Our goal on this project was to create a live-able and open feeling space in a 690 square foot modern farmhouse. We planned for an open feeling space by installing tall windows and doors, utilizing pocket doors and building a vaulted ceiling. An efficient layout with hidden kitchen appliances and a concealed laundry space, built in tv and work desk, carefully selected furniture pieces and a bright and white colour palette combine to make this tiny house feel like a home. We achieved our goal of building a functionally beautiful space where we comfortably host a few friends and spend time together as a family. John McManus

Light hardwood floors flow from room to room on the first level. Oil-rubbed bronze light fixtures add a sense of eclectic elegance to the farmhouse setting. Horizontal stair railings give a modern touch to the farmhouse nostalgia. Stained wooden beams contrast beautifully with the crisp white tongue and groove ceiling. A barn door conceals a private, well-lit office or homework nook with bespoke shelving.

AV Architects + Builders Location: Great Falls, VA, United States Our clients were looking to renovate their existing master bedroom into a more luxurious, modern space with an open floor plan and expansive modern bath design. The existing floor plan felt too cramped and didn’t offer much closet space or spa like features. Without having to make changes to the exterior structure, we designed a space customized around their lifestyle and allowed them to feel more relaxed at home. Our modern design features an open-concept master bedroom suite that connects to the master bath for a total of 600 square feet. We included floating modern style vanity cabinets with white Zen quartz, large black format wall tile, and floating hanging mirrors. Located right next to the vanity area is a large, modern style pull-out linen cabinet that provides ample storage, as well as a wooden floating bench that provides storage below the large window. The centerpiece of our modern design is the combined free-standing tub and walk-in, curb less shower area, surrounded by views of the natural landscape. To highlight the modern design interior, we added light white porcelain large format floor tile to complement the floor-to-ceiling dark grey porcelain wall tile to give off a modern appeal. We were asked to add a small sunroom off a beautiful 1960's living room. Our approach was to continue the lines of the living room out into the landscape. Opening up and glazing the walls on either side of the fireplace gave more presence to the Dale Chihuly piece mounted above while visually connecting to the garden and the new addition. These terrific clients turned a boring 80's kitchen into a modern, Asian-inspired chef's dream kitchen, with two tone cabinetry and professional grade appliances.
