Location: Spring Lake, NJ, US Our design goal for this renovation and addition was to present a modern interpretation of Colonial Plantation Style. This home features dark wood floors, wood paneling and a light soothing color scheme. The Dining Room features classic silk De Gournay Wallpaper which further fuses the indoor and outdoor seamlessness of the home. The amazing tile installations permeate the decor with color, texture and pattern. The shaker-style kitchen is refreshed by using black cabinetry, a custom stainless hood and La Cornue Range. We enjoyed adding vintage finds throughout - a farm table for the Kitchen, Bergere chairs in the Entry, and a Victorian Flower mirror in the Powder Room. threshold interiors ensures that your beach retreat is elegant, transitional and most importantly comfortable and relaxing! Inspiration for a coastal single front door remodel in San Francisco with gray walls and a glass front door

Photo of a kitchen renovation feature cabinets finished in Black Licorice and Pure White lacquer. The cabinets are oversized and conceal the appliances with finished wood panels. Unique features include a wall of natural leuders veneer stone with a custom floating ventilation system as a main focal point. Complementing the cabinets are countertops of Satin Cambrian black granite and Honed Calcatta Colorado Marble. Custom hewn wood beams and hand scraped flooring warm the rooms feel against the cool gray walls. Designed and constructed by USI in Southlake Tx.

Across from Hudson River Park, the Classic 7 pre-war apartment had not renovated in over 50 years. The new owners, a young family with two kids, desired to open up the existing closed in spaces while keeping some of the original, classic pre-war details. Dark, dimly-lit corridors and clustered rooms that were a detriment to the brilliant natural light and expansive views the existing apartment inherently possessed, were demolished to create a new open plan for a more functional style of living. Custom charcoal stained white oak herringbone floors were laid throughout the space. The dark blue lacquered kitchen cabinets provide a sharp contrast to the otherwise neutral colored space. A wall unit in the same blue lacquer floats on the wall in the Den.

Townhouse renovation in Brooklyn: We redesigned the rear end of the house as an expanded family kitchen with a back door to the deck. We also added a new connection from the entrance hall to the kitchen and fit a small powder room under the stairs. The old windows and doors were replaced with new, larger ones, and the entire kitchen was gutted and refitted with new cabinetry and a banquette dining area. The space was designed to take advantage of the bright southern exposure, with lots of white materials, grounded by the dark base cabinets. Photos by Maletz Design

This large kitchen was desperately needing a refresh. It was far to traditional for the homeowners taste. Additionally, there was no direct path to the dining room as you needed to enter through a butlers pantry. I opened up two doorways into the kitchen from the dining room, which allowed natural light to flow in. The former butlers pantry was then sealed up and became part of the formerly to small pantry. The homeowners now have a 13' long walk through pantry, accessible from both the new bar area and the kitchen.

This home is a modern farmhouse on the outside with an open-concept floor plan and nautical/midcentury influence on the inside! From top to bottom, this home was completely customized for the family of four with five bedrooms and 3-1/2 bathrooms spread over three levels of 3,998 sq. ft. This home is functional and utilizes the space wisely without feeling cramped. Some of the details that should be highlighted in this home include the 5” quartersawn oak floors, detailed millwork including ceiling beams, abundant natural lighting, and a cohesive color palate.
