’s, this residence is a clever combination of sourced vintage pieces and bespoke designed interiors from wallpaper to soft furnishings. Whilst boasting top of line appliances and integrated living system including lights, music and drapery. Design and storage solutions were tasked to Labscape, who maximized space by integrating existing, oversized structural columns into the dynamic design of a wet bar in the living/ dining area and vanity desk in bedroom, both with incorporated hidden storage.

Our goal was to modernize an outdated spec kitchen by increasing the overall storage capacity and re-configuring the work-space to accommodate more use while increasing the natural light into the kitchen. We collaborated with the Owners Architect and determined it was necessary to partially remove the wall between the kitchen and dining room. Two small windows along the rear wall were replaced with a new over-sized window bringing in massive amounts of natural light. We removed a breakfast table that previously crowded the kitchen circulation and replaced it with a breakfast counter facing the kitchen and new window. The semi-open kitchen, delineated by the breakfast counter created a visual buffer for a busy kitchen and maximized the views and natural from the new window. For many, the idea of downsizing can be daunting, especially when moving from a spacious rural home to a compact condo. However, our clients were determined to embrace this change to simplify their lives and indulge in waterfront living. With panoramic views of Lake Nepahwin, they were eager to create a retreat maximizing space without compromising style. To optimize space, we adopted a minimalist approach, focusing on multifunctional furniture and clever storage solutions. By strategically placing furniture and incorporating a pantry, disguised as an built-in armoire in the living room, we were able to make the most of every square inch while maximizing the expanse. “Every inch of real estate is valued,” says Lauren Perry “and that is how downsizing becomes a delight.” The original pantry was excessive for the couple, but the primary bedroom was lacking closet space. Enter demolition. We opened a bathroom wall and converted the existing pantry into a walk-in closet for our client’s impressive wardrobe. Prioritizing the built-ins with plenty of drawers customized this space for our client’s personal needs and showcased her impeccable taste in clothes, shoes, and accessories. Every selection had to be carefully considered so the space is inviting, without feeling congested. The fixtures and decor were curated to layer interest, but not detract from the beautiful views of the condo, a delicate balance best left to the professionals.
