This North Shore residence captures commanding views of the ocean, while maintaining a sense of privacy for the homeowners. Their priorities focused on thoughtful design, evolving from a restoration of a small summer cottage into a new home, well sited on a narrow lot. SV Design worked within the constraints of conservation and a flood zone to create a masterpiece of charm and appeal. The home reflects the tastes of the owners, who remained involved through every step of the process. Natural light is well utilized, the open layout provides ease in entertaining and in day to day living, and the views are captured from assorted vantage points. Personalized accents abound throughout the property--- warm wood flooring, stone accents--- both inside and outside of the home, a kitchen with clean lines and efficient storage space, and a butler’s pantry. The design of the property is aesthetically pleasing, creative, and functional; most of all, it fulfilled the visions of the clients.

Lincoln Farmhouse
LEED-H Platinum, Net-Positive Energy
OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home.
CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home.
FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath.
NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars.
ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.)

o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive.
WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates.
FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage.
RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning.

This residence is situated on a flat site with views north and west to the mountain range. The opposing roof forms open the primary living spaces on the ground floor to these views, while the upper floor captures the sun and view to the south. The integrity of these two forms are emphasized by a linear skylight at their meeting point. The sequence of entry to the house begins at the south of the property adjacent to a vast conservation easement, and is fortified by a wall that defines a path of movement and connects the interior spaces to the outdoors. The addition of the garage outbuilding creates an arrival courtyard.

Adjacent to a 40 acre conservation area, this house on a slope is designed to maximize the connection to the woods, while maintaining privacy from this popular public hiking area. Despite its location in a suburban neighborhood, the house is made to feel like a wooded retreat. With passive-solar strategies, the house orients northward to nature, while allowing the southerly sun to enter through large openings and clerestories. A geothermal system provides the hot water, heating and cooling.

Created a multi-level outdoor living space to match the mid-century modern style of the home with upper deck and lower patio. Porcelain pavers create a clean pattern to offset the modern furniture, which is neutral in color and simple in shape to balance with the bold-colored accents.

The FINNE Svendsen Building is a striking and highly energy-efficient loft building in Seattle’s Fremont neighborhood.
The design and building process was unusual, since architect Nils Finne was both designer and builder owner. The client-architect meetings were brief!
The building occupies a corner lot, with street facades on the south and west. The two street facades have a nuanced play of light and shadow. The walls of glass and wood are treated as folded planes, with each façade folding back and forth within an overall depth dimension of about 10”. On floors one and three, the large glass panels project forward, while on floor two, the glass is recessed. The pattern on floor two is an inverted version of floors one and three. The wood spandrel panels are custom-milled Western Red Cedar with a blackened stain.
The live-work building creates large, open loft spaces on three floors, with high ceilings, huge windows and exposed long-span steel structure. The building can accommodate a range of uses, both present and future.
The three floors of the building have 12-ft ceilings and 11-ft high windows with exposed structural steel supports and steel decking ceilings. The floors are clear-span without internal columns interrupting the work space. Mechanical air distribution is limited to the linear core on the northern side of the building, so work areas have clean metal decking ceilings with no ductwork. The building has in-floor radiant heating and cooling, resulting in minimal energy usage.
Operating windows are placed strategically throughout the façade, allowing the building to be naturally ventilated in Seattle’s mild climate. The oversized window walls on the south and west also allow natural lighting to penetrate deeply onto the floor plate, keeping lights turned off for much of the daylight hours.
A custom sapele wood front door presents a warm contrast to the building’s blackened wood cladding. A delicate screen of wood slats filters light into the main building lobby. The 3-story stair opens directly from the lobby and has been designed to encourage use on a daily basis, keeping elevator usage to a minimum. A three-story glass wall floods the stairwell with natural light, and the all-steel stair floats in the space. Custom-designed perforations in the steel stair railing panels provide unexpected shadow patterns when the late-afternoon sun shines into the stairwell.
The building was designed to be a sustainable structure from the start, with 40% higher insulation values than required by code, efficient natural ventilation, large amounts of natural lighting, water-conserving plumbing fixtures, LED lighting, and locally sourced materials. Windows have high-performance Low-E insulated glazing and are equipped with concealed shades. The building roof has been equipped with photovoltaic panels for electrical production, averaging about 850 Kwh per year. The modest initial amount of PV panels will be expanded over time.
The radiant hydronic heating and cooling system allows lower operating temperatures and higher occupant comfort levels. The 6” thick concrete slabs for the radiant tubes conserve both heat in the winter and cooling in the summer and provide great comfort for the feet. During the winter months, the radiant heating system keeps overall energy consumption to a very low level. The 9000 SF building costs about $35/month to heat! During the summer, the passive strategies of natural ventilation combine with the radiant slab cooling to minimize air conditioning load. Deep roof overhangs, built-in shades and high operating clerestory windows are also used to reduce heat gain in summer months.
During the winter, the lower sun angle is able to penetrate into work spaces and passively warm the concrete floor. Low VOC paints and stains have been used throughout the building. The high level of craft evident in the building reflects another key principle of sustainable design: eschew “throw-away-ism” and make the building last many years!

The Frick Environmental Center is project of Pittsburgh Parks Conservancy in partnership with the City of Pittsburgh, with national architecture firm Bohlin Cywinski Jackson Pittsburgh office leading a team comprising artists, environmental restoration specialists, and engineers, and Pittsburgh-based construction firm PJ Dick bringing their experience with over 50 LEED-certified buildings to the project. Working in close collaboration with the City of Pittsburgh, the Parks Conservancy will manage and operate the Frick Environmental Center and the surrounding 115 acres of the Frick Nature Reserve portion of Frick Park.
