This 1914 family farmhouse was passed down from the original owners to their grandson and his young family. The original goal was to restore the old home to its former glory. However, when we started planning the remodel, we discovered the foundation needed to be replaced, the roof framing didn’t meet code, all the electrical, plumbing and mechanical would have to be removed, siding replaced, and much more. We quickly realized that instead of restoring the home, it would be more cost effective to deconstruct the home, recycle the materials, and build a replica of the old house using as much of the salvaged materials as we could. The design of the new construction is greatly influenced by the old home with traditional craftsman design interiors. We worked with a deconstruction specialist to salvage the old-growth timber and reused or re-purposed many of the original materials. We moved the house back on the property, connecting it to the existing garage, and lowered the elevation of the home which made it more accessible to the existing grades. The new home includes 5-panel doors, columned archways, tall baseboards, reused wood for architectural highlights in the kitchen, a food-preservation room, exercise room, playful wallpaper in the guest bath and fun era-specific fixtures throughout.

This 14x26 Studio Shed home office has a partition wall which separates the client meeting space from the entry. Patients of this practice can relax in the "waiting room" as their therapist wraps up a previous appointment.

This is a great house. Perched high on a private, heavily wooded site, it has a rustic contemporary aesthetic. Vaulted ceilings, sky lights, large windows and natural materials punctuate the main spaces. The existing large format mosaic slate floor grabs your attention upon entering the home extending throughout the foyer, kitchen, and family room. Specific requirements included a larger island with workspace for each of the homeowners featuring a homemade pasta station which requires small appliances on lift-up mechanisms as well as a custom-designed pasta drying rack. Both chefs wanted their own prep sink on the island complete with a garbage “shoot” which we concealed below sliding cutting boards. A second and overwhelming requirement was storage for a large collection of dishes, serving platters, specialty utensils, cooking equipment and such. To meet those needs we took the opportunity to get creative with storage: sliding doors were designed for a coffee station adjacent to the main sink; hid the steam oven, microwave and toaster oven within a stainless steel niche hidden behind pantry doors; added a narrow base cabinet adjacent to the range for their large spice collection; concealed a small broom closet behind the refrigerator; and filled the only available wall with full-height storage complete with a small niche for charging phones and organizing mail. We added 48” high base cabinets behind the main sink to function as a bar/buffet counter as well as overflow for kitchen items. The client’s existing vintage commercial grade Wolf stove and hood commands attention with a tall backdrop of exposed brick from the fireplace in the adjacent living room. We loved the rustic appeal of the brick along with the existing wood beams, and complimented those elements with wired brushed white oak cabinets. The grayish stain ties in the floor color while the slab door style brings a modern element to the space. We lightened the color scheme with a mix of white marble and quartz countertops. The waterfall countertop adjacent to the dining table shows off the amazing veining of the marble while adding contrast to the floor. Special materials are used throughout, featured on the textured leather-wrapped pantry doors, patina zinc bar countertop, and hand-stitched leather cabinet hardware. We took advantage of the tall ceilings by adding two walnut linear pendants over the island that create a sculptural effect and coordinated them with the new dining pendant and three wall sconces on the beam over the main sink.

This custom home is based on our Prestwick floor plan and modified to meet the homeowners specifications. It is: 2 stories, 6158 sq. ft., 4 or 5 bedrooms and 5.5 bathrooms.

The clean lines, and bold design covered in black perfectly frame this pool area, and work to transform this suburban backyard, into an updated, modern outdoor space. The panels are aluminum, designed specifically to meet pool code regulations, with a flush bottom-rail, and 54" tall flat top-rail. The gate is 4' wide, and has self-closing hinges, and a D+D Tech Magna Latch. This fence is everything it needs to be. Strong. Stylish. Safe.

The angled shower ceiling was carefully leveled and matched at its meeting point. To make the shower even more of a feature, flat top river rock was used in the flooring and the owners chose to include corner storage shelves as wella s a storage niche. RIGHT in swing- Rain Glass, Custom handles INCLUDED Door Specifications 1. 12 Gauge, Standard door jamb is 2” X 6” widths in 2.5 mm tube. 2. Door sheet is made of 2” X 6” 2.5 mm tube. 3. Our scroll work is hand forged using 5/8” solid iron. 4. The doors come on a pre-hung steel frame. The steel frame supports the weight on the doors and allows easy installation. The frame is equipped with mounting flanges to secure the frame into the framing with lag bolts. 5. Prior to painting, the doors are sand blasted, hot zinc coated for rust protections, then primed with a two part epoxy primer and faux painted with high quality acrylic paint, the clear-coated. Before the clear-coat application is applied the door is baked at 80 degrees for 30 minutes. This hardens the finish for maximum protection from the elements. 6. Doors are equipped with interior glass panels that open independently from the door. This feature allows for ventilation, cleaning and security by keeping the door closed and locked between homeowner and the outside party. 7. The glass comes installed and the glass frame can be prepared for either 5/16” tempered glass or 11/16” insulated tempered glass. All doors require tempered glass to insure safety code requirements. 8. All doors utilize a mortise and tendon type ball bearing hinge with grease fittings. 9. All doors come insulated with high quality foam insulation that is pumped into the jamb and also into the style of the door sheet. 10. A rubber weather stripping is used around the door frame, the glass frame. Aluminum or iron sill is included. 11. CAD drawings are created to insure that the right design size and configuration meet all the customers’ needs. Foot bolts and head bolts are used on double door units. The flush bolt is the mechanism that locks the inactive leaf of the double door unit. The head bolt locks into the top of the door frame and the foot bolt locks into the threshold/floor. 12. Doors can be manufactured to swing in or out. Arches are available in half circle, eyebrow and elliptical as well as rectangle. One of many contenders for the official SYH motto is "Got ranch?" Midcentury limestone ranch, to be specific. Because in Bloomington, we do! We've got lots of midcentury limestone ranches, ripe for updates. This gut remodel and addition on the East side is a great example. The two-way fireplace sits in its original spot in the 2400 square foot home, now acting as the pivot point between the home's original wing and a 1000 square foot new addition. In the reconfiguration of space, bedrooms now flank a central public zone, kids on one end (in spaces that are close to the original bedroom footprints), and a new owner's suite on the other. Everyone meets in the middle for cooking and eating and togetherness. A portion of the full basement is finished for a guest suite and tv room, accessible from the foyer stair that is also, more or less, in its original spot. The kitchen was always street-facing in this home, which the homeowners dug, so we kept it that way, but of course made it bigger and more open. What we didn't keep: the original green and pink toilets and tile. (Apologies to the purists; though they may still be in the basement.) Opening spaces both to one another and to the outside help lighten and modernize this family home, which comes alive with contrast, color, natural walnut and oak, and a great collection of art, books and vintage rugs. It's definitely ready for its next 75 years.

This home in Las Campanas, built in the late 80’s, was a major remodel for Diva Interior Design and took more than two years to complete. The home was given a fresh, new look with new sandstone and custom wood flooring through-out the house. All of the baths were remodeled with new tile, stone and plumbing fixtures. The master bath was transformed into a luxury spa and the master closet was expanded to meet the needs of the new owners, with built cabinets for specific storage needs. Cabinets were refinished, walls were re-plastered and painted and all the lighting was redone. After completing the remodeling, Diva designed and furnished the entire house, working with the clients to design a very personalized aesthetic to blend their extensive collection of art and artifacts collected over a lifetime of travel and living in all parts of Europe and Russia. Custom pieces were designed using carving details from Nicolai Fetchin, the Russian artist and carver that lived in Taos and had a great impact on New Mexico style.

Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan. The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life. Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection. “From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said. The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process. “Advance Design was spot on with both the budget and the project timeframe,” Baneen said. “Overall there were no surprises, and the budget was exactly what we were quoted. The experience was phenomenal, everybody was professional, everybody was courteous, everyone was nice, everyone was friendly. It wasn't stressful for us, they still left the house in a presentable state. It wasn't like we would come home and we were bring the kids in and it was going to be hazardous." After the relationship was cemented, Raza, Baneen and Claudia began to finalize the kitchen design. The main objective was to create a functional space for preparing meals and to create an inviting space for their family and friends to enjoy, while incorporating interesting design elements such as the iconic blue island and reclaimed Chicago brick walls. Sufficient storage space was really important to Baneen, and high quality appliances were a priority. As the overall layout was being completed, together they reviewed each cabinet to determine exactly what would be stored there. Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances. The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in. "Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together." The Praa Sands Quartz countertop with an ogee edge profile provides excellent contrast by blending it's subtle tones with the outer cabinetry. It ties the island together with the rest of the space. Overlooking the beautiful backyard through spacious windows, the crisp white farmhouse sink is something that Baneen envisioned in her kitchen for years. Two tones of Dura Supreme Cabinetry were used throughout the rest of the kitchen. Chestnut Cherry cabinets grace the range and decorative range hood and as panels over the Wolf refrigerator and freezer. Antique White cabinets surround the perimeter, creating a warm balance that beckons guests into the softly rounded space. Drawing the eye immediately to the custom wood hood hiding a powerful 1,500 CFM ventilation system and spectacular 60” Duel Fuel Wolf range, a creatively patterned Tessen in Café & Brine backsplash detail stands out from the white subway tile backsplash spanning the outer walls. The vibrant space reflects the lively personality of the family who now loves spending time both cooking and enjoying this kitchen as a family. “The end result is a beautiful and extremely functional kitchen that is able to handle a growing family, lots of parties and lots of cooking,” Claudia said. “Advance Design was wonderfully professional and a pleasure to work with.
