Referred to inside H&H as “the basement of dreams,” this project transformed a raw, dark, unfinished basement into a bright living space flooded with daylight. Working with architect Sean Barnett of Polymath Studio, Hammer & Hand added several 4’ windows to the perimeter of the basement, a new entrance, and wired the unit for future ADU conversion. This basement is filled with custom touches reflecting the young family’s project goals. H&H milled custom trim to match the existing home’s trim, making the basement feel original to the historic house. The H&H shop crafted a barn door with an inlaid chalkboard for their toddler to draw on, while the rest of the H&H team designed a custom closet with movable hanging racks to store and dry their camping gear. Designing the carriage doors and keeping the home's original architectural essence was of utmost importance to us and the client. We also suggested awning style or safari style windows for ventilation as the garage was converted to a playroom and needed some air flow while being used. Additionally, the windows were designed to be larger than the standard carriage door size to allow more light inside the room during the day. At night, the lights inside shine through the traditional style window mullions with a warm glow that fills the exterior of the home. The pool measures roughly 2300 square feet, and has a deep end of 10'0". The spa is raised and has 12 therapy heads. There is LED colored lighting throughout the project. There is a 300 square foot zero depth beach entry into the pool with agitator jets to keep the water moving. There is also a sunshelf within the pool. The lazy river wraps around the sunken island, and the current in the lazy river is propelled by a commercial waterpark quality pumping system. The sunken island has lighting, a fire pit, and a bridge connecting it to the decking area. There is an infinity edge on one edge of the pool. The pool also has an in-floor cleaning system to keep it clean and sanitary. The swimming pool also has the ability to change colors at night utilizing the amazing LED lighting system. The pool and spa exposed aggregate finish is French Gray color. The slide that cascades down the grotto is custom built. The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. The Ellis is a three-bedroom, two-story cottage home filled with character and charm inside and out. Functioning as an additional room, the large, covered front porch stretches the entire width of the home and serves as the primary entrance. It also happens to be a great spot to enjoy a family dinner or a cup of tea on a cool summer night. Inside, the comfort and charm continues: hardwood flooring, high ceilings, and numerous, large windows flood the interior with natural light, creating a warm and inviting space.

Situated on a three-acre Intracoastal lot with 350 feet of seawall, North Ocean Boulevard is a 9,550 square-foot luxury compound with six bedrooms, six full baths, formal living and dining rooms, gourmet kitchen, great room, library, home gym, covered loggia, summer kitchen, 75-foot lap pool, tennis court and a six-car garage. A gabled portico entry leads to the core of the home, which was the only portion of the original home, while the living and private areas were all new construction. Coffered ceilings, Carrera marble and Jerusalem Gold limestone contribute a decided elegance throughout, while sweeping water views are appreciated from virtually all areas of the home. The light-filled living room features one of two original fireplaces in the home which were refurbished and converted to natural gas. The West hallway travels to the dining room, library and home office, opening up to the family room, chef’s kitchen and breakfast area. This great room portrays polished Brazilian cherry hardwood floors and 10-foot French doors. The East wing contains the guest bedrooms and master suite which features a marble spa bathroom with a vast dual-steamer walk-in shower and pedestal tub The estate boasts a 75-foot lap pool which runs parallel to the Intracoastal and a cabana with summer kitchen and fireplace. A covered loggia is an alfresco entertaining space with architectural columns framing the waterfront vistas.

Small space living solutions are used throughout this contemporary 596 square foot tiny house. Adjustable height table in the entry area serves as both a coffee table for socializing and as a dining table for eating. Curved banquette is upholstered in outdoor fabric for durability and maximizes space with hidden storage underneath the seat. Kitchen island has a retractable countertop for additional seating while the living area conceals a work desk and media center behind sliding shoji screens. Calming tones of sand and deep ocean blue fill the tiny bedroom downstairs. Glowing bedside sconces utilize wall-mounting and swing arms to conserve bedside space and maximize flexibility.

A description of the homeowners and space from Linnzy, the Presidential Pools, Spas & Patio designer who worked on this project: "The homeowners can be described as an active family of three boys. They tend to host family and friends and wanted a space that could fill their large backyard and yet be functional for the kids and adults. The contemporary straight lines of the pool match the interior of the house giving them a resort feel in the very own backyard! The large pergola is a perfect area to cool off in the shade while enjoying a large outdoor kitchen as well as an oversized fire pit for the cooler nights and roasting marshmallows. They wanted a wow factor as the pool is the main focal point from the living room, and the oversized wall and rain sheer did the trick!"

A large window of edged glass brings in diffused light without sacrificing privacy. Two tall medicine cabinets hover in front are actually hung from the header. Long skylight directly above the counter fills the room with natural light. This 1850s farmhouse in the country outside NY underwent a dramatic makeover! Dark wood molding was painted white, shiplap added to the walls, wheat-colored grasscloth installed, and carpets torn out to make way for natural stone and heart pine flooring. We based the palette on quintessential American colors: red, white, and navy. Rooms that had been dark were filled with light and became the backdrop for cozy fabrics, wool rugs, and a collection of art and curios. A Seattle couple needed to take advantage of our amazing summer weather and asked for a way to watch movies outside. We were up to the challenge, designing a custom concrete bench that by day serves as built-in seating and transforms at night into a perfect spot to catch a flick on the fly!
