The Council Crest Residence is a renovation and addition to an early 1950s house built for inventor Karl Kurz, whose work included stereoscopic cameras and projectors. Designed by prominent local architect Roscoe Hemenway, the house was built with a traditional ranch exterior and a mid-century modern interior. It became known as “The View-Master House,” alluding to both the inventions of its owner and the dramatic view through the glass entry.
Approached from a small neighborhood park, the home was re-clad maintaining its welcoming scale, with privacy obtained through thoughtful placement of translucent glass, clerestory windows, and a stone screen wall. The original entry was maintained as a glass aperture, a threshold between the quiet residential neighborhood and the dramatic view over the city of Portland and landscape beyond. At the south terrace, an outdoor fireplace is integrated into the stone wall providing a comfortable space for the family and their guests.
Within the existing footprint, the main floor living spaces were completely remodeled. Raised ceilings and new windows create open, light filled spaces. An upper floor was added within the original profile creating a master suite, study, and south facing deck. Space flows freely around a central core while continuous clerestory windows reinforce the sense of openness and expansion as the roof and wall planes extend to the exterior.

Homeowner requested his siding be evaluated for storm damage. Obtained funds from homeowners insurance company to remove and replace homeowners siding. Siding installation included obtaining permit, removal and haul away of old siding. Project included installation of siding, tyvek, taping of tyvek, and premium vinyl siding.
Customer had previously attempted to obtain new siding from his insurance company and was unable to do so. Lakeview was successful in obtaining funds to replace our customers siding.

Tucked into the hillsides of Marin, the environment played a predominant role in defining the contemporary yet exotic style of this home.
In the master bedroom, a fireplace adds a cozy design element, while an inconspicuous home theater system can be elegantly tucked away when not in use. In the master bathroom, pebbled stone tile adorn the walls of the double shower that overlooks the hillsides of Marin.
A guest bathroom was designed to compliment the eclectic aesthetic of the home. While in the center of the residence, a spiral acrylic staircase climbs 3 floors acting as a consistent element, tying together the varied yet complementary styles.

Sliding barn doors not only look awesome they serve a purpose here of preventing swinging doors getting in the way in a small space. The barn door to the bathroom doubles as a door over another small closet with-in the master closet.
H2 Llc provided the closet organization with in the closet working closely with the homeowners to obtain the perfect closet organization. This is such an improvement over the small reach-in closet that was removed to make a space for the walk-in closet.

This custom home office features charcoal and high gloss white with vanilla backing, designed to save space and complement your working style. Eye-catching brushed nickel handles are accented with leather for added color and style. Interior and under cabinet LED lighting provide greater visibility while working. Top shelves have open and closed shelving that provides space to decorate your office with home décor and plenty of room to store your favorite reads. The large stained maple countertop has tons of room to keep everything you need with in arms reach. Electronics are kept neat and tidy with a concealed wire management system. Our custom workspaces are designed with plenty of sturdy drawer space. Side to side file drawers fit letters and legal folders. Full extension glides make it easy to access all of your files and supplies. A transFORM home office is your place to stay focused and organized.

In south Seattle, a tiny backyard garden needed a makeover to add usability and create a sitting area for entertaining. Raised garden beds for edible plants provide the transition between the existing deck and new patio below, eliminating the need for a railing. A firepit provides the focal point for the new patio. Angles create drama and direct flow to the steel stairs and gate. Installed June, 2014.

The bathroom was redesigned to improve flow and add functional storage with a modern aesthetic.
Natural walnut cabinetry brings warmth balanced by the subtle movement in the warm gray floor and wall tiles and the white quartz counters and shower surround. We created half walls framing the shower topped with quartz and glass treated for easy maintenance. The angled wall and extra square footage in the water closet were eliminated for a larger vanity.
Floating vanities make the space feel larger and fit the modern aesthetic. The tall pullout storage at her vanity is one-sided to prevent items falling out the back and features shelves with acrylic sides for full product visibility.
We removed the tub deck and bump-out walls with inset shelves for improved flow and wall space for towels.
Now the freestanding tub anchors the middle of the room while allowing easy access to the windows that were blocked by the previous built-in.
