This is a library we built last year that became a centerpiece feature in "The Classical American House" book by Phillip James Dodd. We are also featured on the back cover. Asked to replicate and finish to match with new materials, we built this 16' high room using only the original Gothic arches that were existing. All other materials are new and finished to match. This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

This custom home office features charcoal and high gloss white with vanilla backing, designed to save space and complement your working style. Eye-catching brushed nickel handles are accented with leather for added color and style. Interior and under cabinet LED lighting provide greater visibility while working. Top shelves have open and closed shelving that provides space to decorate your office with home décor and plenty of room to store your favorite reads. The large stained maple countertop has tons of room to keep everything you need with in arms reach. Electronics are kept neat and tidy with a concealed wire management system. Our custom workspaces are designed with plenty of sturdy drawer space. Side to side file drawers fit letters and legal folders. Full extension glides make it easy to access all of your files and supplies. A transFORM home office is your place to stay focused and organized.

Our clients called us wanting to not only update their master bathroom but to specifically make it more functional. She had just had knee surgery, so taking a shower wasn’t easy. They wanted to remove the tub and enlarge the shower, as much as possible, and add a bench. She really wanted a seated makeup vanity area, too. They wanted to replace all vanity cabinets making them one height, and possibly add tower storage. With the current layout, they felt that there were too many doors, so we discussed possibly using a barn door to the bedroom. We removed the large oval bathtub and expanded the shower, with an added bench. She got her seated makeup vanity and it’s placed between the shower and the window, right where she wanted it by the natural light. A tilting oval mirror sits above the makeup vanity flanked with Pottery Barn “Hayden” brushed nickel vanity lights. A lit swing arm makeup mirror was installed, making for a perfect makeup vanity! New taller Shiloh “Eclipse” bathroom cabinets painted in Polar with Slate highlights were installed (all at one height), with Kohler “Caxton” square double sinks. Two large beautiful mirrors are hung above each sink, again, flanked with Pottery Barn “Hayden” brushed nickel vanity lights on either side. Beautiful Quartzmasters Polished Calacutta Borghini countertops were installed on both vanities, as well as the shower bench top and shower wall cap. Carrara Valentino basketweave mosaic marble tiles was installed on the shower floor and the back of the niches, while Heirloom Clay 3x9 tile was installed on the shower walls. A Delta Shower System was installed with both a hand held shower and a rainshower. The linen closet that used to have a standard door opening into the middle of the bathroom is now storage cabinets, with the classic Restoration Hardware “Campaign” pulls on the drawers and doors. A beautiful Birch forest gray 6”x 36” floor tile, laid in a random offset pattern was installed for an updated look on the floor. New glass paneled doors were installed to the closet and the water closet, matching the barn door. A gorgeous Shades of Light 20” “Pyramid Crystals” chandelier was hung in the center of the bathroom to top it all off! The bedroom was painted a soothing Magnetic Gray and a classic updated Capital Lighting “Harlow” Chandelier was hung for an updated look. We were able to meet all of our clients needs by removing the tub, enlarging the shower, installing the seated makeup vanity, by the natural light, right were she wanted it and by installing a beautiful barn door between the bathroom from the bedroom! Dark stone, custom cherry cabinetry, misty forest wallpaper, and a luxurious soaker tub mix together to create this spectacular primary bathroom. These returning clients came to us with a vision to transform their builder-grade bathroom into a showpiece, inspired in part by the Japanese garden and forest surrounding their home. Our designer, Anna, incorporated several accessibility-friendly features into the bathroom design; a zero-clearance shower entrance, a tiled shower bench, stylish grab bars, and a wide ledge for transitioning into the soaking tub. Our master cabinet maker and finish carpenters collaborated to create the handmade tapered legs of the cherry cabinets, a custom mirror frame, and new wood trim.

The fireplace mantel is made from the same materials as the exposed ceiling beams and wooden support posts. Custom niches and display lighting were built specifically for owners art collection.

This family room was updated using a soft palette of greens, blues and lavender in all new furniture, rugs, lamps etc. It is super functional for a busy family. All of the fabrics and the rug are performance. The new modern light fixture is a perfect balance with the traditional style of the room.

We created this beautiful accessible bathroom in Carlsbad to give our client a more functional space. We designed this unique bath, specific to the client's specifications to make it more wheel chair accessible. Features such as the roll in shower, roll up vanity and the ability to use her chair for flexibility over the fixed wall mounted seat allow her to be more independent in this bathroom. Safety was another significant factor for the room. We added support bars in all areas and with maximum flexibility to allow the client to perform all bathing functions independently, and all were positioned after carefully recreating her movements. We met the objectives of functionality and safety without compromising beauty in this aging in place bathroom. Travertine-look porcelain tile was used in a large format on the shower walls to minimize grout lines and maximize ease of maintenance. A crema marfil marble mosaic in an elongated hex pattern was used in the shower room for it’s beauty and flexibility in sloped shower. A custom cabinet was made to the height ideal for our client’s use of the sink and a protective panel placed over the pea trap.

This Milford French country home’s 2,500 sq. ft. basement transformation is just as extraordinary as it is warm and inviting. The M.J. Whelan design team, along with our clients, left no details out. This luxury basement is a beautiful blend of modern and rustic materials. A unique tray ceiling with a hardwood inset defines the space of the full bar. Brookhaven maple custom cabinets with a dark bistro finish and Cambria quartz countertops were used along with state of the art appliances. A brick backsplash and vintage pendant lights with new LED Edison bulbs add beautiful drama. The entertainment area features a custom built-in entertainment center designed specifically to our client’s wishes. It houses a large flat screen TV, lots of storage, display shelves and speakers hidden by speaker fabric. LED accent lighting was strategically installed to highlight this beautiful space. The entertaining area is open to the billiards room, featuring a another beautiful brick accent wall with a direct vent fireplace. The old ugly steel columns were beautifully disguised with raised panel moldings and were used to create and define the different spaces, even a hallway. The exercise room and game space are open to each other and features glass all around to keep it open to the rest of the lower level. Another brick accent wall was used in the game area with hardwood flooring while the exercise room has rubber flooring. The design also includes a rear foyer coming in from the back yard with cubbies and a custom barn door to separate that entry. A playroom and a dining area were also included in this fabulous luxurious family retreat. Stunning Provenza engineered hardwood in a weathered wire brushed combined with textured Fabrica carpet was used throughout most of the basement floor which is heated hydronically. Tile was used in the entry and the new bathroom. The details are endless! Our client’s selections of beautiful furnishings complete this luxurious finished basement. The owners of this kitchen had spent the money to upgrade the finishes in their kitchen upon building the home 12 years ago, but after living in the space for several years they realized how nonfunctional the layout really was. The (then) two preschool aged children had grown into busy, hungry teenagers with many friends who also liked to hang out at the house. So the family needed a more functional kitchen with better traffic flow, space for daily activities revolving around the kitchen at different times of day, and a kitchen that could accommodate cooking for and serving large groups. Furthermore, the dark, traditional finishes no longer reflected the homeowners’ style. They requested a brighter, more relaxed, coastal style that reflected their love of the seaside cities they like to visit. Originally, the kitchen was U-shaped with a narrow island in the middle. The island created narrow aisles that bottle-necked at the dishwasher, refrigerator, and cooktop areas. There was a pass-through from the foyer into the kitchen, but the owners never liked that the pass-through was also located so close to the powder room. The awkward proximity was unappealing and made guests feel uncomfortable. The kitchen’s storage was made up of lots of narrow cabinets, apothecary drawers, clipped corner units, and very few drawers. It lacked useful storage for the larger items the family used on a daily basis. And the kitchen’s only pantry was small closet that had only builder-grade, narrow shelving with no illumination to be able to see the contents inside. Overall, the kitchen’s lighting plan was poorly executed. Only six recessed cans illuminated the entire kitchen and nook areas. The under cabinet lighting was not evenly distributed either. In fact, the builder had mis-placed the under cabinet lighting around the decorative pilasters which made for choppy, dark cubbies. Further, the builder didn’t include any lighting over the sink or the bar area, which meant whoever was doing the dishes was always in their own shadow. That, coupled with the steep overhang of the game room above made the bar area feel like a dim, cavernous space that wasn’t inviting or task oriented. The kitchen looked out into the main living space, but the raised bar and a narrow wall (which held the only large cabinet in the kitchen) created more of a barrier than a relationship to the living room or breakfast nook. In fact, one couldn’t even see the breakfast nook from the cooktop or sink areas due to its orientation. The raised bar top was too narrow to comfortably sit to either dine at or chat from due to the lack of knee space. The the homeowners confided that the kitchen felt more like a dark, dirty prison than place where the family, or their guests, wanted to gather and commune. The clients' needs and desires were: ➢ to create a kitchen that would be a space the family loved to be in; to relate to the adjacent spaces all around, and to have better flow for entertaining large groups ➢ to remove the walls between the breakfast nook and living area and to be able to utilize the natural light from the windows in both those areas ➢ to incorporate a functional chopping block for prepping fresh food for home cooked meals, an island with a large sink and drain board, 2 pull out trash cans, and seating for at least the 2 teens to eat or do homework ➢ to design a kitchen and breakfast nook with an airy, coastal, relaxed vibe that blended with the rest of the house's coastal theme ➢ to integrate a layered lighting plan which would include ample general illumination, specific task lighting, decorative lighting, and lots of illuminated storage ➢ to design a kitchen with not only more storage for all the husband’s kitchen gadgets and collection of oils and spices, but smart storage, including a coffee/breakfast bar and a place to store and conceal the toaster oven and microwave ➢ to find a way to utilize the large open space between the kitchen, pantry area, and breakfast nook Twelve Stones Designs achieved the owner's goals by: ➢ removing the walls between the kitchen and living room to allow the natural light to filter in from the adjacent rooms and to create a connection between the kitchen, nook, and living spaces for a sense of unity and communion ➢ removing the existing pantry and designing 3 large pantry style cabinets with LED tape lights and rollout drawers to house lots of kitchen appliances, gadgets, and tons of groceries. We also took the cabinets all the way up to the 9’ ceiling for additional storage for seasonal items and bulk storage. ➢ designing 2 islands - 1 with a gorgeous black walnut chopping block that houses a drawer for chopping and carving knives and a custom double pull out trash unit for point of use utilization - and 1 that houses the dishwasher, a large Blanco Gourmet sink with integrated drain board, woven baskets for fresh root vegetables and kitchen towels, plenty of drawer storage for kitchen items, and bar seating for up to 4 diners. ➢ closing off the space between the kitchen and the powder room to create a beautiful new private alcove for the powder room as well as adding some decorative storage. This also gave us space to include more tall storage near the new range for precision placement of the husband’s extensive oil and spice collection as well as a location for a combo-steam oven the wife wanted for baking and cooking healthy meals. The project is enhanced functionally by: ➢ incorporated USB and standard receptacles for the kids’ laptops and phone charging in the large island ➢ designing the small island to include additional open shelving for items used on a daily basis such as a variety of bowls, plates, and colanders. This set up also works well for the husband who prefers to “plate” his dinners in restaurant-style fashion before presenting them to the table. ➢ the integration of specific storage units, such as double stacked cutlery drawers, a custom spice pull-out, a Kuerig coffee and tea pod drawer, and custom double stacked utensil drawers ➢ moving the refrigerator to the old oven location - this eliminated the bottle neck as well as created a better relationship to the eating table. It also utilizes the floor space between the pantry, nook, and kitchen ➢ creating a banquet style breakfast nook - this banquette seating not only doubles the amount of seating for large gatherings but it better utilizes the odd space between the kitchen and the previous nook area. It also helps to create a distinct pathway from the mudroom room through the pantry area, kitchen, nook, and living room. ➢ the coffee/breakfast bar area which includes the perfect location for the concealed microwave and toaster oven, convenient storage for the coffee pods and tea accoutrements. Roll-out drawers below also house the smoothie maker, hot water kettle, and a plethora of smoothie-making ingredients such as protein powders, smoothie additives, etc. Furthermore, the drawers below the Keurig house measuring utensil, cutlery, baking supplies and tupperware storage. ➢ incorporating lots of wide drawers and pullouts to accommodate large cookware. ➢ utilizing as much vertical space as possible by building storage to the ceiling which accommodates the family’s abundant amount of serving platters, baking sheets, bakeware, casserole dishes, and additional cutting boards. The project is enhanced aesthetically by: ➢ new 5-piece Versailles pattern porcelain tile that now seamlessly joins the entire down stairs area together creating a bright, cohesiveness feeling instead of choppy separated spaces - it also adds a coastal feeling ➢ designing a cabinet to conceal the microwave and toaster oven ➢ the coastal influenced light fixtures over the nook table and island ➢ the sandy colors of the Langdon Cambria countertops. The swirling pattern and sparkling quartz pieces remind the homeowner of black-and-tan sandy beaches ➢ the striped banquet seating whose creamy white background and blue-green stripes were the inspiration for the cabinet and wall colors. ➢ All the interior doors were painted black to coordinate with the blacks and grays in the backsplash tile and countertop. This also adds a hint of tailored formality to an otherwise casual space. ➢ the use of WAC's Oculux small aperture LED units for the overhead lighting complimented with Diode LED strips for task lighting under the cabinets and inside the pantry and glass wall cabinets. All of the lighting applications are on separate dimmer switches. Innovative uses of materials or construction methods by Realty Restoration LLC: ➢ Each 1-1/2” x 3” block of reclaimed end-grain black walnut that makes up the center island chopping block was hand milled and built in the shop. It was designed to look substantial and proportional to the surrounding elements, executed by creating the 4 inch tall top with a solid wood chamfered edge band. ➢ The metal doors on either side of the vent hood were also custom designed for this project and built in the Realty Restoration LLC shop. They are made 1x2, 11-gauge mild steel with ribbed glass. Weighing 60 lbs a piece, heavy duty cabinet hinges were added to support the weight of the door and keep them from sagging. ➢ Under-cabinet receptacles were added along the range wall in order to have a clean, uninterrupted backsplash. Design obstacles to overcome: ➢ Because we were removing the demising walls between the kitchen and living room, we had to find a way to plumb and vent the new island. We did this by tunneling through the slab (the slab had post tension cables which prevented us from just trenching) to run a new wet vent through a nearby structural wall. We pulled the existing hot and cold lines between upper floor joists and ran them down the structural wall as well and up through a conduit in the tunnel. ➢ Since we were converting from wall overs to a gas range it allowed us to utilize the 220 feed for the wall ovens to provide a new sub panel for all the new kitchen circuits ➢ Due to framing deficiencies inherited from the original build there was a 1-1/2” differential in the floor-to-ceiling height over a 20 foot span; by utilizing the process of cutting and furring coupled with the crown moulding details on the cabinet elevations we were able to mask the problem and provide seamless transitions between the cabinet components. Evidence of superior craftsmanship: ➢ uniquely designed, one-of-a-kind metal “X” end panels on the large island. The end panels were custom made in the Realty Restoration LLC shop and fitted to the exact dimensions of the island. The welding seams are completely indistinguishable - the posts look like they are cut from a single sheet of metal ➢ square metal posts on the small island were also custom made and designed to compliment and carry through the metal element s throughout the kitchen ➢ the beautiful, oversized end panels on the pantry cabinets which give the breakfast nook a tailored look ➢ integrating a large format 5 piece Versailles tile pattern to seamlessly flow from the existing spaces into the new kitchen space ➢ By constructing a custom cabinet that jogged around a corner we could not remodel (housing the entry way coat closet) we were able to camouflage the adjacent wall offset within the upper and lower cabinets. By designing around the existing jog in the structural walls we accomplished a few things: we were able to find the space to house, and hide, the microwave and toaster oven yet still have a clean cohesive appearance from the kitchen side. Additionally, the owners were able to keep their much needed coat closet and we didn’t have to increase the budget with unnecessary structural work.

This Outdoor Living Patio project included installation of new patio area, pergola, front and side walkways, and lighting as per our design. Installed was approximately 530 square feet of patio area with a landing step area at the rear door. We used Techo-Bloc ‘Blu 60 Smooth’ pavers for the patio area as well as the front walkway. The existing Front and side walks were removed prior to the hardscape installation. Outdoor kitchen, fire pit, and step were all constructed with Techo-Bloc ‘Graphix’ wall stone. Fire pit and step capped with Techo-Bloc ‘Graphix’ Cap. The Outdoor kitchen is topped with a custom marble counter top. 38″ grill and 38″ double access door were installed in kitchen area. The Pergola is constructed using Western Red Cedar and stained to compliment the hardscaping. Low voltage LED lighting that was installed includes, under cap lighting on step and kitchen; up lights on trees (2 lights each); and a 150 watt transformer. Landscape beds and new plants were installed around the new patio area. The Landscaping included, mulching of new landscape beds, Repair, grade, and seeding damaged lawn areas as well as Trimming existing Hydrangea and Boxwoods. This Outdoor living patio area was installed in Lancaster, PA.

This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.
