Featured in Country Living magazine, the airy plan offers spaciousness in a limited-fronted site of the American foursquare house. The goal for the design was creating a contemporary foursquare style house. The family room and kitchen of this American foursquare interior are separated by a glassy built-in rather than walls, encouraging visual connection between the spaces in the four square house. Though nestled in the city, this American foursquare home feels like a classic country home.

This beautifully crafted Scandinavian kitchen remodel blends the warmth of white oak shaker cabinets with the sleek elegance of a quartzite island, creating a space that feels fresh yet timeless. “This design originated with the client’s desire to duplicate the warmth of Tuscan Architecture,” says Stolz. “The vision that South Coast Architects set forth was to create the feel of an old Tuscan Village as a private residence at their golf community, ‘The Hideaway’ in La Quinta, California. However, we had to keep in mind that we were still designing for a desert lifestyle, which meant an emphasis on indoor/outdoor living and capturing the spectacular views of the golf course and neighboring mountains,” Stolz adds. “The owners had spent a lot of time in Europe and knew exactly what they wanted when it came to the overall look of the home, especially the stone,” says Muth. “The mason ended up creating a dozen mock-ups of various stone profiles and blends to help the family decide what really worked for them. Ultimately, they selected Eldorado Stone’s Orchard Cypress Ridge profile that offers a beautiful blend of stone sizes and colors.” “The generous use of Eldorado Stone with brick detailing over the majority of the exterior of the home added the authenticity and timelessness that we were striving for in the design,” says Stolz. “Our clients want the very best, but if we can duplicate something and save money, what client would say no? That’s why we use Eldorado Stone whenever we can. It gives us the opportunity to save money and gives clients exactly the look they desire so we can use more of their budget in other areas.” Stolz explained that Eldorado Stone was also brought into the interior to continue that feel of authenticity and historical accuracy. Stone is used floor to ceiling in the kitchen for a pizza oven, as well as on the fireplace in the Great Room and on an entire wall in the master bedroom. “Using a material like Eldorado Stone allows for the seamless continuation of space” says Stolz. “Stone is what made the house so authentic-looking” says Muth. “It’s such an integral part of the house that it either was going to be a make or break scenario if we made the wrong choice. What makes a bathroom accessible depends on the needs of the person using it, which is why we offer many custom options. In this case, a difficult to enter drop-in tub and a tiny separate shower stall were replaced with a walk-in shower complete with multiple grab bars, shower seat, and an adjustable hand shower. For every challenge, we found an elegant solution, like placing the shower controls within easy reach of the seat. Along with modern updates to the rest of the bathroom, we created an inviting space that's easy and enjoyable for everyone.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Modern family loft renovation. A young couple starting a family in the city purchased this two story loft in Boston's South End. Built in the 1990's, the loft was ready for updates. ZED transformed the space, creating a fresh new look and greatly increasing its functionality to accommodate an expanding family within an urban setting.
