Cramped kitchen be gone! That was the project motto and top priority. The goal was to transform the current layout from multiple smaller spaces into a connected whole that would activate the main level for our clients, a young family of four. The biggest obstacle was the wall dividing the kitchen and the dining room. Removing this wall was central to opening up and integrating the main living spaces, but the existing ductwork that ran right through the center of the wall posed a design challenge, er design opportunity. The resulting design solution features a central pantry that captures the ductwork and provides valuable storage- especially when compared to the original kitchen's 18" wide pantry cabinet. The pantry also anchors the kitchen island and serves as a visual separation of space between the kitchen and homework area. Through our design development process, we learned the formal living room was of no service to their lifestyle and therefore space they rarely spent time in. With that in mind, we proposed to eliminate the unused living room and make it the new dining room. Relocating the dining room to this space inherently felt right given the soaring ceiling and ample room for holiday dinners and celebrations. The new dining room was spacious enough for us to incorporate a conversational seating area in the warm, south-facing window alcove. Now what to do with the old dining room?! To answer that question we took inspiration from our clients' shared profession in education and developed a craft area/homework station for both of their boys. The semi-custom cabinetry of the desk area carries over to the adjacent wall and forms window bench base with storage that we topped with butcher block for a touch of warmth. While the boys are young, the bench drawers are the perfect place for a stash of toys close to the kitchen. The kitchen begins just beyond the window seat with their refrigerator enclosure. Opposite the refrigerator is the new pantry with twenty linear feet of shelving and space for brooms and a stick vacuum. Extending from the backside of the pantry the kitchen island design incorporates counter seating on the family room side and a cabinetry configuration on the kitchen side with drawer storage, a trashcan center, farmhouse sink, and dishwasher. We took careful time in design and execution to align the range and sink because while it might seem like a small detail, it plays an important role in supporting the symmetrical configuration of the back wall of the kitchen. The rear wall design utilizes an appliance garage mirrors the visual impact of the refrigerator enclosure and helps keep the now open kitchen tidy. Between the appliance garage and refrigerator enclosure is the cooking zone with 30" of cabinetry and work surface on either side of the range, a chimney style vent hood, and a bold graphic tile backsplash. The backsplash is just one of many personal touches we added to the space to reflect our client's modern eclectic style and love of color. Swooping lines of the mid-mod style barstools compliment the pendants and backsplash pattern. A pop of vibrant green on the frame of the pantry door adds a fresh wash of color to an otherwise neutral space. The big show stopper is the custom charcoal gray and copper chevron wall installation in the dining room. This was an idea our clients softly suggested, and we excitedly embraced the opportunity. It is also a kickass solution to the head-scratching design dilemma of how to fill a large and lofty wall. We are so grateful to bring this design to life for our clients and now dear friends.

**Project Overview** This new construction home built next to a serene lake features a gorgeous, large-scale kitchen that also connects to a bar, home office, breakfast room and great room. The homeowners sought the warmth of traditional styling, updated for today. In addition, they wanted to incorporate unexpected touches that would add personality. Strategic use of furniture details combined with clean lines brings the traditional style forward, making the kitchen feel fresh, new and timeless. **What Makes This Project Unique?* Three finishes, including vintage white paint, stained cherry and textured painted gray oak cabinetry, work together beautifully to create a varied, unique space. Above the wall cabinets, glass cabinets with X mullions add interest and decorative storage. Single ovens are tucked in cabinets under a window, and a warming drawer under one perfectly matches the cabinet drawer under the other. Matching furniture-style armoires flank the wall ovens, housing the freezer and a pantry in one and custom designed large scale appliance garage with retractable doors in the other. Other furniture touches can be found on the sink cabinet and range top cabinet that help complete the look. The variety of colors and textures of the stained and painted cabinetry, custom dark finish copper hood, wood ceiling beams, glass cabinets, wood floors and sleek backsplash bring the whole look together. **Design Challenges* Even though the space is large, we were challenged by having to work around the two doorways, two windows and many traffic patterns that run through the kitchen. Wall space for large appliances was quickly in short supply. Because we were involved early in the project, we were able to work with the architect to expanded the kitchen footprint in order to make the layout work and get appliance placement just right. We had other architectural elements to work with that we wanted to compliment the kitchen design but also dictated what we could do with the cabinetry. The wall cabinet height was determined based on the beams in the space. The oven wall with furniture armoires was designed around the window with the lake view. Sometimes relocating plumbing is simply not possible, whether it’s due to space or budget or simply obstacles within a wall. In this space, two of the reasons applied. Our challenge was not only to make the space feel brighter but larger as well. Our solution was to partially remove a section of the wall that housed the plumbing in order to visually open up the space versus having a full section of tiled wall divide the space up. This super compact master bath features maple cabinetry with lots of custom storage details. There is a tilt-out at the sink and a 4" high pull out tray under the sink. The specially designed medicine cabinet has multiple individual interior compartments all at different sizes and depths to work around the myriad plumbing and framing impediments within the wall. At installation, the medicine cabinet slid into the wall around all of these obstacles. The cabinet protrudes slightly from the wall, giving the owners additional coveted storage space and as well as space to install under cabinet lighting. An additional valet cabinet with an open shelf over the commode provides additional storage and the interior was also custom designed and built to accommodate impediments within the wall. Hours of construction and design building led the Gappsi group to create a Thursday Goliath 16x37 fiberglass swimming pool with a 3/8 bluestone gravel base that was installed for the under layer of the pool shell for stabilization. Once the pool was adjusted and numerous factors were considered, the pool was then lifted and dropped in place. After installation, Gappsi associates placed solar tubes around the perimeter of the pool to increase support for the concrete slab of the patio base. This fiberglass swimming pool was installed by Gappsi in Lawrence NY 11559, located on the south shore of Nassau County Long Island. Due to the areas high water table the pool needed to be elevated, and many yards of fill were delivered to raise the grade of the property. We faced many challenges installing this fiberglass pool because of its size and weight. The delivery was the main obstacle because due to the size of this pool, 16x37, it was very costly to cross bridges and drive on highways. Due to the size of this magnificent pool we needed 2 police car escorts to the job site. The patio pavers used for this job were the Melfi Limestone. This unique stone is an earthy, multi-toned masterpiece; shades of beige, green, brown. and gray bring natural tones to the design. The stones are strategically placed in a Vincenza pattern along with a 2 inch thick random coping for the pool edge. The Melfi Limestone, and many other stones, are exclusively available at Gappsi. The stones are a beautiful contrast to the sapphire blue liner inside the pool. Plus assorted flowers and trees bring in pops of color and interest to the backyard area. To enhance the aesthetic of the Thursday Goliath fiberglass swimming pool a safety auto cover was installed. The sleek blue auto cover allows customers to easily protect the pool by simply turning a key. The Goliath, 16x37 is 3.8” to 6’8”deep which makes this fiberglass pool a non-diving pool, however, the pool can be used for a plethora of reasons. It's Olympic inspired shape is perfect for a morning workout swim, play water activities/sports with the kids, and allows family and friends to lounge on the extended benches and steps that are molded in the pool shell by the manufacture. 2013 PROFESSIONAL REMODELER, SILVER AWARD WINNER, RESIDENTIAL KITCHEN Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view. Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters. Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project. A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. Its darker cabinetry provides a beautiful contrast to the opaque white cabinets on the surrounding walls. White marble counters and backsplash brighten up the kitchen and two crystal chandeliers create a timeless yet elegant feel. High-end Thermador appliances covered in custom inset panels are part of this featured project to implement the classic look the homeowner wanted for this kitchen. Finally, a featured cabinet arch with leaded glass separates the kitchen from the dining room and displays the homeowner’s fine china. Finally, large windows and French doors offer beautiful golf course views from multiple vantage points.

We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

In this 1905 Tudor home, the intent of this design was to take advantage of the classic architecture of the home and incorporate modern conveniences. Located in the Joseph Berry Subdivision in Detroit, this stellar home presented several design challenges. The most difficult challenge to overcome was the 11” slope from one end of the kitchen to the other, caused by 110 years of settling. All new floor joists were installed and the floor by the side door was then recessed down one step. This created a cozy nook when you first enter the kitchen. A tiered ceiling with strategically planned cabinetry heights and crown molding concealed the slope of the walls at the ceiling level. The second challenge in this historic home was the awkward foot print of the kitchen. It’s likely that this kitchen had a butler’s pantry originally. However it was remodeled sometime in the 70’s and all original character was erased. Clever pantry storage was added to an awkward corner creating a space that mimicked the essence of a butler’s pantry, while providing storage desired in kitchens today. Keeping the large footprint of the kitchen presented obstacles with the working triangle; the distance from the sink to the cooktop is several feet. The solution was installation of a pot filler over the cooktop that added convenience and elegance (not sure about this word). Not everything in this project was a challenge; the discovery of a brick chimney hiding behind plaster was a welcome surprise and brought character back honoring the historic charm of this beautiful home. This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors. She was understandably cautious and needed a trustworthy, experienced team she could rely on to handle the project with care and expertise. The Solution: A Personalized Transformation We took the time to listen carefully to our client’s needs and concerns and developed a tailored plan to address each of her pain points. For the kitchen, we preserved the existing layout but reimagined the space entirely. The awkward peninsula was redesigned to improve traffic flow and provide much-needed storage and counter space. Clever storage solutions, such as pull-outs, shelving, concealed drawers in the toe kicks, and an appliance garage, were incorporated. The kitchen now boasts a warm and inviting atmosphere, with light wood-tone lower cabinetry, off-white upper cabinets, and brushed nickel hardware that ties it all together. The laundry room, once cramped and chaotic, was transformed into an organized, efficient space. We added custom cabinetry with pull-outs for hanging clothes, open storage above, a laundry sink, and a spacious counter for folding—no more piles of laundry! Both the en-suite and shared bathrooms underwent complete renovations. Custom cabinetry was installed, including a floor-to-ceiling linen closet, and light grey and brown-toned tiles were selected, with contrasting hexagonal tiles for the shower floor. A heated flooring system was added for luxury and comfort year-round. The mismatched flooring throughout the condo was replaced with cohesive vinyl and porcelain tiles, creating a seamless, modern aesthetic throughout the space. Overcoming Challenges As with any renovation, there were challenges to navigate. One of the key obstacles was managing the condo board’s renovation rules and policies while coordinating the delivery schedules for finishes and fixtures, especially during the busy holiday season. With careful planning, we ensured the project stayed on track. Additionally, we encountered a height variation between the tile and vinyl flooring. To resolve this, we used self-leveling material under the vinyl, ensuring a smooth and seamless transition between the two flooring types. The Grand Reveal: A Dream Come True The final result is simply stunning. The kitchen is now a chef’s dream, with custom-built cabinets, smooth quartz countertops, and a matching stone backsplash. Brushed nickel and stainless steel plumbing fixtures, elegant cabinet hardware, and LED lighting under the upper cabinets add the perfect finishing touches. Custom organizers in the foyer and laundry closets provide ample storage and keep everything neatly in place. The bathrooms have been transformed into spa-like retreats, with beautiful porcelain tiles and custom cabinetry. The new vinyl flooring throughout the main living areas and bedroom unifies the space, creating a cohesive and modern atmosphere. Life Transformed Our client’s life has been completely transformed. This project entailed updating a finished basement and boys' playroom that was underutilized and contained many design obstacles from lolly columns to mechanical equipment. The client wanted the space to blend with the eclectic old style of the rest of her home, and also wanted to incorporate a couple of existing custom millwork pieces. With three boys, all with varying interests from art to toy collections, the client needed this space to cater to their hobbies. Hi, everyone we are in Reston, Virginia, In this project, the kitchen used to be is now the living room. My clients wanted to update their kitchen, it was a little tight where it was, there were a lot of walls. We wanted to take it away and kind of give them a bigger island so they can seat the kids and they can all have a seat together, enjoy their breakfast, and so forth in a bigger, wider space. So we also redid the entire floors throughout the house. I wanted to go with a slightly more natural look for the wood. It has a natural stain with a matte finish, which hides scratches. If you have pets or kids, we also match the wood to the floor. So there is a little bit of warmth around the white. We added sconces around the dining room area to the fireplace to kind of highlight that area there. And then we also paneled the fridge. It makes this line continue a little bit longer since they didn't have the longest run on this end. So it's not stopping by an obstacle that's metal or stainless steel. So that way, it kind of blends in a little bit more with everything, and you only have the range that's showing, which is the focal point We'll see you on the next project. Enjoy.

Located on a steep hill above downtown Ventura, this modern Spanish house features panoramic views of town with the ocean and Channel Islands beyond. While the views are amazing from a large front deck, the steep slope presented some constraints on the landscape design. Although the property is about a third-of-an-acre, the only useable and open garden space is a small (about 500 square feet) area to the West of the house. The house sits at the back of the property, and another steep hill on the neighboring property behind is held back by a tall retaining wall, leaving just enough room for a narrow, hardscaped patio in the back yard. Bright plantings along the back of the property delineate the home from the neighboring property, and we chose plantings to help stabilize the soil and further develop the Spanish garden look while creating a lush, inviting feel. Additionally, we added 52 pieces of pottery to soften and add interest to the back garden and patio areas. Succulents, herbs, and California natives fill the pottery along with bright, sweet-smelling, tropical-looking, and climate-appropriate plants. Slope stabilization was paramount for the front hill. Beyond that, finding plants that would thrive on the steep slope was the next obstacle. Finally, the aesthetics could be addressed, and we worked to find plants that meshed with the architecture—blending plants with white and orange to play off the red-tiled roofs and white-plastered walls that are emblematic of the Spanish style of this house as well as the predominate style of the neighborhood. The flattish area to the West was designed with the idea of creating a contemporary take on the parterre garden. Reminiscent of Mediterranean gardens, this vegetable and herb garden substitutes formal hedges with formal Corten steel planters to honor the modern Spanish architecture of the house. The citrus, herbs, and vegetables serve the foodie clients well.

Relocating from San Francisco, this young family immediately zeroed in on the wonderful historic homes around downtown Chicago. Most of the properties they saw checked a lot of wish list boxes, but none of them checked every box. The house they landed on had beautiful curb appeal, a dramatic entry with a welcoming porch and front hall, and a really nice yard. Unfortunately, it did not have a kitchen that was well set-up for cooking and entertaining. Reworking the kitchen area was the top priority. The family had met with a few other designers and even had an architect take a crack at the space, but they were not able to come up with a viable solution. Here’s how Senior Designer Diana Burton approached the project… Design Objectives: Respect the home’s vintage feel while bringing the kitchen up to date Open up the kitchen area to create an open space for gathering and entertaining Upgrade appliances to top-of-the-line models Include a large island with seating Include seating for casual family meals in a space that won’t be a replacement for the adjacent formal dining room THE REMODEL Design Challenges: Remove a load-bearing wall and combine smaller rooms to create one big kitchen A powder room in the back corner of the existing kitchen was a huge obstacle to updating the layout Maintain large windows with views of the yard while still providing ample storage Design Solutions: Relocating the powder room to another part of the first floor (a large closet under the stairs) opened up the space dramatically Create space for a larger island by recessing the fridge/freezer and shifting the pantry to a space adjacent to the kitchen A banquette saves space and offers a perfect solution for casual dining The walnut banquette table beautifully complements the fridge/freezer armoire Utilize a gap created by the new fridge location to create a tall shallow cabinet for liquor storage w/ a wine cubby Closing off one doorway into the dining room and using the “between the studs” space for a tall storage cabinet Dish organizing drawers offer handy storage for plates, bowls, and serving dishes right by main sink and dishwasher Cabinetry backing up to the dining room offers ample storage for glassware and functions both as a coffee station and cocktail bar Open shelves flanking the hood add storage without blocking views and daylight A beam was required where the wall was removed. Additional beams added architectural interest and helped integrate the beams into the space Statement lighting adds drama and personality to the space THE RENEWED SPACE This project exemplifies the transformative power of good design. Simply put, good design allows you to live life artfully. The newly remodeled kitchen effortlessly combines functionality and aesthetic appeal, providing a delightful space for cooking and spending quality time together. It’s comfy for regular meals but ultimately outfitted for those special gatherings. Infused with classic finishes and a timeless charm, the kitchen emanates an enduring atmosphere that will never go out of style.
