I was contacted recently by a client in East Grinstead, who asked me to restore a large area of damaged Quarry tiles in his house. East Grinstead actually dates back to the 14th century and is a town known for its many interesting houses and historic buildings. Hard-wearing Quarry tiles are most often used in high traffic areas, such as reception areas and hallways, although they are also commonly used for patio areas and porches. In these busy areas, the tiles can get dirty quickly, and this can lead to damage over time if they are not regularly tended to. In this case, the damage to the tiles had actually been caused by regular flooding over a period of several years. The damage was so extreme that I advised my client that the only means of total restoration was re-tiling. However, my client informed me that the property was currently on the market for sale and this wasn’t an option. Instead, he settled on a deep clean and seal which, while not a complete restoration, would still significantly improve the condition of the tiled floor. My first day of work was spent moving a significant amount of large furniture out of the room and into the garden. Once the area was completely clear, I was able to apply a layer of Tile Doctor Pro-Clean, using a stiff deck brush to really work it into the damaged stone. Pro-Clean helped to lift out a huge amount of the muck and ingrained dirt revealing, unfortunately, yet more damage beneath. Once I had finished for the day, my client opened the windows to allow the warm sunshine to dry up any remaining moisture. This was important, as any excess moisture left on the floor may have affected the performance of the sealer when I returned to complete the sealing. I allowed the floor a two-day drying period, during which time my client decided to colour some of the tiles with red doorstep paint. He counted up to two thousand tiles before giving up! When I returned after 48 hours, I set about sealing the floor using Tile Doctor Seal & Go, which provided the eye-catching gloss finish and durable protection the client wanted whilst the house was still on the market. As it was another warm day, the homeowners went out cycling around the Ashdown forest, leaving me to complete the sealing carefully and without distraction. When they returned a few hours later, they were amazed by the results! Although a complete re-tiling was not possible under the circumstances, both myself and my clients were extremely pleased with how great the Quarry tiles were now looking, especially after such significant water damage.

This Quarry tiled kitchen floor was in very good condition, with no cracked or broken tiles. However, my customer, who lives in the town of Tutbury, near Burton-on-Trent, was keen to boost the condition of the tiles further through professional maintenance, including a deep clean and a fresh seal to restore the sheen to the Quarry. NB, did you know it’s estimated that Tutbury has actually been inhabited for 3000 years, having once been the site of an Iron Age hill fort, this house of course was a lot more recent. To clean the tiles, I chose to use our tried and trusted alkaline cleaner, Tile Doctor Pro Clean. We use Pro Clean on most types of natural stone floor, including Quarry, Slate, and Victorian. I applied Pro Clean liberally across the floor and left it to dwell for a short period, giving it time to seep into the tile to get underneath and lift out any ingrained dirt. The cleaner was then agitated using a scrubbing pad fitted to a rotary machine to remove the dirt and other general muck. I then rinsed the floor with cold water and soaked up the resulting slurry with a wet-vac machine. Some areas of the floor proved to be quite stubborn to clean, so in these areas the cleaning process was repeated until satisfactory results were achieved. Finally, the floor was given another rinse and left to dry off overnight. The next day I returned to the property and checked that the floor was ready to seal by running several damp tests, with the results indicating that was no excess moisture remaining on the tiles. We carry out these tests before sealing because moisture can cloud the sealer and prevent it from properly protecting the tiles. My choice of sealer was Tile Doctor Seal & Go, a cost effective topical sealer that builds up a robust layer of protection on the surface of the floor and provides a durable sheen finish that, as you can see from the photographs, really lifts the appearance of the tiles. It’s a fact that any sealed tiled floor will need to be regularly maintained as sealers do wear off over time, especially in the high traffic areas, and this is when the floor starts to lose its appearance as dirt becomes trapped in the pores of the stone. The life of the sealer can be extended however by ensuring you only clean the floor with a PH Neutral cleaner. Trevor Preeece

This client owned a property in Haringey, North London, which had a classic Victorian tiled floor laid in the hallway. Unfortunately, the floor was in a bad state, the tiles were dull and dirty and there was a missing section by the bottom of the stairs that had been back filled with cement. Fortunately for him however his neighbour decided to remove their front path which was made with matching tiles and so he was able acquire replacements from him. He then contacted us to see if we could use those tiles to fill in the missing ones and revive the whole floor with a clean and seal at the same time. Before quoting for the restoration work, I paid a visit to the property to survey the floor. I can give quotes from photographs, but much prefer to visit and conduct a test clean, and in this case, I was able to check the spare tiles he had acquired. From that I emailed a quote which the client was happy with, so we arranged a date to return and do the work. This was a large job, so I teamed up with Jackson Davis the Central London Tile Doctor and whilst Jackson started on cleaning the floor, I took the reclaimed tiles outside and carefully grinded off the excess cement and adhesive from them and cleaned them by hand. We managed to do this by about 3pm. Jackson and I work on a lot of jobs together so it made sense to work as a bubble from the beginning of Covid so we could continue to work together, with two of us on the job it also means we can get the job done quicker. Cleaning the floor involved applying a 200-grit diamond burnishing pad to the tile lubricated with a strong dilution of Tile Doctor Remove and Go, the slurry was then rinsed off the floor with more water and then extracted with an industrial vacuum. The process was repeated on stubborn areas until we were satisfied the tiles were really clean. We then moved onto carefully removing the cement from the floor at the bottom of the stairs and cleaning up the base. Once done the newly renovated replacement tiles were laid in place using a rapid setting adhesive which meant they could be grouted later that day before heading home. The floor was then left overnight to dry off. We then returned the following day and took some moisture readings with the damp meter. The readings were within the expected range, so we were good to go ahead and apply the sealer. If the floor is not dry the seal will not cure properly, and this can lead to a patchy finish. Three coats of Tile Doctor Colour Grow were applied to seal the tiles. This is a colour intensifying impregnating sealer that works from with and will gives the Victorian tiles durable protection, ideal for a high traffic area such as the hallway. In addition, Colour Grow is a fully breathable sealer so it will allow for moisture to rise through the tile and evaporate, this is critical for floors of this age that will not have the benefit of a damp proof membrane installed under the floor. The hallway is now looking transformed by the work we did, we certainly thought so, but more importantly our client was very happy with the result and now has the floor he hoped for.
