This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Inspiration for a large contemporary deck remodel in Los Angeles with a roof extension

Forget just one room with a view—Lochley has almost an entire house dedicated to capturing nature’s best views and vistas. Make the most of a waterside or lakefront lot in this economical yet elegant floor plan, which was tailored to fit a narrow lot and has more than 1,600 square feet of main floor living space as well as almost as much on its upper and lower levels. A dovecote over the garage, multiple peaks and interesting roof lines greet guests at the street side, where a pergola over the front door provides a warm welcome and fitting intro to the interesting design. Other exterior features include trusses and transoms over multiple windows, siding, shutters and stone accents throughout the home’s three stories. The water side includes a lower-level walkout, a lower patio, an upper enclosed porch and walls of windows, all designed to take full advantage of the sun-filled site. The floor plan is all about relaxation – the kitchen includes an oversized island designed for gathering family and friends, a u-shaped butler’s pantry with a convenient second sink, while the nearby great room has built-ins and a central natural fireplace. Distinctive details include decorative wood beams in the living and kitchen areas, a dining area with sloped ceiling and decorative trusses and built-in window seat, and another window seat with built-in storage in the den, perfect for relaxing or using as a home office. A first-floor laundry and space for future elevator make it as convenient as attractive. After completing an interior remodel for this mid-century home in the South Salem hills, we revived the old, rundown backyard and transformed it into an outdoor living room that reflects the openness of the new interior living space. We tied the outside and inside together to create a cohesive connection between the two. The yard was spread out with multiple elevations and tiers, which we used to create “outdoor rooms” with separate seating, eating and gardening areas that flowed seamlessly from one to another. We installed a fire pit in the seating area; built-in pizza oven, wok and bar-b-que in the outdoor kitchen; and a soaking tub on the lower deck. The concrete dining table doubled as a ping-pong table and required a boom truck to lift the pieces over the house and into the backyard. The result is an outdoor sanctuary the homeowners can effortlessly enjoy year-round.

This is a close-up of the seat wall, raised beds and paver patio. This photos is part of an outdoor living area we installed in Wilsonville, Oregon the spring of 2013 for some clients. Here we turned a soggy wet lawn area into a nice usable outdoor living area complete with an outdoor kitchen, BBQ, cultured stone seat walls, raised planter beds, planting, irrigation system, outdoor lighting and a paver patio. This front yard features a seating area and jar fountain, ringed by aromatic native plantings of California Lilac, Manzanita, Cleveland Sage. A meadow-style planting of native sedge grasses create soft look in the foreground, and new concrete pavers add a modern touch. We also believe the project’s driveway to be among the prettiest we’ve created or seen: a ribbon of stones and grasses now meanders along a Hollywood-style center planting area.

Normandy Remodeling Design Manager Troy Pavelka worked closely with these homeowners to convert their existing Sun Room into a Family Room, which added a conditioned casual space to hang out as a family. With the oversized pocket doors, the space can be combined with the living room for large parties or sectioned off for separate adult entertaining – offering the ultimate in flexibility.

At the far end of the building, the "sitting room" is a quiet, contemplative space that seems almost hidden from the rest of the house. As the former waiting room of the dentist's office, this space is completely intact, right down to the integrated yellow seating. Separating this room from the rest of the house is a series of smaller rooms, once former exam rooms and a reception area. Since starting At Home Modern, this side of the house has acted as storage for inventory, although someday the couple can see turning it into extra living quarters or office space. With two teenagers in the home, the homeowners wanted a space for entertaining both the adults and the younger set alike, a stone-clad bar and rounded seating area is set apart from the cozy movie-watching room next to it, but not completely secluded.

This shingle-style home is one room “deep” throughout, so that every space has views of offshore island and rocky coastline. Casual family living spaces embrace a busy-but-barefoot lifestyle. The bright and welcoming kitchen-dining-living area is the center of the home. Formal rooms flank the front entrance hall, including the living room, interconnected dining room and library-study. A striking master suite features a sitting area, fireplace, stunning walk-in closet with cedar wood shelving, and marble bathroom with stand-alone tub. A spacious balcony extends the entire length of the room and floor-to-ceiling windows create a feeling of openness and connection to nature. A large grassy area accessible from the second level is ideal for relaxing and entertaining with family and friends, and features a fire pit with ample lounge seating and tall hedges for privacy and seclusion. Downstairs, an infinity pool with deck and canyon views feels like a natural extension of the home, seamlessly integrated with the indoor living areas through sliding pocket doors. Amenities and features including a glassed-in wine room and tasting area, additional en-suite bedroom ideal for staff quarters, designer fixtures and appliances and ample parking complete this superb hillside retreat.

One functional challenge was that the home did not have a pantry. MCM closets were historically smaller than the walk-in closets and pantries of today. So, we printed out the home’s floorplan and began sketching ideas. The breakfast area was quite large, and it backed up to the primary bath on one side and it also adjoined the main hallway. We decided to reconfigure the large breakfast area by making part of it into a new walk-in pantry. This gave us the extra space we needed to create a new main hallway, enough space for a spacious walk-in pantry, and finally, we had enough space remaining in the breakfast area to add a cozy built-in walnut dining bench. Above the new dining bench, we designed and incorporated a geometric walnut accent wall to add warmth and texture.
