Clients wanted to keep a powder room on the first floor and desired to relocate it away from kitchen and update the look. We needed to minimize the powder room footprint and tuck it into a service area instead of an open public area. We minimize the footprint and tucked the PR across from the basement stair which created a small ancillary room and buffer between the adjacent rooms. We used a small wall hung basin to make the small room feel larger by exposing more of the floor footprint. Wainscot paneling was installed to create balance, scale and contrasting finishes. The new powder room exudes simple elegance from the polished nickel hardware, rich contrast and delicate accent lighting. The space is comfortable in scale and leaves you with a sense of eloquence. This modern farmhouse kitchen features a beautiful combination of Navy Blue painted and gray stained Hickory cabinets that’s sure to be an eye-catcher. The two beautiful blue countertop towers that frame the modern wood hood and cooktop are two intricately designed larder cabinets built to meet the homeowner’s exact needs. The larder cabinet on the left is designed as a beverage center with apothecary drawers designed for housing beverage stir sticks, sugar packets, creamers, and other misc. coffee and home bar supplies. A wine glass rack and shelves provides optimal storage for a full collection of glassware while a power supply in the back helps power coffee & espresso (machines, blenders, grinders and other small appliances that could be used for daily beverage creations. The roll-out shelf makes it easier to fill clean and operate each appliance while also making it easy to put away. Pocket doors tuck out of the way and into the cabinet so you can easily leave open for your household or guests to access, but easily shut the cabinet doors and conceal when you’re ready to tidy up. Beneath the beverage center larder is a drawer designed with 2 layers of multi-tasking storage for utensils and additional beverage supplies storage with space for tea packets, and a full drawer of K-Cup storage. The cabinet below uses powered roll-out shelves to create the perfect breakfast center with power for a toaster and divided storage to organize all the daily fixings and pantry items the household needs for their morning routine. On the right, the second larder is the ultimate hub and center for the homeowner’s baking tasks. A wide roll-out shelf helps store heavy small appliances like a KitchenAid Mixer while making them easy to use, clean, and put away. Shelves and a set of apothecary drawers help house an assortment of baking tools, ingredients, mixing bowls and cookbooks. Beneath the counter a drawer and a set of roll-out shelves in various heights provides more easy access storage for pantry items, misc. baking accessories, rolling pins, mixing bowls, and more. The kitchen island provides a large worktop, seating for 3-4 guests, and even more storage! The back of the island includes an appliance lift cabinet used for a sewing machine for the homeowner’s beloved hobby, a deep drawer built for organizing a full collection of dishware, a waste recycling bin, and more! The beautiful, old barn on this Topsfield estate was at risk of being demolished. Before approaching Mathew Cummings, the homeowner had met with several architects about the structure, and they had all told her that it needed to be torn down. Thankfully, for the sake of the barn and the owner, Cummings Architects has a long and distinguished history of preserving some of the oldest timber framed homes and barns in the U.S. Once the homeowner realized that the barn was not only salvageable, but could be transformed into a new living space that was as utilitarian as it was stunning, the design ideas began flowing fast. In the end, the design came together in a way that met all the family’s needs with all the warmth and style you’d expect in such a venerable, old building. On the ground level of this 200-year old structure, a garage offers ample room for three cars, including one loaded up with kids and groceries. Just off the garage is the mudroom – a large but quaint space with an exposed wood ceiling, custom-built seat with period detailing, and a powder room. The vanity in the powder room features a vanity that was built using salvaged wood and reclaimed bluestone sourced right on the property. Original, exposed timbers frame an expansive, two-story family room that leads, through classic French doors, to a new deck adjacent to the large, open backyard. On the second floor, salvaged barn doors lead to the master suite which features a bright bedroom and bath as well as a custom walk-in closet with his and hers areas separated by a black walnut island. In the master bath, hand-beaded boards surround a claw-foot tub, the perfect place to relax after a long day. In addition, the newly restored and renovated barn features a mid-level exercise studio and a children’s playroom that connects to the main house. From a derelict relic that was slated for demolition to a warmly inviting and beautifully utilitarian living space, this barn has undergone an almost magical transformation to become a beautiful addition and asset to this stately home.
