Mike and Anne of Barrington Hills desperately needed to update and renovate both their kid’s hall bath and guest bath, and in their 1980’s home each project presented a different set of unique challenges to overcome. When they set out to identify the right remodeling company to partner with, it was important to find a company that could help them to visualize design solutions for the bath renovations. When they came across Advance Design Studio’s website, they were immediately drawn to the solution-oriented remodeling process and the family friendly company. They say they chose Advance Design because of the integrated approach of “Common Sense Remodeling”, making the design, project management and construction all happen in one place. When they met with Project Designer Michelle Lecinski, they knew they chose the right company. “Michelle’s excellent work on the initial designs made it easy to proceed with Advance Design Studio,” Mike said. Like most homeowners anticipating a big renovation project, they had some healthy fears; with two bathrooms being remodeled at the same time they worried about timeframes and staying within budget. With the help of Michelle, and the “Common Sense” guidelines, they were confident that Advance Design would stay true, orchestrating all the moving parts to stay within both the estimated timeline and budget. The guest bath offered the biggest design challenge. A dormer obstruction made the already cramped shower awkward to access. Mike and Anne also wanted the shower size to be expanded, making it more accommodating. Working with Advance’s construction expert DJ Yurik, Michelle relocated the shower concealing the original dormer and creating a larger, more comfortable and aesthetically pleasing guest shower. The unsightly and not at all user-friendly closet was removed and replaced with elegant White Maple Dura Supreme cabinetry with much improved function featuring dual tall linen cabinets, a special makeup area and two sinks, providing a dual vanity which was extremely important for better guest use. The Fossil Brown quartz countertop is in pleasing contrast to the white cabinetry, and coordinates nicely with the mocha porcelain tile gracing the shower for an accent. The decorative glazed turquoise tile backsplash, tile border, and bottle niche adds a taste of marine green to the room, while marble-looking porcelain tile makes guests feel they are staying in a 5-star hotel. Polished nickel Kohler plumbing fixtures were chosen to add a touch of sophistication. This renovated guest bath is comfortable and elegant, and Anne and Mike’s house guests may never want to leave! “The end result was updated and restyled bathrooms that the client will enjoy and increase the value of their home,” Designer Michelle said. The children’s hall bath had its own set of challenges. The current placement of the sink was not conducive to the best use of the existing space, nor did it allow for any visual interest, something Advance’s designers always work to achieve even within the tight confines of a small bath. Advance removed the linen closet and used the gain in wall space to create a dramatic focal point on the vanity wall. They also took additional space that wasn’t being used for new Storm Gray Dura Supreme tall built-in linen cabinets, creating functional storage space that the former bath lacked. A customized glass splash panel was created for the bath, and the high ceilings with skylights were accented with a custom-made track lighting fixture featuring industrial pipe and cage materials. Authentic cement encaustic tile was used wall to wall surrounding the vanity to create a dramatic and interesting back drop for the new elegant and stately furniture-like double sink wall. Hand-made encaustic tile originated in Western Europe beginning in the 1850’s and reminded Mike and Anne of tile they had seen and loved from their travels overseas. Today, encaustic tile has made a re-appearance in today’s modern bath design with its wide array of appealing patterns and artistic use of color. Oil rubbed bronze Kohler fixtures echo the black accents in the beautiful tile pattern and reflect the matte black of the unique lighting detail. Easy to maintain Blanca Arabescato Quartz countertops add practicality and natural beauty and compliments the warm wood porcelain tile floors. This handsome bath has generated praise from friends and family even before it’s complete unveiling as photos of the space leaked out on social media! It’s not only completely functional to use, but especially pretty to look at. “Advance Design Studio did a terrific job for us. We really appreciated how easy it was to work with them on a complex project of the complete remodeling of two bathrooms. Although the home is in its 100th year, the owners wanted to create an updated urban style reflective of their downtown location. The new styling, while sleek and contemporary, kept a traditional feel with a paneled door styling, crystal chandeliers and an updated glass version of subway tile. With a lengthy list of ideas about how to transform their backyard, the clients were excited to see what we could do. Existing features on site needed to be updated and in-cooperated within the design. The view from each angle of the property was already outstanding and we didn't want the design to feel out of place. We had to make the grade changes work to our advantage, each separate space had to have a purpose. The client wanted to use the property for charity events, so a large flat turf area was constructed at the back of the property, perfect for setting up tables, chairs and a stage if needed. It also created the perfect look out point into the back of the property, dropping off into a ravine. A lot of focus throughout the project was the plant selection. With a large amount of garden beds, we wanted to maintain a clean and formal look, while still offering seasonal interest. We did this by edging the beds with boxwoods, adding white hydrangeas throughout the beds for constant colour, and subtle pops of purple and yellow. This beautiful North Vancouver home belongs to a nature-loving and health-conscious couple, Emma and Vince (names changed), their two young children, and their dog, Jasper. When they contacted us about renovating and furnishing their kitchen and family room, we walked in and saw a world of potential waiting to be uncovered. Before: Larkhall Crescent Home: Like many original North Vancouver homes, the interior was definitely dated. We encountered late ‘80s finishes in powder pink and teal green, old carpet, and a kitchen that wasn’t maximized to suit this family’s modern-day lifestyle. However, the size of the rooms offered us a ton of space with which to get creative. Knowing our clients’ love of cooking, need for work spaces (Emma and Vince both work remotely), and growing family, we developed a design concept that would increase usable space, optimize storage, and create intimacy in this large area. As for the style, we were inspired by their European roots, inventing a new and modern take on “Belgian Farmhouse” style. Now, the home is truly one-of-a-kind. After: Warm & Cozy Family Room: Fresh, bright, and comfortable, this living area has been transformed! We started with the fireplace as a focal point, selecting aged brick tiles for added texture and a crisp wood mantle. The taupe-coloured sectional infuses the room with visual warmth and serves the added purpose of separating the family room from the kitchen. Emma and Vince were also keen on using non-toxic materials in their home, and we were happy to oblige. To meet their needs, we sourced natural wood elements and sought out Canadian-made products - that adhere to high health standards - whenever possible. Look closer at the elements of this space, and you will find this stunning, honeycomb-patterned rug in earthy gold, beige, and charcoal tones. It’s plush to the touch and full of visual texture that brings this room’s colour palette together. We sourced these two-tone chairs with caning, petrified wood side table, black sconces, and botanical prints in greyscale from local artist, Heather Johnston. We topped off the space with this dark wood and rattan console that offers storage facing the kitchen and presents an opportunity to display cherished items. The result is a cozy lounging space brimming with comfort and functionality. It’s perfect for enjoying quality family time, or Emma can simply slide the coffee table away to make room for her morning yoga practice. Now, let’s turn around and give some attention to the kitchen. Do you remember what the original kitchen looked like? If not, scroll back up, because the transformation is shocking… Moody & Welcoming Kitchen for Healthy Living: This kitchen looks very different from how it started, right? Though we didn’t touch any walls, the kitchen has almost doubled in usable space! We created a long, extended island with storage, an outlet for small appliances, and seating for comfortable prep, after-school snacking, or mingling among friends. On the other side of the island, the family has even more storage and an integrated dishwasher within easy reach of the sink, perfect for quick clean-up. From this angle, you can also see the expansive custom Shaker cabinetry in white and the integrated double ovens. These facilitate their cooking experience and gave us the opportunity to add an additional surprise… A coffee garage station and more hidden storage! Keeping these items located along the perimeter allows them to be accessed by the family or their guests without someone getting under the cook’s feet. These are the little details that make everyday life easier and more enjoyable. Moving deeper into the kitchen, the seamless induction cooktop topped with a freestanding concealed hood fan commands attention in a soft yet prominent way. The natural wood accent mirrors the fireplace mantle, and the choice of off-black wood-grain cabinets not only continues our black-and-white colour palette but adds a sense of depth and contrast. The corner sink is located to the right and perfectly positioned with a view of their thriving backyard. To invite more of this family’s character into the space, we mixed metals for interest — matte black, dark pewter, and warm brass — and created open shelves in white oak for their plants and decor. You can also glimpse the tumbled edge of the backsplash tile, which echoes the rustic brick of the fireplace. It adds that farmhouse charm while still feeling timeless and sophisticated. Last but not least, we designed this dining banquette in the bay window (with integrated bench storage, of course), where the family can share a meal together, the kids can do homework, or Emma and Vince can work and enjoy a change of scenery from their offices. Like the other spaces in the home, it was designed to be beautiful, multi-functional, and long-lasting. The Roger Lee designed house from 1962 was purchased by the current homeowners in almost original condition, as the previous owners elected to defer most maintenance projects over the years. The clients were able to see beyond the dated materials and finishes, single-paned glass and uninsulated walls and they approached Klopf Architecture to help them expand and update the entire home, one the family could settle into and enjoy for years to come. It was important that the new designs were aligned with Lee's original intent not only because of the client's appreciation for mid-century modern architecture, but also because the house was deemed historical. The Stanford Real Estate Office requires a stringent design review which safeguards the integrity of the community, which Klopf Architecture was happy to oblige going into their updated designs. As with many original mid-century modern homes, the house was scaled to the 1960s lifestyle where rooms were smaller and openings to views were limited and tightly framed. The original conditions defined the direction the family of four would take in updating the house and making it comfortable for their modern lifestyle. Klopf designed a full gut remodel and major addition to bring the house into the 21st century and provide the living area needed for the client's family. The newly expanded house added just about 1,100 sf to create an airy, comfortable and family friendly house, taking full advantage of the beautiful southwestern views that extend out to the hills beyond. The enclosed garage created an additional 240 sf of covered space for long-term storage. A cracked swimming pool created an eyesore taking up a majority of the backyard landscape, so it was one of the first elements to go during the transformation. Working with Outer Space Landscape Architects, the family asked for a mix of relaxing outdoor patio spaces that eventually blend into the native landscaping, extending their views outward toward the natural greenery of the trees beyond their property. Filling in the old pool was a smart way to expand the living spaces outward. The orientation of the house was designed to enjoy the views, but the original architecture provided the first homeowners with mere glimpses of the landscape outside. Klopf was able to broaden those views, continuing and extending on the original architecture to take full advantage of the unobstructed natural views across the rear facade of the house. Small horizontal openings in the primary bedroom and office were replaced with much taller windows that now follow the angled roof line upward, extending across almost all of the facade. We worked with Western Windows, whose designs included an oblique-shaped, operable casement that allowed our design to rise with the slope. A new corner office added to the primary suite, offers a bright and functional work-from-home solution that looks out at the distant views and added natural light from the expanded window configuration that now wraps around the corner. The existing lower level was designed by Lee as a utilitarian space, serving as a wet pool room with a drain in the center of the floor, bathroom, laundry and storage areas. Without the need for a pool room, Klopf was able to convert the area into a much more comfortable and functional living space with a new family room and guest suite. The new spaces enjoy easy access to a new outdoor patio through floor to ceiling, full-width glass sliders. Continuing along the rear facade, a previously exposed deck extending from the living room and hallway provided access to the backyard through a single set of stairs leading toward the side of the house which made sense when the pool was in place. The new deck was re-envisioned as an extension of the main living room and now serves as a second outdoor living room. A new slatted pergola above provides the homeowners welcome relief from the hot afternoon sun. A second set of stairs now creates a better connection to the redesigned lower level. Klopf was able to reconfigure the spaces, extending the living room outward toward the views, where the family now claims it as the heart of the home, spending a large majority of their time outdoors. Back inside, the original wood-burning Malm fireplace was beautifully restored and a gas burner installed to comply with California's strict air standards. It now rests in front of a wall of Heath accent tiles where a dated red brick wall used to stand. A new taller window brings more light and views into the refreshed interior living room. The original glass doors opposite the fireplace were replaced by larger sliders that when fully opened, create a seamless transition to the new outdoor living area so the two spaces feel like one connected space. The original utilitarian kitchen was needlessly tucked into the far back corner and closed-off, out of sight from the living room, so the clients asked Klopf to open it up and expand the kitchen forward so it felt more connected. Today the much larger kitchen is connected to the living area where a short wall with a cutout offers a visual glimpse into the kitchen and a handy pass-through counter for serving guests. A new breakfast nook was also added to create another spot where the family can gather for casual meals. Just outside, a new built-in outdoor grill and prep area extends the kitchen outside and connects to a new outdoor dining spot nestled amongst the trees, taking advantage of the views out back. Klopf was able to expand the other two bedrooms, add a new laundry room and half-bath and convert the carport to an enclosed garage to add more storage areas which was lost when the pool house was converted to the family and guest room. To maintain a historical connection to the original designs, the exterior siding was repeated on all exterior walls, a full-height stained glass window at the front entryway restored, and an interior slatted screen element repeated outside at the exterior entry courtyard and over the new outdoor living room to create a shade trellis. The new house stands proudly and shines against it's new landscaping features, while respecting and expanding on the original intent of Roger Lee's designs epitomizing the comforts of indoor-outdoor living in Northern California.
