In this gorgeous Carmel residence, the primary objective for the great room was to achieve a more luminous and airy ambiance by eliminating the prevalent brown tones and refinishing the floors to a natural shade. The kitchen underwent a stunning transformation, featuring white cabinets with stylish navy accents. The overly intricate hood was replaced with a striking two-tone metal hood, complemented by a marble backsplash that created an enchanting focal point. The two islands were redesigned to incorporate a new shape, offering ample seating to accommodate their large family. In the butler's pantry, floating wood shelves were installed to add visual interest, along with a beverage refrigerator. The kitchen nook was transformed into a cozy booth-like atmosphere, with an upholstered bench set against beautiful wainscoting as a backdrop. An oval table was introduced to add a touch of softness. To maintain a cohesive design throughout the home, the living room carried the blue and wood accents, incorporating them into the choice of fabrics, tiles, and shelving. The compact kitchen maximizes the available space with floor to ceiling cabinets that offer ample storage. The design utilizes the same layout but replaces the cabinetry, countertops, backsplash, and flooring to give the space a completely fresh look. Classic white cabinets pair with a dark gray subway tile backsplash and complementary dark finish hardware. Glass front cabinets frame the kitchen window, surrounding a double bowl kitchen sink, and a gray and white countertop pulls the design together. The plant palette includes a variety of colorful drought-tolerant plants that offer both flower and leaf colors and textures throughout every season. The new owners were looking forward to living in their new home with an open floor plan, tall vaulted ceilings, and great views. It featured a large Great Room with two big French Doors separating the Dining Room from the Master Bedroom. But after only a few months they identified a major design flaw: Each of the French Doors had ten glass windows with two large windows above each door. (Check out our before and after designs, traffic flow diagrams and photos of this project.) Glass windows and doors allowed sound and light from guests or the TV in the great room to easily sneak into the bedroom. With unique work and sleep schedules (he’s a pilot, she’s a registered nurse) this design wasn’t working. Then there was a traffic flow design flaw: The Master Bedroom had a second entrance from a hallway. To get into the bedroom from the hallway you needed to walk down another claustrophobic hallway. To get from the Master Bedroom to the Master Bath begin at the most remote corner of the bedroom and down a hallway between two closets. Once inside the bath, a huge triangular Jacuzzi dominating the space. So, from a privacy and traffic flow perspective, this home had some major design issues. When Craig Weber first met with the owners, he listened to their ideas and concerns. The owners trusted Craig to come up with the most efficient and most effective solution to this design dilemma. He offered a solution that resolved the bed-bath traffic flow problem, offered some bedroom room privacy, and updated the bath. First, the two French Doors and windows were removed. A new wall was built with sound-absorbing materials, making the Great Room and Dining Room more comfortable spaces for entertaining while creating the bedroom privacy the owners craved. Solving the Bedroom/Bath traffic flow problem began with removing the two existing closets. The bath door was relocated next to the hall entrance, and then a new walk-in closet was added adjacent to the hallway entrance. The solution offered easy access to and from the bath, closet and hallway without a hint of claustrophobia. The Master Bath underwent a major transformation designed for convenience and comfort – especially during long, cold Minnesota winters. Most everything from the former bath was torn out, beginning with the giant Jacuzzi. A new bathtub that is wider and deeper than the standard size was installed with brushed Nickel fixtures. It’s the perfect place to relax with a glass of wine and candles. Warm floors are a Minnesota “must have.” The bath’s new ceramic floor features in-floor electric heat. Getting in and out of the tub is easy and comfortable. The new walk-in shower again features in-floor heating and a place to sit. The most interesting feature of this shower may the custom ceramic tile installed with unique patterns. A new vanity Cambria Bradshaw countertops features two under-hung ceramic sinks with matching brushed Nickel fixtures. Tall ceilings and three glass windows near the ceiling flood the room with natural light. A new energy-efficient window frames an ornamental stained glass window created by the owner’s father – a great personal touch. A quiet place to sleep. A private dining room for entertaining. A Master Bath to die for. And easy traffic flow. The owners couldn’t have been more delighted with the outcome. And Lilly, their cat, loves it too.

Contemporary landscape design offers a grand simplicity to this English traditional cottage in West University, Houston. Paving with clean lines and artificial turf replace what was a muddy, underutilized space. A concrete walk frames the children's play lawn and offers a path for bikes. Fig ivy will grow to cover the fence adding a green, textured backdrop to a shady dining area. Eclectic pottery brings a pop of color while bistro seating against a confederate jasmine vine offers a tranquil setting for morning coffee.

This powder room redo was part of a larger laundry room/powder room renovation. Not much was needed to update this builder-grade powder room into a mid-century throwback that will be used for both house guests and the homeowners. New LVP flooring was installed overtop an intact-but-dated linoleum sheet floor. The existing single vanity was replaced by a "home decor boutique" offering, and the angular Moen Genta fixtures play well off of the wall-mounted oval framed mirror. The walls were painted a sage green to complete this small-space spruce-up.

Sweeney Design Remodel updated all the finishes, including the flooring and wallpaper. We replaced a pedestal sink and wall-hung cabinet with a beautiful Mexican-painted sink the clients had collected and set it on a wooden vanity. Glacier-white granite was featured on the powder bath vanity. The floor was replaced with a terracotta-colored hexagon tile that complemented the ornate sink, and indigo wallpaper with a subtle botanical print tied the room together. A stunning crystal chandelier offered another focal point for the space. For storage, we added matching corner cabinets with granite countertops.

REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6" or 7" widths, and 36" or 48" lengths. For Modin, we designed our planks to be 9" wide, and 60" long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks.
