We were lucky enough to have the opportunity to help an older couple in our local community. They approached us with a project that they thought would be impossible. Turn a 6x6 first floor pantry into a fully functioning bathroom. Normally this space limitation would not be a problem but the plumbing presented a difficulty that already scared away 2 other contractors. We were able to overcome this obstacle with the help of our experienced staff who keep up to date on the newest devices and products in the remodeling industry.
We had a very enjoyable experience designing and remodeling this room. Even with the small space limitations we believe we came up with a very unique and rustic feel for their 1890's farm house. I must end on all the custom wood work that our employees made for this project. From the custom, two-sided, door to the little, wooden, wall shelf we made all of the wooden pieces you see in this project and most of them were unique creations specifically for this job.

The family liked having a general dining area as well as a formal dining room but wanted to change up the overall layout while opening up the kitchen.

• A structural engineer was brought in to give options for relocating duct work and building a new header.
• Combining the old kitchen and dining room resulted in a great new space that was very long. This allowed us to create new workspaces across two islands.
• A contrasting color theme (bright perimeter cabinets and dark islands) helped ground the space, making it flow while still feeling intimate and inviting.
The homeowners love their new space and report that the aesthetic and functional changes allow them to do more, both individually and together. This project was exciting to design as we were faced with many challenges from the beginning. Our client requested an open layout feel; yet the existing layout blocked the sight views to
the living room and dining room. The original flooring also needed to be utilized in the
design along with the unique soffit ceiling angles. Finally, two large columns that housed
plumbing and electrical and could not be removed proved to be an obstacle that required
creative planning. For these reasons, we designed a large island that encompassed the
columns, matched the angles of the ceiling and covered any missing flooring. This gave our
client her dream, open kitchen with a large island to gather around for cooking and
socializing. The new cabinets were done in a seamless shaker door from our Kitchen Solvers Classic Collection line. The island was done in a Languid Blue color while the rest of the kitchen cabinets were done in white. We finished by installing a new Cambria Quartz Montgomery countertop. Now this homeowner has her dream kitchen.

This backyard is what Kids and Parents dream about! The yard was large, over grown, and lacked a clear definition of what the space was for. With two young, energetic girls, who love to explore, the owner wanted to keep it as natural as possible, but add several new elements. A fireplace was added to the patio area which created indoor-outdoor living. A small outdoor kitchen was added for entertaining. A large pool with Baja shelf , a Jacuzzi, and seats through out create an oasis as the focal point. The bike paths were defined by gravel. We removed two enormous trees and used them to mulch the entire yard. The trunks were used as a fun obstacle course. A shady area was kept for the tire swing and picnic area. And the finishing touch; handprints in the new sidewalk!

Hi, everyone we are in Reston, Virginia,
In this project, the kitchen used to be is now the living room. My clients wanted to update their kitchen, it was a little tight where it was, there were a lot of walls. We wanted to take it away and kind of give them a bigger island so they can seat the kids and they can all have a seat together, enjoy their breakfast, and so forth in a bigger, wider space.
So we also redid the entire floors throughout the house. I wanted to go with a slightly more natural look for the wood. It has a natural stain with a matte finish, which hides scratches. If you have pets or kids, we also match the wood to the floor.
So there is a little bit of warmth around the white. We added sconces around the dining room area to the fireplace to kind of highlight that area there. And then we also paneled the fridge. It makes this line continue a little bit longer since they didn't have the longest run on this end. So it's not stopping by an obstacle that's metal or stainless steel. So that way, it kind of blends in a little bit more with everything, and you only have the range that's showing, which is the focal point

This couple purchased the home with the intent to remodel. Not only did it have an amazing view, it also had a lot of potential. We focused on improving the flow of the home and bringing it up to date. Tearing down some large obstacles in the open areas and optimizing the space for the master suite by pulling the closet out of the carpeted bathroom and creating a much more functional walk in closet which also acted as a sound barrier from the living spaces. Because the couple was expecting and not completely moved in, this was a fast tracked project while they rented space elsewhere.

Kitchen: A grand condo luxury kitchen with ample space for entertaining, further equipped with the abundant storage and conveniences of the new pantry, double-wall Kitchen-Aid convection ovens, and double Subzero Fridge Freezer combination. Custom Ron Scott cabinetry was crafted to work-around a staircase wall obstacle. The designer white 5-piece cabinet doors maintain a contemporary feel with clean lines, accented by the bold contrast of the dark-toned soap stone island counter.

Located on a steep hill above downtown Ventura, this modern Spanish house features panoramic views of town with the ocean and Channel Islands beyond. While the views are amazing from a large front deck, the steep slope presented some constraints on the landscape design.
Although the property is about a third-of-an-acre, the only useable and open garden space is a small (about 500 square feet) area to the West of the house. The house sits at the back of the property, and another steep hill on the neighboring property behind is held back by a tall retaining wall, leaving just enough room for a narrow, hardscaped patio in the back yard.
Bright plantings along the back of the property delineate the home from the neighboring property, and we chose plantings to help stabilize the soil and further develop the Spanish garden look while creating a lush, inviting feel. Additionally, we added 52 pieces of pottery to soften and add interest to the back garden and patio areas. Succulents, herbs, and California natives fill the pottery along with bright, sweet-smelling, tropical-looking, and climate-appropriate plants.
Slope stabilization was paramount for the front hill. Beyond that, finding plants that would thrive on the steep slope was the next obstacle. Finally, the aesthetics could be addressed, and we worked to find plants that meshed with the architecture—blending plants with white and orange to play off the red-tiled roofs and white-plastered walls that are emblematic of the Spanish style of this house as well as the predominate style of the neighborhood.
The flattish area to the West was designed with the idea of creating a contemporary take on the parterre garden. Reminiscent of Mediterranean gardens, this vegetable and herb garden substitutes formal hedges with formal Corten steel planters to honor the modern Spanish architecture of the house. The citrus, herbs, and vegetables serve the foodie clients well.

It was time to replace/repair the exterior siding on this three story modern view home. The homeowners wanted a modern, unique look with low maintenance. We found three products, normally used for commercial applications that the homeowners loved. New custom gutters, Andersen windows and custom garage doors were installed. The biggest obstacle on this project was the elevation 56 steps. A new larger walkway was built with an upgraded railing. New structural concrete stairs were poured. A new roof, new exterior lights and a new front door completed the project.

There were many obstacles to overcome during the course of this renovation due to the huge scope of work to be completed. There were a total of three inspections during the construction. A unique aspect of the project
was the fireproofing and soundproofing of the new apartment.

Most lakefront homes create a barrier — a large, unnatural obstacle that blocks beautiful views of the lake and natural surroundings. In the case of the Greyfriars Residence, the client wanted the house to become part of the landscape so visitors could enjoy the lake from anywhere on the property.
The 5000 square-foot, two-story gable house was situated on the lot to maximize the incredible Lake Norman view from as much of the house as possible. Additionally, the lake can be seen through the delicate, modern silhouette from the street. This effect is achieved by adding a passage between the house and the garage. The main structure was then cross-cut, with walls and windows arranged to create a framed view from street to water’s edge.

Obstacles were resolved by our experienced designers who created and developed a master bathroom of their dreams.

In this 1905 Tudor home, the intent of this design was to take advantage of the classic architecture of the home and incorporate modern conveniences.
Located in the Joseph Berry Subdivision in Detroit, this stellar home presented several design challenges. The most difficult challenge to overcome was the 11” slope from one end of the kitchen to the other, caused by 110 years of settling. All new floor joists were installed and the floor by the side door was then recessed down one step. This created a cozy nook when you first enter the kitchen. A tiered ceiling with strategically planned cabinetry heights and crown molding concealed the slope of the walls at the ceiling level.
The second challenge in this historic home was the awkward foot print of the kitchen. It’s likely that this kitchen had a butler’s pantry originally. However it was remodeled sometime in the 70’s and all original character was erased. Clever pantry storage was added to an awkward corner creating a space that mimicked the essence of a butler’s pantry, while providing storage desired in kitchens today.
Keeping the large footprint of the kitchen presented obstacles with the working triangle; the distance from the sink to the cooktop is several feet. The solution was installation of a pot filler over the cooktop that added convenience and elegance (not sure about this word). Not everything in this project was a challenge; the discovery of a brick chimney hiding behind plaster was a welcome surprise and brought character back honoring the historic charm of this beautiful home.

This townhome located on Lake Anna of Reston, VA own into a confined gall kitchen with a very limited cabinet space, short wall cabinets, big closet taking over big portion of kitchen, duct chase creating a big barrier, plumbing chases causing bulkhead and a bearing wall header to name a few of obstacles
Their dream was to walk in from front door and have a clear view of wall to wall scenic view of the lake.
Modernize the kitchen, eliminate bearing walls, lots of storage, upgraded appliances and so much more.
They have been chasing this dream for years and have been turned down by multiple firms due to level of difficulty of the project, budget constraint and as she put it “cleeking with a design firm that can feel her needs”
Our staff spent countless number of hours to hear her and bring her dream to reality.
The main constraint was the bearing wall on corner of foyer and living room, which was a closet, main duct chase and return ducts, obscene amount of plumbing and not to mention structural load.
By the way of re-routing mechanical chases, and reformulating all second-floor plumbing stack to back walls, and then inserting few structural beams that transfer the second-floor joists to front and back wall, we have accomplished the biggest goals of all and created the view open floor plan
Now home to a big island with cooktop and beverage center. The home has front to back clear view of the scenic lake.
¬¬¬With expanding the kitchen into front breakfast area, we have doubled up on storage and cabinet space.
Long line of gorgeous counter top and full backsplash under new Led lighting has glorified this kitchen project.
The linear porcelain floor tile has complimented the counter top and her trophy accessories.
