Project Phases
Phase 1: Deck and Entry Deck (Year 1)
Scope: Designed and constructed a composite deck using premium TimberTech materials, paired with a welcoming entry deck to enhance curb appeal. The decks were built with Fortress Steel Framing for durability, aligning with the farmhouse aesthetic through clean lines and rustic charm.
Features: Incorporated a multi-level layout to maximize usable space, with decorative railings and a drink rail cap for functionality and style.
Outcome: The new decks provided a seamless indoor-outdoor flow, transforming the home’s exterior into a functional and inviting space.
Phase 2: Roof Extension and DrySpace Installation (Year 2)
Scope: Extended the roof over the second-story deck and entryway to create a covered outdoor living area. Installed TimberTech DrySpace under the deck to create a dry, usable space below, ideal for a future hot tub.
Design Elements: The roof extension featured farmhouse-inspired gabled roofing with exposed beams, complementing the home’s updated aesthetic. The DrySpace system ensured weather protection for the under-deck area.
Outcome: The covered deck became a year-round outdoor oasis, while the DrySpace addition increased the home’s functional space, adding value and versatility.
Phase 3: Hardscaping (Planned for Year 3)
Scope: Scheduled to return for the final phase, which will focus on hardscaping to complete the outdoor transformation. Plans include a stamped concrete patio, planter boxes with Pacific Northwest-native plants, and a fire pit to enhance the farmhouse vibe.
Goals: Create a cohesive outdoor environment that integrates with the existing deck and roof structures, prioritizing biophilic design principles for a natural, inviting space.

An oasis for the girls to get ready in the morning with a six-drawer vanity, maximizing their space for products and Avanti Quartz countertops to withstand the years to come. Honed Hex Carrara floors throughout and shower walls with beveled 3x6 subway tiles. The shower is accented with a custom niche and mother of pearl/mirrored mosaic tiles, wrapped with stone. Chrome fixtures throughout, giving the space a transitional, clean, fresh look!

The WRE3000 outdoor fireplaces feature clean, single piece brushed stainless steel faces and stainless mesh spark screens. The screen tucks out of sight behind hidden side pockets to maximize the beauty of the fireplace. The WRE3000 features the industry’s finest refractory brick liners in Warm Red and Natural White in stacked brick and herringbone.

This beautiful and cozy two-tone kitchen was designed, fabricated and installed by Drabott Custom Woodwork Inc. Design was achieved with use of our Feng-shui specialist who also picked a perfect location for the water flow with maximized flow of Chi Energy. Featuring custom milled curved doors, curved glass panel and open shelving with hand carved decorative fencing. Hand-carved company logo is ading to the rich custom feel, integrated at over-the-sink valance. Island hood is dressed with a custom enclosure with spotlights each controlled separtately. Sectional fridge area features vented cabinet doors with custom mesh panels. Bosch appliances through-out including five burners 36" cooktop and a 30" built-in gas oven.
All exterior is finished using custom mixed high-end finishing products by Magnalac and Magnamax, antique glazing was applied to achieve the anticue ivory look and then sealed to withstand washing/cleaning process without colors fading.

The challenge of this master bath was to create a luxurious transitional style bathroom that offered the client a shower spa, functional storage, while updating the appearance to embrace an aesthetically pleasing pallet. The area where the soaker tub sat was transformed into a small sitting area that is practical and an innovative use of the space. The overall design of this space maximizes storage in both the vanity and closet areas, enhancing the overall function and versatility that provides the client a place for everything. The client is very pleased with the excellent detailed workmanship and is very satisfied with the result of the project. The products installed are Medallion Cherry cabinets with Cappuccino stain, a tiled framed mirror, decorative hardware from Top Knobs. On the countertop is Silestone quartz with Amelia porcelain tile installed in the shower. Rubbermaid closet system was installed for organization.

The DSA Residential Team designed this 4,000 SF Coastal Contemporary Spec Home. The two-story home was designed with an open concept for the living areas, maximizing the waterfront views and incorporating as much natural light as possible. The home was designed with a circular drive entrance and concrete block / turf courtyard, affording access to the home's two garages. DSA worked within the community's HOA guidelines to accomplish the look and feel the client wanted to achieve for the home. The team provided architectural renderings for the spec home to help with marketing efforts and to help future buyers envision the final product.

This recently completed outdoor living space was created for a really great family in Chatham. Their original backyard design included a deck surrounded by mulch planting beds. We demolished all original elements and constructed an all bluestone patio that ran the entire width of their home. This made it possible to double their usable space. We used uniformly sized all blue bluestone tiles. We built them an outdoor kitchen and bar - complete with grill, shelving, built-in trash can and refrigerator. Pearl Blue quartz was used for the counter top and we rounded the bar side in order to maximize sitting space. The perimeter of the patio received a 20" high sitting wall with a 2" thick bluestone tread cap. LED strip lighting was installed below the wall cap to provide accent lighting at night. At the yard entrance, we built (2) raised piers complete with centered light fixtures on top. The custom gas-start/wood-burn fireplace really sets this patio apart from most. By curving the hearth and hollowing out the interior, we were able to create a wood log storage area without sacrificing any of their usable space on the sides. The gas dial is concealed on the side of the fireplace and is operated by key. Throughout the entire patio you will see cultured stone siding that provides the perfect blend of continuity and complimentary colors. This project was a huge success and the client is very happy with the finished product. We couldn't have asked to work for better people.

The Inverness Bathroom remodel had these goals: to complete the work while allowing the owner to continue to use their workshop below the project's construction, to provide a high-end quality product that was low-maintenance to the owners, to allow for future accessibility, more natural light and to better meet the daily needs of both the husband's and wife's lifestyles.
The first challenge was providing the required structural support to continue to clear span the two cargarage below which housed a workshop. The sheetrock removal, framing and sheetrock repairs and painting were completed first so the owner could continue to use his workshop, as requested. The HVAC supply line was originally an 8" duct that barely fit in the roof triangle between the ridge pole and ceiling. In order to provide the required air flow to additional supply vents in ceiling, a triangular duct was fabricated allowing us to use every square inch of available space. Since every exterior wall in the space adjoined a sloped ceiling, we installed ventilation baffles between each rafter and installed spray foam insulation.This project more than doubled the square footage of usable space. The new area houses a spaciousshower, large bathtub and dressing area. The addition of a window provides natural light. Instead of a small double vanity, they now have a his-and-hers vanity area. We wanted to provide a practical and comfortable space for the wife to get ready for her day and were able to incorporate a sit down make up station for her. The honed white marble looking tile is not only low maintenance but creates a clean bright spa appearance. The custom color vanities and built in linen press provide the perfect contrast of boldness to create the WOW factor. The sloped ceilings allowed us to maximize the amount of usable space plus provided the opportunity for the built in linen press with drawers at the bottom for additional storage. We were also able to combine two closets and add built in shelves for her. This created a dream space for our client that craved organization and functionality. A separate closet on opposite side of entrance provided suitable and comfortable closet space for him. In the end, these clients now have a large, bright and inviting master bath that will allow for complete accessibility in the future.

Designed by Reico Kitchen & Bath in Falls Church, VA in collaboration with contractor Mark Malone, this contemporary inspired kitchen design features Ultracraft Cabinetry in the Slab door style in two finishes.
The base cabinets and standard height level wall cabinets features a Natural Bamboo finish. The stacked wall cabinets above standard white are in a Seneca White finish. Kitchen countertops are Cambria in the color Ferndale.
Additional products not supplied by Reico for this project include: Fireclay Tile 2x8 Peabody Green subway tile backsplash; Mac and Milo Allessandra 1-light Single Bell pendant lights over the peninsula; and a WAC Lighting 35" wide integrated LED chandelier from Lamps Unlimited.
The kitchen also features storage and access on the backside of the kitchen peninsula, where the back of the sink base has been modified to allow for custom access and a cabinet has been installed just to the left of the sink base.
The design was created to maximize the space available, which led to removing a wall and a window while adding skylights to allow for an abundance of natural light in the space. The contractor even added a custom matching knee wall from the cabinet materials, keeping with the overall clean lines and natural wood look of the kitchen.

The white dimensional tiles make the space more dynamic. The shower space looks livelier in the white dimensional tiles. The small storage spaces on the wall maximize the space as well as the storage for regular-use products. The narrow seating area makes the space more functional.

The design takes advantage of the northern views overlooking Lake Macquarie, NSW. The upper level consists of the main bedroom and an open floor plan, allowing all living and entertaining spaces to maximise the views. An additional living space and undercover deck is positioned downstairs, offering a perfect retreat for the children.

This homeowner was modernizing their bright split level home. Minimizing extra hardware to showcase the Chicago Round Glass Railing System with round top rail makes this space feel light and airy. The use of a glass system opens up the room. Our production team was able to provide design advice that truly makes this space a standout!
The handrail on the upper wall uses only one Stainless Steel Handrail Wall Bracket Round for Flat and Round Tube, and returns to the wall using our Stainless Steel End Cap Round with threaded hole and Stainless Steel Wall Bracket Screw or Hanger Bolt to support this minimal design.
Mounting the Stainless Steel Pivot Flange on the center stringer wall maximizes functionality and space on each stair tread. This is truly a unique design that beautifully accents this Bellevue home.

Lighting in a kitchen is not only about form but also function as this room functions as both a popular gathering spot and a work space as well. LED lights are now available in a variety of styles and brightness options to suit everything from traditional to modern. If your ceilings are 9 feet or higher, consider choosing a brighter recessed LED light as your general lighting. Also, keep in mind that if you are over 40 years old, chances are your eyes may soon appreciate a little more brightness during work mode. When you have the option, positioning the LED recessed light cans directly over work areas, where shadows will not block light, will maximize the effectiveness of the light. Remember to choose a dimmable LED light and that will enable you to easily slide from work mode light levels to softer light levels with more ambiance. Adding under cabinet LED lighting is another great way to brighten up the counter workspace areas. Make sure to get dimmable under cabinet LED lights as they can also function as a beautiful way to leave a little light in the kitchen after you and your guests have moved the party to another room. The quality of the LED light you choose is more important in your kitchen than most other rooms. Choosing higher quality lights with a CRI (Color Rendering Index ) of 90+ will make your kitchen colors, and meals look colorful and accurate, thus avoiding that dreaded florescent "washed out" look. Your kitchen is a busy, creative and productive space for which you now can find both modern or traditional energy efficient LED lights to enhance both the form and function of the room.

Photos do not do justice to this beautiful study built-in. There are so many unique features! The inset doors are a custom step shaker design with the top doors adorned in reamy glass panels (wavy/bubbly glass). The tops and shiplap back panel are knotty alder wood made to look old, using our unique custom finishes and distressing techniques. The window seat includes two large filing drawers, perfect for staying organized! All doors and drawers are slow close, which is a standard feature for all of our cabinetry pieces. We really maximized the space as well as design to best suit the organizational needs and style preferences of our clients.
