Modernize the kitchen, eliminate bearing walls, lots of storage, upgraded appliances and so much more. They have been chasing this dream for years and have been turned down by multiple firms due to level of difficulty of the project, budget constraint and as she put it “cleeking with a design firm that can feel her needs” Our staff spent countless number of hours to hear her and bring her dream to reality. The main constraint was the bearing wall on corner of foyer and living room, which was a closet, main duct chase and return ducts, obscene amount of plumbing and not to mention structural load. By the way of re-routing mechanical chases, and reformulating all second-floor plumbing stack to back walls, and then inserting few structural beams that transfer the second-floor joists to front and back wall, we have accomplished the biggest goals of all and created the view open floor plan Now home to a big island with cooktop and beverage center. The home has front to back clear view of the scenic lake. ¬¬¬With expanding the kitchen into front breakfast area, we have doubled up on storage and cabinet space. Long line of gorgeous counter top and full backsplash under new Led lighting has glorified this kitchen project. The linear porcelain floor tile has complimented the counter top and her trophy accessories.

Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere. Life Transformed Our client’s life has been completely transformed. Purple Glass Splashback. This client opted for Zebrano units, and a stone work surface in this kitchen design. The expansive Island is home to the sink, and an eating area. There were load bearing obstacles that had to be modified and windows were added. The shower has a shower head, hand held sprayer and two body jets. The tub is large and holds up to 54 gallon and is 6 feet long.

The resulting design solution features a central pantry that captures the ductwork and provides valuable storage- especially when compared to the original kitchen's 18" wide pantry cabinet. The pantry also anchors the kitchen island and serves as a visual separation of space between the kitchen and homework area. Through our design development process, we learned the formal living room was of no service to their lifestyle and therefore space they rarely spent time in. With that in mind, we proposed to eliminate the unused living room and make it the new dining room. Relocating the dining room to this space inherently felt right given the soaring ceiling and ample room for holiday dinners and celebrations. The new dining room was spacious enough for us to incorporate a conversational seating area in the warm, south-facing window alcove. Now what to do with the old dining room?! To answer that question we took inspiration from our clients' shared profession in education and developed a craft area/homework station for both of their boys. The semi-custom cabinetry of the desk area carries over to the adjacent wall and forms window bench base with storage that we topped with butcher block for a touch of warmth. While the boys are young, the bench drawers are the perfect place for a stash of toys close to the kitchen. The kitchen begins just beyond the window seat with their refrigerator enclosure. Opposite the refrigerator is the new pantry with twenty linear feet of shelving and space for brooms and a stick vacuum. Extending from the backside of the pantry the kitchen island design incorporates counter seating on the family room side and a cabinetry configuration on the kitchen side with drawer storage, a trashcan center, farmhouse sink, and dishwasher. We took careful time in design and execution to align the range and sink because while it might seem like a small detail, it plays an important role in supporting the symmetrical configuration of the back wall of the kitchen. The rear wall design utilizes an appliance garage mirrors the visual impact of the refrigerator enclosure and helps keep the now open kitchen tidy. Between the appliance garage and refrigerator enclosure is the cooking zone with 30" of cabinetry and work surface on either side of the range, a chimney style vent hood, and a bold graphic tile backsplash. The backsplash is just one of many personal touches we added to the space to reflect our client's modern eclectic style and love of color. Swooping lines of the mid-mod style barstools compliment the pendants and backsplash pattern. A pop of vibrant green on the frame of the pantry door adds a fresh wash of color to an otherwise neutral space. The big show stopper is the custom charcoal gray and copper chevron wall installation in the dining room. This was an idea our clients softly suggested, and we excitedly embraced the opportunity. The Williams Master Bathroom is one of our favorite bathroom renovations. We can’t get over how gorgeous this bathroom came out! How can you not walk into this bathroom and smile?! The bright teal subway tile totally transformed this space. Many obstacles on this project were avoided due to our well-experienced renovation team. We provided these clients with a custom vanity and linen closet, new shower, elevated tub platform with a freestanding tub, vertical running subway tile, and marble floor tile to brighten up this once peach builder’s grade bathroom.

Our recently married Clients contacted us regarding a kitchen remodel. They were envisioning changing their future home from the house the wife grew up in for 10 years to one they could call their own. Their first project, the kitchen, needed major updating and re-design to allow better flow for everyday use. Another primary goal was removal of the wall between the kitchen and family room, in order to create a better flow for entertaining purposes. After speaking with several other contractors, they had concerns as to the possibility of the bearing wall being removed, including the mechanical and plumbing obstacles.

The client desired a European style with sleek, modern aesthetics, and we were thrilled to bring their vision to life. In the kitchen, we installed stunning flat-panel cabinets that exude a contemporary charm. The upper cabinets reached all the way to the ceiling, optimizing storage space and providing a seamless, polished look. These upper cabinets not only offer ample storage but also add a touch of elegance to the entire kitchen. To further enhance functionality, we incorporated wide drawers into the design. The grand opening of Eagle Rock Dog Park in May of 2019 was long awaited by members of the Eagle Rock community. With so many members of the community being dog owners, they wanted a nice place where they could take their dogs for some exercise and play time. The city of Los Angeles appointed the talented Craig Raines as the architect on the project, and ForeverLawn Pacific Coast was called in to install K9Grass® synthetic turf. In just four days, the team installed 8,500 square feet of K9Grass Classic around several obstacles such as mounds, boulders, and a fallen tree. K9Grass Classic is a durable, low-maintenance product that’s ideal for a dog park. Now the city won’t have to worry about the park becoming smelly and unsightly or the dogs digging up holes.

This project was a commercial law office that needed staircases to service the two floors. We designed these stairs with a lot of influence from the client as they liked the industrial look with exposed steel. We stuck with a minimalistic design which included grip tread at the top and a solid looking balustrade. One of the staircases is U-shaped, two of the stairs are L-shaped and one is a straight staircase. One of the biggest obstacles was accessing the space, so we had to roll everything around on flat ground and lift up with a spider crane. This meant we worked closely alongside the builders onsite to tackle any hurdles.

This backyard is what Kids and Parents dream about! The yard was large, over grown, and lacked a clear definition of what the space was for. With two young, energetic girls, who love to explore, the owner wanted to keep it as natural as possible, but add several new elements. A fireplace was added to the patio area which created indoor-outdoor living. A small outdoor kitchen was added for entertaining. A large pool with Baja shelf , a Jacuzzi, and seats through out create an oasis as the focal point. The bike paths were defined by gravel. We removed two enormous trees and used them to mulch the entire yard. The trunks were used as a fun obstacle course. A shady area was kept for the tire swing and picnic area. And the finishing touch; handprints in the new sidewalk!

This kitchen remodel in Lakewood has undergone such an amazing transformation from a dark, dated space to bright and functional! We experienced many obstacles in this tight space but was able to design around the challenges to create a beautiful and functional space. The original design intent was to bring the cabinets all the way to the ceiling but found out this wasn’t an option as all the soffits had interior mechanical systems and couldn’t be reconfigured. One solution was to raise the soffits on the range and sink walls to gain an extra 6” of cabinet space and build out the soffit above the refrigerator to create a custom built-in look. This extension of the soffit created the perfect opportunity for a narrow pantry cabinet facing the dining room which adds much needed storage space. By painting the soffits the same color as the cabinets, we were able to install the crown trim on top of the soffit in lieu of the cabinets to create the illusion of taller cabinets and lengthening the ceiling height. We omitted the wall cabinet to the left of the range to create a more open space both visibly and functionally. This provided the opportunity to install an accent pendant over the open counter which has been lowered to maintain one counter height throughout for a seamless look. Decorative door panels give the perfect finishing touches on the cabinetry and truly convey a custom look. The cabinets were finished in Waypoint’s Shaker style in Linen color and were paired with Amrock’s stunning gunmetal finish hardware. The existing floor tile was replaced with Daltile’s Forest Park Maple wood-look plank which now extends into the dining room creating a natural separation of kitchen/dining space to the adjacent Family room. The warmth of the floor tile compliments the Linen cabinetry color and Gunmetal finishes throughout. This beautiful kitchen offers a beautiful and functional design solution and we are thrilled our client can love their personalized kitchen for many years to come!

This couple purchased the home with the intent to remodel. Not only did it have an amazing view, it also had a lot of potential. We focused on improving the flow of the home and bringing it up to date. Tearing down some large obstacles in the open areas and optimizing the space for the master suite by pulling the closet out of the carpeted bathroom and creating a much more functional walk in closet which also acted as a sound barrier from the living spaces. Because the couple was expecting and not completely moved in, this was a fast tracked project while they rented space elsewhere.
