The client hired our firm to help with the layout of the new home and bring some suggestions based on the beauty and functionality that they wanted to achieve. So we worked very closely with the drafting company to achieve the desired look and layout. We were ask to help select all the materials ( flooring, plumbing, lighting, kitchen and cabinet designs as well closet planning, paint plan, window treatment, solar blinds, and all custom part like like the kitchen metal vent and bar area corrugated. We also bought and selected most of the new furniture for the client and integrated existing artwork so it would be featured very well. We created a kitchen library for the numerous cookbooks that the clients has been collecting for decades, actually the kitchen was built around the books. A second working kitchen with sliding pantry was planned so items and prep work could be hidden for the main open space kitchen. A very large mud room was designed to accommodate the 4 season needs with different storing options. The client wanted a fresh modern, industrial look the the house with an airy beachy feel since it overlooks a gigantic lake. All rooms were designed to let the outside feel inside with big windows and white walls. Custom made hardware in the kitchen bring a lived in look and cabinets that are designed with a special custom profile. The use of shiplap in the laundry room, powder room living room and dining room and lower floor living room are to give texture and feel to the house.

Building on the Stamford coastline is technically challenging and tricky. RAC’s experience in waterfront design came in very handy while developing this 3500 s.f. beach cottage. Our client wanted an open floor plan with room to entertain, as well as spaces to retreat. Numerous discussions over many months resulted in a well-thought-out custom designed modern home that will provide comfort and beauty for years to come.

Originally built in 1915 in the Shingle style, this house was “modernized” in the 1940’s to be a center hall colonial. The transformation resulted in several eccentricities that, when combined with the history of the house, informed our design. We have been working with the family for many years, and have been responsible for the architecture, the interior design, and selection of all furniture, finishes, artwork, lighting, antiques, etc. We have also coordinated the efforts of numerous other consultants, including the landscape architect, the well driller, the landscape lighting designer, and more. We have also designed multiple custom furniture pieces, and worked with numerous artisans and craftspeople on specific pieces for the house. Our design retains the character and detail of original house, yet works in furniture pieces and design elements that seamlessly tie together a blend of western and eastern influences. We renovated and/or created following: family room, workroom, laundry room, guest suite, home office, and wine cellar in the basement; living room, dining room, sun room with bar, family room, powder room, kitchen, and breakfast area on the first floor; master suite and three bedrooms and two bathrooms on second floor; home office, and study on third floor; and painting studio, reading room, bathroom, and 3-car garage in carriage house. The home includes a Japanese Tearoom and a Japanese Guest Suite. The project included installation of all new systems, including forced air heating and cooling, hydronic radiant heating on all floors, new plumbing and bathrooms throughout, new insulation, and a new slate roof with copper gutters and leaders. We also renovated the carriage house where we added dormers, a porch, and transformed the building into a painting studio, with views out to the new Japanese Garden.

AWARD WINNING DUPLEX DESIGN Bob-a-day Park Little Bay duplex in historical precinct This Little Bay duplex is the winner of the HIA Housing Awards 2019 for category: – Townhouse/Villa Development 2-10 dwellings ‘HIA NSW Region’ and a finalist for category: – Residential Interior Design ‘HIA NSW Region’ Judges said, “A functional design with a light and bright living area that has excellent cross flow ventilation and innovative design with sustainable features.” Congratulating SSRB Developments with Edifice Design, Architects on such an outstanding achievement, HIA Executive Director – NSW, David Bare, said “The awards recognise excellence in residential construction and these awards provide a tremendous opportunity for HIA members to showcase their projects and highlight building and design excellence.” [HIA Media Release 19 October 2019] Set in Little Bay’s old Prince Henry Hospital precinct, this dual occupancy is designed to complement its rare historic and coastal location. The two dwelling requirement and contextual fit make the building unique, shaped and functioning as follows: Design Subtly distinguished separate dwellings — while still appearing as a single residence. Contemporary but synergistic with heritage setting — contemporary detailing with a scale (height, setbacks) in keeping with the historic “Flower’s Building” and materials/colour selections (face brick, boarded cladding, stone) that complements, not competes with, its heritage, seaside setting. Streetscape and contextual fit: The Ewing Avenue frontage and northern neighbour are addressed by a darker, quieter core element, clad in metal and light coloured, boarded features that extend from the ground to its flat parapeted roof. The darker, northern side anchors the lighter and more open, glazed southern side that overlooks Bob A Day Park and sits beneath a flat planar roof. External walls are layered horizontally with boarded cladding to the first floor, flat rendered wall at the ground floor and a face brick basement. Balconies, views and privacy — generous floor to ceiling horizontal louvred windows fill rooms with sunlight and views to the park and ocean. The linear effect is further accentuated by both dwellings having projected outdoor balconies with the southern balcony having a continuum of louvres to either open or close for sunlight, stargazing or privacy. Façade finishes and an entry of stone, copper and wood — texture and colour, accentuated by a copper panelled front door, timber louvres above and a feature stone blade wall, clearly defines the entry. Slender metal awnings and sliding panels also provide further articulation to the facades as well as privacy. An exterior ‘living green wall’ — which is also viewable from the living room. A sunny, north east plunge pool — which is overlooked by two semi enclosed entertainment balconies. Large water tanks totalling 7000 litres — which services toilets, laundry and gardens. An extensive solar panel system — totalling over 10 KWs. Primary dwelling (southside) — for main family: 3 bedrooms, 2.5 bathrooms, laundry, open planned living, kitchen and dining areas, a separate TV room, roof terrace and serviced by a lift (basement to level 1) 5,000 litre rainwater tank servicing the toilets and laundry 5.4 KW solar panel system 2 car basement car park. Secondary dwelling (northside) — for extended family: 3 bedrooms, 2 bathrooms, laundry, open planned living, kitchen, dining, a separate TV room Plunge pool 2,000 litre rainwater tank servicing the toilets and laundry 4.8 kW solar panel system 1 car basement car park + 1 car hardstand. 2. Qualitative requirements: Generally: Maximise sun, light and outlook to all rooms. Extensive glazing and use of skylights. Rooms to be designed as contemporary spaces with seamless, clean lines. Colour selections to be light, non jarring, using colours from whites to neutrals. Use of natural materials such as timber and stone. Open planned living areas — kitchen, dining and living with a strong spatial connection to encourage family together time. Main dwelling to have a separate TV room so that living areas remain unaffected by media intrusions. Bedrooms grouped together on the ground floor to ensure district and ocean views are prioritised for the living areas. Maximise louvred glazing to southern side of primary residence to overlook Bob A Day Park. Ocean views maximised where possible, most likely achieved across to the north east. Multi-layered complex approval process From the outset, there were numerous multi-layered approval stages through which to navigate. This ensured a vigorous, disciplined design approach. Stages included: The Prince Henry Design Review Panel (PHDRP) — appointed by Landcom to monitor the historic Prince Henry development site Randwick City Council — Development Application NSW State Heritage Department — approval required given the project’s proximity to the historic “Flowers” building. Randwick Council — the Construction Certificate was particularly involved with difficulties around strict adherence to; setbacks, height and floor space ratios and alignments with the southern setback of the “Flowers” Building, a flat roof geometry and guides around the use of external colour and materials. This extremely dirty and dull Victorian tiled hallway floor was at a house in Westcliffe on Sea near Southend. The tiles were well overdue for a deep clean and having worked on many of these types of floors before I was confident we could do the job. Any sealer that was originally present had worn off years earlier so I went straight in with a strong solution of Tile Doctor Pro-Clean diluted 1:1 with water. This was applied to the floor and left to soak in for ten minutes before being worked into the tiles with a black scrubbing pad fitted to a rotary buffing machine. The soiled cleaning solution was then removed using a wet vacuum and the floor was rinsed. The process was then repeated a few times to ensure all the ingrained dirt had been removed and we also tackled a few paint splashes that became evident. The floor was given a final and thorough rinse with water to ensure all trace of cleaning products had been removed and dried as much as possible using a wet vacuum. The Victorian tiles were left to dry out for two days before we returned and the floor checked for dampness using a damp meter. Everything checked out OK so we proceeded to seal the tiles using numerous coats of Tile Doctor Seal and Go which is our recommended sealer for Victorian tiles as it gives a nice low sheen effect that enhances their appearance as well as protecting them from future staining. This unique 2.75 acre property, located on the Roosevelt Channel on Captiva Island, was transformed from a barren construction site into a tropical garden that would rival some botanical gardens. The homeowners are garden enthusiasts and collaborated closely with Bob Walsh and the landscape team to create a variety of lush landscape gardens including; a Tropical Flowering Tree Garden, Moonlight & Scent Garden, Citrus & Edible Garden, Specimen Palm Gardens, Tropical Shade Gardens, Butterfly Gardens, and Waterfall Gardens with lagoon pools for Koi fish. Outdoor living was of primary consideration as well. The Seminole Indian Chickee Hut overlooks a private Island Beach with hammocks to offer a retreat for entertaining and relaxation while a 42 foot circular Stone Labyrinth is a place for meditation and contemplation. Moon and accent landscape lighting allow the numerous pathways and gardens to be enjoyed well beyond sunset.

I designed and assisted the homeowners with the materials, and finish choices for this project while working at Corvallis Custom Kitchens and Baths. Our client (and my former professor at OSU) wanted to have her basement finished. CCKB had competed a basement guest suite a few years prior and now it was time to finish the remaining space. She wanted an organized area with lots of storage for her fabrics and sewing supplies, as well as a large area to set up a table for cutting fabric and laying out patterns. The basement also needed to house all of their camping and seasonal gear, as well as a workshop area for her husband. The basement needed to have flooring that was not going to be damaged during the winters when the basement can become moist from rainfall. Out clients chose to have the cement floor painted with an epoxy material that would be easy to clean and impervious to water. An update to the laundry area included replacing the window and re-routing the piping. Additional shelving was added for more storage. Finally a walk-in closet was created to house our homeowners incredible vintage clothing collection away from any moisture. LED lighting was installed in the ceiling and used for the scones. Our drywall team did an amazing job boxing in and finishing the ceiling which had numerous obstacles hanging from it and kept the ceiling to a height that was comfortable for all who come into the basement. Our client is thrilled with the final project and has been enjoying her new sewing area.

This project is proof that the challenges posed by limited space and accessibility can always be overcome in order to deliver stunning results. The space itself was rather small and also very close to the neighboring residence. Not only was the neighboring wall imposing, it was also of a completely different design style. The goal here was to create a layering effect with numerous features of varying heights. Not only would this add depth and dimension to the overall design, but it would cause the viewer to shift their focus from the encroaching wall to the beauty of the pool space. Instead of trying to maximize the water area by squaring off the pool, I decided to instead maximize the visual interest by gracefully rounding off the back wall of the pool. This was accomplished by implementing a raised stucco wall, and also a shorter, matching curved wall, featuring a "Sheer Descent" waterfall. Inside the taller, deep-plum stucco wall, I created three vertical windows which are all highlighted by LED uplighting. To give depth, dimension and some natural beauty, I implemented a simple bed of Horse Tail Reeds behind the short wall, and chose to place Banana Trees behind the taller wall. The main seating area is just outside the home's master suite, and is separated by a "Leuder" limestone fire pit. Aside from being a striking design feature, the floating stepper pads accomplish a number of things; they serve triple-duty as a walkway, a seating area adjacent to the fire pit, and also as a poolside rest for beverages. After discovering that the narrow courtyard acted as a sort of wind tunnel between the two houses, we opted to install tempered glass in order to better control the behavior of the flames. This solved the problem while remaining visually pleasing to the client as well. You'll notice in some of the leading photos for this project that I had originally intended to implement stepper pads on both sides of the pool closest to the house. And despite a thorough understanding of what would be necessary on an engineering and structural-design basis, we were eventually forced to turn this into a solid deck due to unrelenting city-required setbacks. However the client remained very understanding due to encountering a number of similar issues in their home-build process. In the end, they were delivered an outstanding pool design that had come to fruition only after coming up with numerous solutions to a number of challenges that only a unique space like this could provide.

This client’s busy lifestyle includes a pool, preteens and pets which called for a durable and waterproof flooring to run not only through the kitchen but through the entire lower level of their home. We found the perfect flooring product which spurred the new kitchen design. Our clients wanted their builder basic kitchen to have a fresh and updated feel. We started by lowering the bar to create a more open feel to the living room. We transformed their unused desk area into a function wine bar. We removed the original island and designed a larger custom island to incorporate a unique pet feeding area as well as a drawer microwave. New appliances were added throughout as well as painted cabinets, granite countertops and glass subway tile as the backsplash. Extensive lighting upgrades included numerous overhead can lights, pendants over the bar and Adorne under cabinet lighting and electrical system (allows for an uninterrupted backsplash).
