Rising amidst the grand homes of North Howe Street, this stately house has more than 6,600 SF. In total, the home has seven bedrooms, six full bathrooms and three powder rooms. Designed with an extra-wide floor plan (21'-2"), achieved through side-yard relief, and an attached garage achieved through rear-yard relief, it is a truly unique home in a truly stunning environment. The centerpiece of the home is its dramatic, 11-foot-diameter circular stair that ascends four floors from the lower level to the roof decks where panoramic windows (and views) infuse the staircase and lower levels with natural light. Public areas include classically-proportioned living and dining rooms, designed in an open-plan concept with architectural distinction enabling them to function individually. A gourmet, eat-in kitchen opens to the home's great room and rear gardens and is connected via its own staircase to the lower level family room, mud room and attached 2-1/2 car, heated garage. The second floor is a dedicated master floor, accessed by the main stair or the home's elevator. Features include a groin-vaulted ceiling; attached sun-room; private balcony; lavishly appointed master bath; tremendous closet space, including a 120 SF walk-in closet, and; an en-suite office. Designed By: Richard Bustos Photos By: Jeri Koegel Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

This traditional home contained an outdated kitchen, eating area, powder room, pantry and laundry area. The spaces were reconfigured so that the kitchen occupied all of the space. What was once an opening into an under utilized hallway, became a pantry closet. A full bathroom was tucked behind the pantry into space from the breezeway.

When the homeowners first purchased the 1925 house, it was compartmentalized, outdated, and completely unfunctional for their growing family. Casework designed the owner's previous kitchen and family room and was brought in to lead up the creative direction for the project. Casework teamed up with architect Paul Crowther and brother sister team Ainslie Davis on the addition and remodel of the Colonial. The existing kitchen and powder bath were demoed and walls expanded to create a new footprint for the home. This created a much larger, more open kitchen and breakfast nook with mudroom, pantry and more private half bath. In the spacious kitchen, a large walnut island perfectly compliments the homes existing oak floors without feeling too heavy. Paired with brass accents, Calcutta Carrera marble countertops, and clean white cabinets and tile, the kitchen feels bright and open - the perfect spot for a glass of wine with friends or dinner with the whole family. There was no official master prior to the renovations. The existing four bedrooms and one separate bathroom became two smaller bedrooms perfectly suited for the client’s two daughters, while the third became the true master complete with walk-in closet and master bath. There are future plans for a second story addition that would transform the current master into a guest suite and build out a master bedroom and bath complete with walk in shower and free standing tub. Overall, a light, neutral palette was incorporated to draw attention to the existing colonial details of the home, like coved ceilings and leaded glass windows, that the homeowners fell in love with. Modern furnishings and art were mixed in to make this space an eclectic haven.

As a conceptual urban infill project, the Wexley is designed for a narrow lot in the center of a city block. The 26’x48’ floor plan is divided into thirds from front to back and from left to right. In plan, the left third is reserved for circulation spaces and is reflected in elevation by a monolithic block wall in three shades of gray. Punching through this block wall, in three distinct parts, are the main levels windows for the stair tower, bathroom, and patio. The right two-thirds of the main level are reserved for the living room, kitchen, and dining room. At 16’ long, front to back, these three rooms align perfectly with the three-part block wall façade. It’s this interplay between plan and elevation that creates cohesion between each façade, no matter where it’s viewed. Given that this project would have neighbors on either side, great care was taken in crafting desirable vistas for the living, dining, and master bedroom. Upstairs, with a view to the street, the master bedroom has a pair of closets and a skillfully planned bathroom complete with soaker tub and separate tiled shower.
