Modernism’s most sacred tenets—simplicity, utility, order, rationalism, form following function—were nothing new to the Shakers who settled New York’s Columbia County. This house, located in Chatham and not far from Hancock Shaker Village, therefore picks up on these parallel precedents to embrace both Shaker ideals and their natural outgrowth in the architecture of today. Here, a 16-foot entrance gallery lined with clerestory windows serves to separate principle living areas from bedrooms, while also functioning as exhibition space for a perpetually evolving collection of contemporary art and design objects. The house, raised on a concrete plinth, is clad in wood, while a separate studio showcases exterior surfaces covered in Cor-ten steel shingles. Yet the forms are unified by a continuous copper roofline. The interrelationship creates juxtapositions between urban and rural aesthetics, a sense of lofty volume grounded by humble materials and finishes, and an interplay between intimate rooms and the rolling wide-open landscape outside.

Welcome to Malt Studio where modern design meets functionality!
Our design journey began as classmates who share a passion for creating spaces that inspire and uplift as well as provide harmony and beauty.
As graduates of the New York School of Interior Design, we have been collaborating on projects that showcase our love for interesting new spaces layered with unique objects that are personal to each client.
Our mission is to bring joy and comfort to our clients through thoughtful, functional design. With our combined expertise and creative synergy, we're dedicated to transforming spaces and enhancing lives. Let's work together to bring your vision to life!

This traditional kitchen is visual proof that adding in some elements of contemporary design does not have to feel cold. The space combines the bold, dark colors of the durable granite counters and the glass & stone mixed mosaic backsplash, with the clean white cabinetry that keeps the kitchen area looking airy and bright, even when the natural lighting doesn't reach the end of the long room. Plus, the different textures of the mosaic backplash gives it extra visual interest making this kitchen anything but boring black and white! It's a timeless makeover that will last for years to come, and if the homeowners want to, it will be easy to incorporate color by the use of accent pieces. They can easily add some colorful dishes, chairs, vases, and other little objects that can be switched out whenever they want to showcase a new color! For example, they can add red and green decorations during Christmas and the holidays, and fun bright colors during spring time!

Modern Citi Group helped Jane in remodeling her alcove studio in Midtown East. This comprehensive renovation project included a full remodel of the bathroom and kitchen, as well as updates to all rooms and closets.
The primary objective was to modernize the apartment while aligning it with the family's lifestyle and needs. The design challenge was to deliver modern aesthetics and functionality while keeping the project within budget.
The construction team completely revamped the kitchen, which featured new two-tone cabinetry, stainless steel appliances, elegant Vivid White quartz countertops, and Aria tile backsplash and flooring. Kitchen design finishes echoed the ones in the bathroom creating a cohesive modern look.
Bathroom remodel included converting the tub to a shower, installing a modern wall-mounted vanity, and replacing all fixtures. The shower area showcased an accent black & white Astoria wall tile, perfectly complemented by the subtle stone-looking Aria Ice porcelain tile on the floors and walls in the rest of the bathroom.
In just eight weeks, Jane and her family received a beautifully renovated, modern apartment with a cohesive style and finishes that fit their lifestyle and expectations.

Blocks made of soft textured fabrics add both visual interest and soft safe objects for growing baby to explore. The fluffy bunny is sure to become a favourite companion! The faux fur rug will be soft underfoot and provide a soft landing during those first steps!

This project showcases a bold, architectural approach to a large-scale residential landscape, emphasizing clean lines and high-contrast materials to create a truly high-end outdoor experience.
The Design Vision:
The objective was to transform this expansive estate into a series of functional "outdoor rooms" that maintain a sleek, minimalist aesthetic. We focused on precision masonry and a neutral palette to allow the structural elements of the design to take center stage.
Key Features:
Architectural Hardscaping: We utilized large-scale, custom concrete pavers in a "floating" layout, creating a rhythmic and structured pathway that guides movement through the estate.
The Sunken Fire Lounge: A primary focal point, the sunken fire pit area features a custom-built, L-shaped bench with integrated stone backing. The use of sleek, light-toned stone veneer and smooth concrete surfaces creates a sophisticated space for evening entertainment.
Lush, Low-Maintenance Greenery: Vibrant, emerald artificial turf provides a stark, clean contrast against the cool gray tones of the concrete and stone. To add texture, we integrated native agave and yucca plantings set within dark basalt gravel beds, anchored by large natural boulders.
Structural Definition: The entire space is framed by clean-lined black ornamental fencing and multi-level concrete retaining walls, which manage the site's grade while adding to the modern, tiered look of the property.
The final result is a seamless blend of luxury and functionality, offering a refined Texas Modern aesthetic that is built for both high-impact visual appeal and effortless living.

A wide and deep bay window area was the ideal place for a desk. We opted for a large writing table with plenty of space to spread out. The cabinet to the right of it -by Ironies- provides ample storage for books, supplies etc. The bookcase to the left -also Ironies- was used to display quirky objects such as the animal-shaped potteries from Jonathan Adler.

Chinese blue & white antique ceramics pair well with other eclectic objects.

This curated family room was designed as part of a complete Coconut Grove home remodel, where art, architecture, and daily living were brought together in a more refined and personal way. The finished space features a custom media wall and gallery cabinetry designed to anchor the room while showcasing the clients’ art and collected objects as a focal point rather than an afterthought.
A tailored white sectional, acrylic cocktail table, and graphic zebra rug keep the room fresh and contemporary, while the custom built-ins create visual structure and display space that connect naturally to the adjacent kitchen. The result is a polished yet highly personal family room that reflects the clients’ creative lifestyle and gives their art collection a strong presence within the overall design of the home.

Seating for six was an essential design requirement for this contemporary dining room. A custom stationary curved dining banquette was paired with the oval dining table, allowing the entire dining area to shift closer to the wall and significantly widening the primary circulation path. This thoughtful space-planning solution improves traffic flow while creating a more intimate and inviting dining experience.
Open étagères elegantly frame the banquette, transforming the dining area into a curated gallery for the homeowners' treasured collections gathered through years of travel. The open shelving introduces architectural height, layered styling, and visual depth while showcasing art, sculpture, and meaningful objects. Together, the bespoke seating, efficient floor plan, and thoughtfully curated displays create a sophisticated dining space that balances modern luxury, functionality, and personalized design.

This luxury finished basement showcases a refined modern-contemporary design with warm natural materials, clean architectural lines, and intentional craftsmanship throughout, blending high-end residential construction with upscale hospitality and performance-driven spaces. The custom basement bar features solid wood cabinetry in a natural oak or white oak finish, paired with sleek matte black stone countertops that provide durability, contrast, and a timeless modern aesthetic. Vertical slat wall paneling runs behind the bar and shelving, adding texture, rhythm, and architectural depth while reinforcing a Scandinavian-inspired modern warmth that elevates the space beyond a traditional basement remodel. Floating wood shelves with integrated stemware racks create an open, airy feel while displaying glassware, bar accessories, and decorative objects in brushed brass, smoked glass, and neutral ceramics, tying together modern organic and mid-century influences. Dual glass-front beverage refrigerators with stainless steel trim anchor the wet bar, offering functional cold storage while reinforcing a high-end entertaining environment ideal for hosting, relaxing, or daily use. The black backsplash and counter surfaces ground the lighter wood tones, creating balance, contrast, and visual sophistication consistent with luxury interior design trends. Recessed ceiling lighting and flush-mount fixtures provide soft, even illumination, while accent lighting highlights textures, shelving, and materials without overpowering the space. The basement flooring appears to be wide-plank engineered hardwood or luxury vinyl plank in a light natural wood tone, delivering warmth, durability, and moisture resistance ideal for below-grade construction. Adjacent to the bar, the custom home gym is designed with a sleek, performance-focused aesthetic featuring rubber flooring with integrated turf training lanes, high-contrast white line markings, and commercial-grade fitness equipment. Matte black walls and ceilings create a bold, immersive workout environment, enhanced by linear LED strip lighting that adds a modern, architectural edge while providing functional task lighting. The gym includes power racks, cable machines, free weights, storage hooks, and wall-mounted accessories, emphasizing organization, efficiency, and intentional layout planning. Dark finishes, industrial textures, and minimalist detailing create a cohesive modern luxury feel that mirrors high-end boutique fitness studios while remaining integrated into the residential design language of the home. Throughout the basement, clean drywall finishes, crisp trim work, and concealed mechanical systems reflect thoughtful construction planning and attention to detail from a skilled general contractor. This basement remodel exemplifies custom home building excellence, combining entertainment, wellness, and design-forward living into a cohesive lower-level retreat. The overall style blends modern, contemporary, organic modern, Scandinavian, and subtle industrial influences, resulting in a timeless yet bold space that adds significant lifestyle value and resale appeal.
