Bathroom in Lexington Ave | Room Type: Primary Bathroom (Master Bath Remodel) | Project Name: Lexington Ave | Key Feature: A modern, luxury bathroom with a subtle boho influence, featuring unique tile placement, statement lighting, and layered materials that create visual interest in a compact footprint. Challenge: The client wanted a full bathroom transformation while keeping all plumbing in its existing locations to minimize renovation costs, requiring creative design solutions within structural limitations. Solution: The design team reimagined the space by introducing updated finishes, distinctive tile layouts, wallpaper, and statement lighting to elevate the bathroom while working within the existing layout. The project was executed entirely remotely, demonstrating a seamless virtual design process. This San Diego outdoor patio features a charming bistro-style seating area with two metal chairs and a round table set beneath a covered patio roof. Warm exterior lighting highlights the home’s modern siding and creates a cozy atmosphere for evening relaxation. Surrounded by planters, manicured greenery, and tall palm trees typical of San Diego landscapes, this inviting patio nook offers a peaceful spot for coffee, conversation, or quiet outdoor dining.

A tiny space overlooking the family room offers a place to be alone and yet still be connected to the rest of the family. This space is referred to as the "Sunset Room" because of the beautiful views to the west in addition to the view of the lake to the north. Designing the windows with a lower-than-typical sill height, and making them small, but direct intensifies the experience for the person lucky enough to spend some quiet moments in this chair.

Two-toned kitchen cabinets offer the best of both worlds. High gloss kitchen is a great fit for contemporary style kitchen, with a mirror like reflective surface that do not crack or stain easily. Typically, two-toned kitchen cabinets are the white paired with darker color cabinets. The white cabinets allow just enough contrast and neutrality to allow for bolder colors on your base cabinets without the overall look being overwhelming.

This relatively small bathroom has been designed to maximise space and useability. The alcoves built into the bath wall, in addition to the open shelving, allow storage for bath items. The large tabular sink offers surface space for vanity items, in the absence of a typical vanity unit. The large mirror matches the width of the sink, and is border-lit and heated. Using the same wood-effect tiling on the floor and feature wall provide continuity and avoids too many differing surfaces in a small area, opening the space up a bit more.

We were excited when the homeowners of this project approached us to help them with their whole house remodel as this is a historic preservation project. The historical society has approved this remodel. As part of that distinction we had to honor the original look of the home; keeping the façade updated but intact. For example the doors and windows are new but they were made as replicas to the originals. The homeowners were relocating from the Inland Empire to be closer to their daughter and grandchildren. One of their requests was additional living space. In order to achieve this we added a second story to the home while ensuring that it was in character with the original structure. The interior of the home is all new. It features all new plumbing, electrical and HVAC. Although the home is a Spanish Revival the homeowners style on the interior of the home is very traditional. The project features a home gym as it is important to the homeowners to stay healthy and fit. The kitchen / great room was designed so that the homewoners could spend time with their daughter and her children. The home features two master bedroom suites. One is upstairs and the other one is down stairs. The homeowners prefer to use the downstairs version as they are not forced to use the stairs. They have left the upstairs master suite as a guest suite. All of the windows and doors were replicated to match the original styling of the house. The roof is a combination of Gable and Hip and is made of red clay tile. The arched door and windows are typical of Spanish Revival. The home also features a Juliette Balcony and window. Library / Living Room: The library offers Pocket Doors and custom bookcases. Powder Room: This powder room has a black toilet and Herringbone travertine. Kitchen: This kitchen was designed for someone who likes to cook! It features a Pot Filler, a peninsula and an island, a prep sink in the island, and cookbook storage on the end of the peninsula. The homeowners opted for a mix of stainless and paneled appliances. Although they have a formal dining room they wanted a casual breakfast area to enjoy informal meals with their grandchildren. The kitchen also utilizes a mix of recessed lighting and pendant lights. A wine refrigerator and outlets conveniently located on the island and around the backsplash are the modern updates that were important to the homeowners. Master bath: The master bath enjoys both a soaking tub and a large shower with body sprayers and hand held. For privacy, the bidet was placed in a water closet next to the shower. There is plenty of counter space in this bathroom which even includes a makeup table. Staircase: The staircase features a decorative niche Upstairs master suite: The upstairs master suite features the Juliette balcony Outside: Wanting to take advantage of southern California living the homeowners requested an outdoor kitchen complete with retractable awning. The fountain and lounging furniture keep it light. Home gym: This gym comes completed with rubberized floor covering and dedicated bathroom. It also features its own HVAC system and wall mounted TV.

A 200 SF addition to an existing master bedroom, this master bath and closet has created a much needed spa-like retreat to an already beautiful home. The ceramic tile floor resembles a lighter hardwood to match the rest of the home, but offers the resiliency of tile for the wet conditions of the bathroom. A double floating vanity offers plenty of storage, and four skylights and a large window offer enough natural light that artificial lighting is rarely used during the day. The shower ceramic tile resembles marble, but allows for an easier hard surface to clean and maintain. The brass fixtures allow for a warm contrast to the cool grays, and are a great alternative to the typical stainless steel or brushed aluminum look. The brass also compliments the tile floor, as does the light grey vanity color and the brass color accents in the shower tile and vanity backsplash. A small passage just before the entrance to the bathroom allows for storage space in the form of two built-in white cabinets on either side. A sliding pocket door with privacy glass provides privacy while transferring natural light from one space to the next. The overall feel is inviting and peaceful, with a natural charm brought about by the materials and colors chosen to complete this spa-like retreat.
