Metropolis Drafting and Construction IncToday’s investment landscape in California features a surge in transforming single-family lots into vibrant multi-family residences, facilitated by recent SB9 and ADU laws. This project exemplifies how a modest 6,750-square-foot lot can accommodate a 1,500-square-foot primary home alongside a 2,500-square-foot duplex, seamlessly integrating design, functionality, and neighborhood aesthetics.
The primary residence underwent a meticulous interior transformation, evolving from a 3-bedroom, 1.5-bath layout into a spacious 4-bedroom, 2-bath home. Strategic reconfigurations centered around creating an expansive great room—an open-concept space adorned with vaulted ceilings—where the kitchen, dining, and living areas converge into a magnificent communal zone.
Exterior updates further distinguish the property. The front and side yards are enclosed with fencing and privacy hedges, linked by concrete pathways that enhance outdoor functionality while compensating for backyard space lost during renovations. The exterior façade was refreshed with darker tones, deliberately contrasting with the duplex to emphasize architectural separation.
Designed to preserve the suburban charm, the duplex visually mimics a single-family home from the street. Its facade creates an illusion of a two-story residence, maintaining harmony within the neighborhood fabric. The main unit, developed under SB9 guidelines, features three bedrooms and two bathrooms, with a luxurious parents’ suite situated upstairs. Downstairs, two bedrooms share a full bath, creating a balanced family-oriented layout.
The duplex’s interior boasts 9-foot ceilings throughout, elevating the sense of space and openness. The design thoughtfully places the kitchen at the front, inviting guests into the home, while stairs on the right lead to the private upstairs bedroom suite.
The ADU offers a two bedroom and two & half baths. the unit is accessible via a private side entrance with a dedicated walkway. Its layout includes a ground-floor living room, a galley kitchen, and a discreet powder room beneath the stairs, designed to contain guest traffic and maintain privacy upstairs. The upstairs bedrooms each feature luxurious bathrooms with expansive showers, adding an element of modern elegance.
Both units enjoy thoughtfully landscaped outdoor spaces—private patios, backyard areas, and gated front yards—creating welcoming environments for residents and visitors alike.
This project exemplifies innovative urban infill solutions, blending architectural elegance with legal compliance and community harmony—an inspiring blueprint for the future of residential development in California.

Metropolis Drafting and Construction IncAn original 1930’s English Tudor with only 2 bedrooms and 1 bath spanning about 1730 sq.ft. was purchased by a family with 2 amazing young kids, we saw the potential of this property to become a wonderful nest for the family to grow.
The plan was to reach a 2550 sq. ft. home with 4 bedroom and 4 baths spanning over 2 stories.
With continuation of the exiting architectural style of the existing home.
A large 1000sq. ft. addition was constructed at the back portion of the house to include the expended master bedroom and a second-floor guest suite with a large observation balcony overlooking the mountains of Angeles Forest.
An L shape staircase leading to the upstairs creates a moment of modern art with an all white walls and ceilings of this vaulted space act as a picture frame for a tall window facing the northern mountains almost as a live landscape painting that changes throughout the different times of day.
Tall high sloped roof created an amazing, vaulted space in the guest suite with 4 uniquely designed windows extruding out with separate gable roof above.
The downstairs bedroom boasts 9’ ceilings, extremely tall windows to enjoy the greenery of the backyard, vertical wood paneling on the walls add a warmth that is not seen very often in today’s new build.
The master bathroom has a showcase 42sq. walk-in shower with its own private south facing window to illuminate the space with natural morning light. A larger format wood siding was using for the vanity backsplash wall and a private water closet for privacy.
In the interior reconfiguration and remodel portion of the project the area serving as a family room was transformed to an additional bedroom with a private bath, a laundry room and hallway.
The old bathroom was divided with a wall and a pocket door into a powder room the leads to a tub room.
The biggest change was the kitchen area, as befitting to the 1930’s the dining room, kitchen, utility room and laundry room were all compartmentalized and enclosed.
We eliminated all these partitions and walls to create a large open kitchen area that is completely open to the vaulted dining room. This way the natural light the washes the kitchen in the morning and the rays of sun that hit the dining room in the afternoon can be shared by the two areas.
The opening to the living room remained only at 8’ to keep a division of space.

Metropolis Drafting and Construction IncWhat do you do when your master suite addition is limited in width. It is not an issue for the bedroom since it enjoys the full width of the 16' but what about the bathroom and closet that you need to be grand in design as well?
In this bathroom you can see the solution to this age-old question, how to make a narrow space look grand.
The end of this bathroom boosts a huge 9' wide by 6' deep shower wet area with a freestanding tub on one side and a bench, niche and window on the other.
The vaulted ceiling above has 3 large skylights with one of them directly above the shower area. The skylights provide a huge amount of natural light that cancels any need for artificial lighting to be used during the daytime.
The main wall is dark Pietra grigio porcelain book matched slabs, while the sides are 48"x48" off-white porcelain tiles. The plumbing fixtures are Kohler Anthem digital control for the minimalistic look.
Right before you get into the wet area you will have a niche with a built-in seating area the doubles as a storage/laundry cabinet and two thick shelves made of Alder wood to compliment the vanity, the beam and the water closet door.
A 10' vanity with a large 9.5' mirror is a great trick to create a sensation of space in the narrow 5' passageway.
The final touch is the hidden water closet, the space was taken from the Walk-in closet entry area to hide the toilet from the beautiful spa looking bathroom.
The last item to be mentioned is the heated floor that is controlled by a timer to make sure the flooring is warm to the touch on the cold winter nights.
The walk-in closet was custom built to accommodate all the client’s storage requirements, the different deeper and shallower niches that were created by space added to the bathroom are used for shallow wall led mirror or a deeper suites hanger and the crown jewel of this closet the steam closet by LG that provide the capabilities of a steamer / dry-cleaning in your private closet space.
A center drawer cabinet with glass top cabinets with built-in LED strips and puck lights create a lovely ambient lighting if needed and show casing the different perfumes and handbags.
Talking about show casing, how about the his/hers shoes towers on each side of the cabinets in the middle?
The master bedroom is a bit more craftsman and cozy.
Whitewashed shiplap on the vaulted ceiling creates a more of a countryside look with vast number of windows and a sliding door to allow both eastern and western light to penetrate the room.
Metropolis Drafting and Construction IncWhat is Americana in today's time? The classical American ranch home has withstood the test of time and saw many styles and many designs change it every decade or so.
Today we present to you our take on modern time Americana.
We enclosed the small front porch area to create an interior atrium/mud room with a built-in beach with shoes storage drawers and a door leading to the garage.
As you walk in you will see the fireplace with its new stone facade and wooden mantel above.
Notice the design is a semi-open floor plan. A floating wall (not connected to any other walls) divides the kitchen and the living room but is still open to be able to enjoy circular movement around the house when entertaining.
The kitchen is a combination of sage color with Alder wood accent cabinets and island. some cool cabinets feature like hidden garage appliances with pull out bases.
extra deep base cabinets and beautiful Dekton stone countertops. This stone is almost indestructible when it comes to kitchens.
The 200sq addition at the back allowed us to enlarge the master bedroom and the old bathrooms where all aligned the extension allowed us to build an additional powder room as well.
A good size walk-in closet was added as well with a new master bathroom service the enlarged master bedroom.
The result is what we consider today’s Americana for the classical ranch homes.
Metropolis Drafting and Construction IncModernizing a mid-century Adam's hill home was an enjoyable project indeed.
The kitchen cabinets are modern European frameless in a dark deep gray with a touch of earth tone in it.
The golden hard integrated on top and sized for each door and drawer individually.
The floor that ties it all together is 24"x24" black Terrazzo tile (about 1" thick).
The neutral countertop by Cambria with a honed finish with almost perfectly matching backsplash tile sheets of 1"x10" limestone look-a-like tile.
Metropolis ConstructionWe added wainscoting to add sophistication to this dining room. It's seamlessly integrated, making it nearly impossible to distinguish the new woodwork from the old.
Metropolis Drafting and Construction IncA classical garage conversion to an ADU (Guest unit). This 524sq. garage was a prime candidate for such a transformation due to the extra 100+sq. that is not common with most detached garage units.
This extra room allowed us to design the perfect layout of 1br+1.5bath.
The bathrooms were designed in the classical European layout of main bathroom to house the shower, the vanity and the laundry machines while a secondary smaller room houses the toilet and an additional small wall mounted vanity, this layout is perfect for entertaining guest in the small backyard guest unit.
The kitchen is a single line setup with room for full size appliances.
The main Livingroom and kitchen area boasts high ceiling with exposed Elder wood beam cover and many windows to welcome the southern sun rays into the living space.
Metropolis Drafting and Construction IncLike most homes that were built as part of a development project in Thousand oaks the kitchen in this home was extremely small and enclosed from all sides with only 2 small pathways leading to it.
The first think on the list was to remove the largest wall and opening the space to the living area.
The kitchen is comprised from an L-shape gray cabinets and a 11' long peninsula from pewter colored cabinet and a fantastic black noir countertop.
The peninsula acts as a division between the living area and the kitchen.
a large window brings a lot of natural light into the space and the light pastel almost colored backsplash adds a light and bright contrast to the grays and black colors of the kitchen.
The large dark cabinet pulls tie together the two portions of the kitchen.
Metropolis Drafting and Construction IncThis timeless kitchen design was focused on solving a storage issue and opening walls to the rest of the house to allow better flow of movement in the space.
A wall was opened towards the living space with a peninsula boasting a built-in oven, a cook-top and a glass hood above it.
All the old fashioned cabinets were replaced with deep drawers and two large pantries with pull-out shelves enclosing the fridge for a built-in feeling.
The floors are Spanish ceramic tiles that mimic the look and feeling of a wooden floor (it have micro slates in it to capture air and by that they are warm to the feel like real wood floor).
the counter top is concrete looking Quartz stone and the glass tile backsplash has the texture of a precious stone or a pearl look.
All the appliances are high grade Thermador items giving the kitchen its final high end touch.

Large French doors with a good-sized awning window to act as a serving point from the interior kitchenette to the pool side.
A slick modern concrete floor finish interior is ready to withstand the heavy traffic of kids playing and dragging in water from the pool.
Vaulted ceilings with whitewashed cross beams provide a sensation of space.
An oversized shower with a good size vanity will make sure any guest staying over will be able to enjoy a comfort of a 5-star hotel.

Metropolis Drafting and Construction IncThe galley kitchen is a familiar style in the older homes of southern California, we reconfigured the division of space by moving the wall between the laundry area and the kitchen this allowed us to gain additional need space at low expense. The color scheme was whites and light gray for the contrast.
The unique stone farmhouse sink acts as a centerpiece of the kitchen. the quartz reflection counter and the glass tile backsplash utilizing all the natural light coming in to reflect it all over and creates a light and bright feeling as you walk through the space. To add warmth to the kitchen and tie it to the rest of the house we used ceramic tiles mimicking wood look and texture.

Metropolis Drafting and Construction IncIn a classic traditional home in the heart of Valley Village a new young family was moving in.
The goal was to preserve the traditional feel but to get the modern comfort of a new and functional kitchen.
The first thing we did was to relocate the sink for the unusable corner to the vast open space of the bay window once reserved for the tiny breakfast nook.
The wall to the dining room was removed to create a greater sensation of space with a peninsula to act as an additional breakfast bar and large surface for prep/cooking.
The remainder of the wall was taken over by large floor to ceiling pantries and a fridge enclosed in the middle for the built-in feeling.
only two upper cabinets with floating shelves in between assist in the spacious feeling of this once tight galley kitchen.
The custom-made hood from Hoodsly was stained to match the new shelves and once installed additional molding was installed above to cover the gap between it and the ceiling.
The Teal color of the cabinets with the white quartz, limestone look tile flooring and white ceramic subway tile are a great contrast to the warm colors of the natural wood of the shelves and hood finish.
The final touch was the brushed gold plumbing fixtures and pull to compliment the stained maple wood.
