A number of additions comprised the design work for an expansion to this narrow house steps from Toronto’s Danforth. A full third floor addition provides a master suite with small balcony off the rear of the house. The existing front gable was enlarged to provide a small study with a triangular window that fills the front third floor facade, but maintains the sense of its original appearance from the street. The basement, ground and second storeys were fully renovated and a one storey addition at the rear of the house added a small mudroom.

This garden contains a stand alone spa that is separated from the main pool. The Limestone and pebble covered vertical surface allows for softly cascading water to percolate downward and add ambiance to the spa without impacting its usefulness.

Situated on one of the most prestigious streets in the distinguished neighborhood of Highland Park, 3517 Beverly is a transitional residence built by Robert Elliott Custom Homes. Designed by notable architect David Stocker of Stocker Hoesterey Montenegro, the 3-story, 5-bedroom and 6-bathroom residence is characterized by ample living space and signature high-end finishes. An expansive driveway on the oversized lot leads to an entrance with a courtyard fountain and glass pane front doors. The first floor features two living areas — each with its own fireplace and exposed wood beams — with one adjacent to a bar area. The kitchen is a convenient and elegant entertaining space with large marble countertops, a waterfall island and dual sinks. Beautifully tiled bathrooms are found throughout the home and have soaking tubs and walk-in showers. On the second floor, light filters through oversized windows into the bedrooms and bathrooms, and on the third floor, there is additional space for a sizable game room. There is an extensive outdoor living area, accessed via sliding glass doors from the living room, that opens to a patio with cedar ceilings and a fireplace.

Upon stepping into this master bedroom for the first time a few design issues immediately struck me. One being the bed placement against what was the original fireplace in the room. The second was the wall and area rug color and the general blandness of the yellow especially against the white of the original paneled door and window moldings. The cedar tub relates to the cedar deck, benches and beam screens. This view is from the door of the ADU looking out into the space. The greenhouse like material we used on the fence acts as a changing art piece where the shadows and lights interact with it. I designed it to be modern Shoji like screens.

Our client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. The carriage house structure holds a cozy guest space with additional lake views, so that extended family and friends can all enjoy this vacation retreat together. Photo by Eric Roth
