A modern powder room with bold decorative elements that are reminiscent of a homeowner's roots in India. A 36" gold butterfly mirror sits atop a bold wallpaper featuring wildlife and botanicals. The wallpaper is contrasted with a horizontal striped paper on 2 walls. Instead of centering a tiny mirror over the sink we used the whole wall, centering the mirror on the wall and flanking it with directional modern wall sconces.

When our clients approached us to renovate their 1950s Newfoundland home, their goal was to modernize while reflecting both their West Coast roots and current East Coast lifestyle. What began as a simple ensuite repair expanded into a full home transformation, completed in two thoughtfully phased renovations. Drawing from our cross-coastal experience—and a personal connection to the home’s past—we blended classic East Coast charm with West Coast simplicity. From reworking the layout and finishes to integrating their art collection and layering in warm, tactile materials, every detail was designed to feel cohesive, inviting, and deeply personal.

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath. NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars. ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.) o 10,900 kwh total consumption (8.5 kbtu/ft2 EUI) o 16,200 kwh total production o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive. WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates. FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage. RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. Prior to its near-total reconstruction, the Jett Residence was an overgrown structure hidden in a grove of trees in Iowa City, IA. The strikingly-renovated cottage now serves as a retreat house for its owners. Originally built in 1853, the residence retains a significant portion of the original, locally-made red brick. An original, vaulted stone root cellar—rumored to have been part of the Underground Railroad—also remains on the property. The owners were deeply involved in working with Neumann Monson Architects, Iowa City, in planning the renovation, according to co-owner Bobby Jett. The interior design of the 1,870 sq. ft. cottage offers a highly contemporary flair within the historic setting. The most prominent feature of the exterior is the RHEINZINK roof. “Everyone loves the roof,” Jett said. “They’ve never seen anything like it.” Approximately 2,500 sq. ft. of RHEINZINK Square Tiles were utilized. The 0.8mm prePATINA blue-grey Square Tiles were installed in a diamond pattern. Selection of the RHEINZINK Square Tiles was inspired by an old black and white photo of the house taken more half a century ago. “At that time, the roof of the house had diamond shaped shingles. We wanted to replicate that look,” according to Jett. “The architect suggested that RHEINZINK could provide the look and durability we wanted.” “We definitely wanted to replicate the roof’s visual pattern that we saw in the old photo but obviously wanted it to have more permanence and durability,” said Tim Schroeder, vice president at Neumann Monson Architects. “We’ve worked with zinc before and thought it would be a good complement to the dormers that would provide a nice crisp appearance. The RHEINZINK was definitely a nod to the historic element but provided a progressive look as well.” Fabrication of the Square Tiles was done by RHEINZINK systems partner Sheet Metal Supply (SMS), Mundelein, IL. Installation of the RHEINZINK Square Tiles was performed by Natural Metal Associates, Mont Vernon, NH. The owner of Natural Metal Associates, Lou Rondeau, has extensive hands-on experience with zinc fabrication methods and techniques. “I knew this was a unique project and I really wanted to be a part of it,” Rondeau said. Rondeau was accompanied by an apprentice and personally did the hand-cutting and folding associated with detailing the valleys and edges. The work also included installation of the RHEINZINK half-round 5½” gutter system. The installation was completed in nine days, according to Rondeau. “Zinc is a premium material that’s a real pleasure to work with,” he said.

Our design for the expansion and gut renovation of a small 1200 square foot house in a residential neighborhood triples is size, and reworks the living arrangement. The rear addition takes advantage of southern exposure with a "greenhouse" room that provides solar heat gain in winter, shading in summer, and a vast connection to the rear yard. Architecturally, we used an approach we call "willful practicality." The new soaring ceiling ties together first and second floors in a dramatic volumetric expansion of space, while providing increased ventilation and daylighting from greenhouse to operable windows and skylights at the peak. Exterior pockets of space are created from curved forces pushing in from outside to form cedar clad porch and stoop. Sustainable design is employed throughout all materials, energy systems and insulation. Masonry exterior walls and concrete floors provide thermal mass for the interior by insulating the exterior. An ERV system facilitates increased air changes and minimizes changes to the interior air temperature. Energy and water saving features and renewable, non-toxic materal selections are important aspects of the house design. Environmental community issues are addressed with a drywell in the side yard to mitigate rain runoff into the town sewer system. The long sloping south facing roof is in anticipation of future solar panels, with the standing seam metal roof providing anchoring opportunities for the panels. The exterior walls are clad in stucco, cedar, and cement-fiber panels defining different areas of the house. Closed cell spray insulation is applied to exterior walls and roof, giving the house an "air-tight" seal against air infiltration and a high R-value. The ERV system provides the ventilation needed with this tight envelope. Floor Installation 1.Mark out the baseline of gound level, 2.Mix the mortar with ratio of 1 cement to 4 sand to have semi-day mortar, 3.Lay the mixed mortar in level with a layer of 3-4cm thickness,place the tile over the mortar and adjust the height properly to be leveled, 4.Remove the tile after level adjustment.Put a thin layer of cement powder on the mortar and add water on it to become wet, 5.Put the tile on top and gently knock with rubber hammer until it sealed with the mortar properly. Make sure the tile is leveled and has the same space between each other. Those tiles which are not leveled with others should be removed and repeat the leveling procedure in step 4.Genetally,the space between two tiles should be 2mm for water evaporation and normal expansion. Daily maintenance of Micro Crystal Stone 1.The laying area of micro crystal stone can only be opened for use or stacking any item on top after at least 24 hours of filling the gap, 2.The ground must be covered with plywood or carpet for protection in case of doing other decoration work after the installation of micro crystal stone floor, 3.In areas like exit and entrance, the surface of micro crystal stone floor should be covered by carpet or plywood to protect it from the damage of abrasion of sand or other hard material. 4.Do not use general floor wax on micro crystal stone,General floor wax is an oil-based wax which is easily stuck to dust. 5.Please use rubber wheels for shopping cart and trolley on micro crystal stone floor, for the hard wheel may scratch and damage the surface, 6.Regular care and maintenance is the key for long lasting of micro crystal stone’s high glossy and reflection.
