Going house hunting to find the dream home is difficult in every aspect, especially in NYC. The first apartment may have a feature that the other has but very rarely will one place have all. Most important is making sure the location and size works and everything else can be incorporated later. As the apartment our clients selected was "move in" condition its surely was not for what they work looking for in creating their dream home. We first started by creating a "wish list" of all of the essentials, which included; open kitchen, walk in closet, office space , larger master bathroom with stand up shower and soaking tub. With creating many different floor plan options, the only way we would achieve this was by sacrificing the 3rd bedroom. At this stage the 3rd bedroom was very easy for them to sacrifice as it gave them all of the wish list for now. In the future ,they could easily take the square footage from the new oversized living room and add that 3rd bedroom if it were necessary. Our first goal in the demolition stage was to remove all existing interior partition walls and start with a fresh new slate. By removing the existing kitchen walls the New Kitchen layout now combines it with the living room. The cabinetry is 2 tone color, flat slab doors for the modern look. State of the art appliances were installed; Integrated panels were installed on the fridge, wall oven, microwave, cook top. The sink is the ultimate chefs prep station sliding butcher block with bowls that slide over the sink. A garage cabinet was installed to conceal smaller appliances. The cantilever counter top adds the additional seating space for guests while keeping the bottom portion open for the view. The existing walk in closet was relocated to achieve the New Master Bathroom, Combining the spaces now gave us the option to add all the features. Floating vanity with double sinks, soaking tub, stand up shower. The glossy rectified tiles used are 12x36 and when installed make the grout line disappear and make it look like a solid wall. The chocolate floor tiles are randomly staggered then wrap up the tub platform and continue up one wall to create an accent. No tile edge was used but all tiles that meet on a 90 degree outside corner are mitered; tub platform, walls and shower niches. Heated floors were installed to keep the feet warm on the cold winter days. In the Master Bedroom we built a bed frame accent wall. Serves for multiple functions; eliminates night stands by using the niches for alarm clock / phone charger station, lights were added inside the niches for accent lights and raised wall paper was used to finish this beautiful feature. Each his and hers niche has an outlet, 4 way switch for the accent lights and 4 way switch for the recessed lights above when they are done reading in bed. Custom steps were built for easy up and down off the bed for the little puppies that could not possibly make the jump up. Other features throughout the apartment include; New bamboo floors throughout. Since the concrete ceiling slab cannot be chopped , soffits and drop ceilings were built throughout the apartment to accommodate recessed lights. Low voltage recessed lights were used with multiple zone dimmers for energy efficiency. Remote operated shades were installed The overall design was for the apartment was modern, simple lines and true elegance. This transitional-inspired remodel to this lovely Bonita Bay home consists of a completely transformed kitchen and bathrooms. The kitchen was redesigned for better functionality, better flow and is now more open to the adjacent rooms. The original kitchen design was very outdated, with natural wood color cabinets, corian countertops, white appliances, a very small island and peninsula, which closed off the kitchen with only one way in and out. The new kitchen features a massive island with seating for six, gorgeous quartz countertops, all new upgraded stainless steel appliances, magnificent white cabinets, including a glass front display cabinet and pantry. Do not be deceived by the thin wires; we use taut, aircraft-strength cables that keep the chandelier stable, secure and safe.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Built for the Bluff, A Sea Ranch Home is Remade from the Inside Out The house had always been grounded, on an ocean bluff at The Sea Ranch. It sits unencumbered, adjacent to one of the most dramatic stretches of the Sonoma coast with protected commons meadow to the east, uninterrupted Pacific views to the west, and a bluff trail running alongside. What it lacked was the feeling of home, one that could hold up its own against the natural landscape. The owners are entrepreneurs with deep involvement across tech, real estate, and development and they know how things are built. The Sea Ranch house had been in their lives for years, a second residence and a place for family to gather. Built for a different time, it felt more compromising than comfortable. Sitting in a closed off nook, the kitchen fit one cook at a time and turned its back on the rest of the house. The entry was dim and compressed, divided by a structural column that presented itself at exactly the wrong moment. The primary suite was small relative to the view outside it. A large rear bedroom sat behind a lowered ceiling with a bathroom that had never been added. The house was certainly worth the trouble of doing it right. What followed was not one project but four, each with its own design challenge, each addressed over a period of time. Where the House Meets the Ocean The most complex piece of the project, in both structural and spatial terms, was the kitchen expansion. The existing room was a single-person galley squeezed in as an afterthought with no meaningful connection to the dining room, the living space, or the deck outside. To make it useful for a family that cooks and gathers, it needed to grow outward into an existing patio and flow into the rooms around it. A big challenge was the roofline. Several planes at different pitches and angles converged directly where additional volume was needed. A new form had to join that geometry without reading as a correction. The solution found the simplest possible connection between the existing angles, a roofline that from outside the structure, appears entirely original. From the bluff trail where the addition is visible, there is no discernible seam. Inside, the kitchen is now open to the living and dining rooms without interruption. A large sliding glass door connects the space onto the rear deck. The deck itself was expanded and oriented so that the body of the house shields it from the coastal wind which is a common consideration that determines whether outdoor space at The Sea Ranch actually gets used. The result is a room that works for large family gatherings where no one feels cutoff, and one that makes the boundary between being inside and outside easy to ignore. Welcoming Light A structural column stood at the convergence of eight distinct roof planes in the entry. It was load-bearing, but it was also the reason the entry had always felt like a hallway rather than a welcoming arrival. With the structural engineer, a custom steel connector was designed to receive beams from six separate directions, redistributing the load through a single new continuous beam. The column was surgically removed. Three triangular skylights were then cut into the roof above, their shapes drawn from the existing geometry of the planes around them. The entry is now bright and open. The skylights feel native to the structure because they follow the logic already present in the roof. Two Suites, Two Views At opposite ends of the house, the two bedroom suites were each reconfigured, and each found a different way to introduce more of the landscape into the room. An addition to the primary suite extended the structure outward to create a wraparound plan with a loop from the bedroom through bath and closet that had not been possible before. The expansion opened a slot view from the tub and shower toward the ocean. The view is precise and private. The ocean view is present and deliberate. The rear bedroom absorbed an adjacent storage room to transform it into a full second suite with a vaulted ceiling, a large bathroom with a tub, a shower, and a sauna. A private fenced garden courtyard sits just beyond the glass bringing the outdoors inside. The tub was placed so that, looking past the courtyard and through the bedroom beyond, the ocean is visible at the far end. It is a long view and it makes the room feel larger and more settled than its footprint would suggest. Glass on Four Sides, Fire at the Center The main living and gathering room had always been caught between two competing facts: glass on four sides meant exceptional views but at The Sea Ranch, it also meant a cold room. A 360-degree cylindrical fireplace was added at the center on a raised stone base, providing radiant heat in every direction and giving the room a focal point around which a group naturally orients itself, whether that means two people at the end of the day or the whole family after dinner. Owners Who Picked Up the Tools The owner was not a passive client. they came with construction knowledge, specific ideas, and the desire to be an active part of the process, a dynamic that other architects may had found difficult, which Klopf Architecture accepted as an asset. They took it upon themselves to complete some of the work during construction, including the installation of a new radiant heating system beneath the floors. The radiant system added to the older and less-desirable forced-air setup. At The Sea Ranch, that change matters as the house sits close enough to the ocean and moving air competes with the sound of it, where radiant heat does not. Solar panels were added to the roof as part of the new system. Insulation was upgraded throughout the walls, roof, and crawl space. The house that had always had the right setting now holds warmth the way a house on the bluff should. They were also deeply involved in the design and selections throughout, and the finished house reflects both of them in ways that are specific rather than generic. The process took longer and moved through more iterations than a more arms-length relationship might have allowed. The result is more defined and personal because of it. The Landscape Holds Priority Every exterior decision was shaped by The Sea Ranch Design Standards, which require that buildings defer to the landscape around them rather than compete with it. Because this house sits on the bluff and is visible from the public trail, the additions faced a close review. Existing materials were matched. Geometries were resolved. The additions had to become indistinguishable from the original building. From the trail, the house reads exactly as it always has — low, cedar-clad, secondary to the meadow and the water. This Houston outdoor kitchen and entertaining area offers a modern take on Mediterranean style. Designed and built by Outdoor Homescapes of Houston, this fully loaded family and entertaining space echoes the stucco, travertine tile patio and Mediterranean style of the existing home while exuding a more modern, transitional style. “This was a high-profile client – both VPs of different oil and gas companies who entertain affluent guests on a regular basis – so they wanted to make sure they had high-end appliances and all the latest amenities they could order,” says Lisha Maxey, senior designer for Outdoor Homescapes and owner of LGH Design Services in Houston. “They also have two kids, ages 7 and 10, and wanted a family gathering space that better accompanied their new, luxurious pool.” What really sets apart this outside kitchen design idea, however, is the way the elements are used throughout the space. “Usually, outdoor kitchen designs for a backyard are grouped into one island or cabinet,” explains Outdoor Homescapes of Houston owner Wayne Franks. “But here, the patio, roof and fireplace were all in place, separated by stucco columns, and the outdoor kitchen elements had to work around them.” A 14-foot-long cooking island houses a built-in Fire Magic grill with a Magic View Window (allows the chef to check on food without lifting the lid and losing valuable heat). The island, the countertop of which is "Carnaval" granite from Lackstone, also features a Fire Magic power burner, warming drawer and trash drawer. On one side of the fireplace, forming an “L” with the cooking island, sits a built-in Primo ceramic grill. On the other side of the fireplace is a 3-foot-long cabinet housing a bar with a wine cooler, ice maker and upper cabinet. And finally, just outside the patio door is a 7-foot-long cabinet with a modern Kohler sink with a high-arc Moen faucet (sink and faucet from Faucets Direct), a trash drawer and another upper cabinet. Outdoor Homescapes of Houston, by the way, outfitted both cabinets with glass inserts, custom pulls and three-way sensor lighting. “At the beginning, this was basically a blank space with a fireplace in the middle,” says Maxey. So Outdoor Homescapes upgraded the fireplace with Austin Stack Stone in white (No. 401) from Colorstonescreenshot vickers mosaic tile rectangle. "The stone added that pop,” notes Maxey. The fireplace’s espresso-colored, distressed wood mantel (from Mantels.com) and upper wood cabinets were both stained with the Minwax color Jacobean. The ceiling fans were also updated with ones featuring similarly espresso-colored, wooden fan blades, to match. The table in the middle - a cast-iron, Mediterranean style gem with hand-forged scrollwork designs from Patio 1 in Houston – seats 10. “We wanted this kind of Mediterranean feel,” says Maxey. “We wanted rustic, but the appliance package was so new, with all its stainless steel, so we kept a the cabinets and the columns stucco instead of stone for a more clean, modern look and then did the custom tile backsplash and mosaic in more of a rustic, Mediterranean look." The backsplash is a 1-inch travertine tile background with 4-inch square metallic insets, both from Floor & Decor. The tile for the 18-by-24-inch rectangle mosaic came from Great Britain Tile Co. and included a Dianno Reale tumbled border and background. The bronze, diamond-shaped insets are tumbled Dark Emperdor tile and the scrolls are tumbled Noce tile. The client, who admits they have high standards, was more than pleased with the project – especially browsing through Outdoor Homescapes’ vast library of patio kitchen design ideas, the 3D virtual video tour that let them preview the project from every angle before construction. They also liked the personalized design consultation. "OH provides a very neat service where one of their designers will either shop/buy for you or shop with you for the more detailed pieces that will finish your home," reads the client's review on Houzz. "This was a very positive, personalized feature ... Lisha helped narrow down an enormous marketplace of materials and finishes to a few we could choose from."

The home owners came to us wanting to upgrade their kitchen and overall aesthetic in their suburban home, with a combination of fresh paint, updated finishes, and improved flow for more ease when doing everyday activities. A monochromatic, earth-toned palette left the kitchen feeling uninspired. It lacked the brightness they wanted from their space. An eat-in table underutilized the available square footage. The butler’s pantry was out of the way and hard to access, and the dining room felt detached from the kitchen. Lead Designer, Stephanie Cole, saw an improved layout for the spaces that were no longer working for this family. By eliminating an existing wall between the kitchen and dining room, and relocating the bar area to the dining room, we opened up the kitchen, providing all the space we needed to create a dreamy and functional layout. A new perimeter configuration promoted circulation while also making space for a large and functional island loaded with seating – a must for any family. Because an island that isn’t big enough for everyone (and a few more) is a recipe for disaster. The light white cabinetry is fresh and contrasts with the deeper tones in the wood flooring, creating a modern aesthetic that is elevated, yet approachable for everyday living. With better flow as the overarching goal, we made some structural changes too. To remove a bottleneck in the entryway, we angled one of the dining room walls to create more natural separation between rooms and facilitate ease of movement throughout the large space. At The Kitchen Studio, we believe a well-designed kitchen uses every square inch to the fullest. By starting from scratch, it was possible to rethink the entire kitchen layout and design the space according to how it is used, because the kitchen shouldn’t make it harder to feed the family. A new location for the existing range, flanked by a new column refrigerator and freezer on each side, worked to anchor the space. The very large and very spacious island (a dream island if we do say so ourselves) now houses the primary sink and provides ample space for food prep and family gathering. The new kitchen table and coordinating banquette seating provide a cozy nook for quick breakfasts before school or work, and evening homework sessions. Elegant gold details catch the natural light, elevating the aesthetic. The dining room was transformed into one of this client’s favorite spaces and we couldn’t agree more. We saw an opportunity to give the dining room a more distinguished identity by closing off the entrance from the foyer. The relocated wet bar enhances the sophisticated vibe of this gathering space, complete with beautiful antique mirror tiles and open shelving encased by moody built-in cabinets. Updated furnishings add warmth. A rich walnut table is paired with custom chairs in a muted coral fabric. The large, transitional chandelier grounds the room, pairing beautifully with the gold finishes prevalent in the faucet and cabinet hardware. Linen-inspired wallpaper and cream-toned window treatments add to the glamorous feel of this entertainment space. There is no way around it. The laundry room was cramped. The large washer and dryer blocked access to the sink and left little room for the space to serve its other essential function – as a mudroom. Because we reworked the kitchen layout to create more space overall, we could rethink the mudroom too – an essential for any busy family. The first step was moving the washer and dryer to an existing area on the second floor, where most of the family’s laundry lives (no one wants to carry laundry up and down the stairs if they don’t have to anyway). This is a more functional solution and opened up the space for all the mudroom necessities – including the existing kitchen refrigerator, loads of built-in cubbies, and a bench. It’s hard to not fall in love with every detail of a new space, especially when it serves your day-to-day life. But that doesn’t mean the clients didn’t have their favorite features they use on the daily. This remodel was focused largely on function with a new kitchen layout. And it’s the functional features that have the biggest impact. The large island provides much needed workspace in the kitchen and is a spot where everyone gathers together – it grounds the space and the family. And the custom counter stools are the icing on the cake. The nearby mudroom has everything their previous space was lacking – ample storage, space for everyone’s essentials, and the beloved cement floor tiles that are both durable and artistic.

This project was such an incredible design opportunity, and instilled inspiration and excitement at every turn! Our amazing clients came to us with the challenge of converting their beloved family home into a welcoming haven for all members of the family. At the time that we met our clients, they were struggling with the difficult personal decision of the fate of the home. Their father/father-in-law had passed away and their mother/mother-in-law had recently been admitted into a nursing facility and was fighting Alzheimer’s. Resistant to loss of the home now that both parents were out of it, our clients purchased the home to keep in in the family. Despite their permanent home currently being in New Jersey, these clients dedicated themselves to keeping and revitalizing the house. We were moved by the story and became immediately passionate about bringing this dream to life. The home was built by the parents of our clients and was only ever owned by them, making this a truly special space to the family. Our goal was to revitalize the home and to bring new energy into every room without losing the special characteristics that were original to the home when it was built. In this way, we were able to develop a house that maintains its own unique personality while offering a space of welcoming neutrality for all members of the family to enjoy over time. The renovation touched every part of the home: the exterior, foyer, kitchen, living room, sun room, garage, six bedrooms, three bathrooms, the laundry room, and everything in between. The focus was to develop a style that carried consistently from space to space, but allowed for unique expression in the small details in every room. Starting at the entry, we renovated the front door and entry point to offer more presence and to bring more of the mid-century vibe to the home’s exterior. We integrated a new modern front door, cedar shingle accents, new exterior paint, and gorgeous contemporary house numbers that really allow the home to stand out. Just inside the entry, we renovated the foyer to create a playful entry point worthy of attention. Cement look tile adorns the foyer floor, and we’ve added new lighting and upgraded the entry coat storage. Upon entering the home, one will immediately be captivated by the stunning kitchen just off the entry. We transformed this space in just about every way. While the footprint of the home ultimately remained almost identical, the aesthetics were completely turned on their head. We re-worked the kitchen to maximize storage and to create an informal dining area that is great for casual hosting or morning coffee. We removed the entry to the garage that was once in the informal dining, and created a peninsula in its place that offers a unique division between the kitchen/informal dining and the formal dining and living areas. The simple light warm light gray cabinetry offers a bit of traditional elegance, along with the marble backsplash and quartz countertops. We extended the original wood flooring into the kitchen and stained all floors to match for a warmth that truly resonates through all spaces. We upgraded appliances, added lighting everywhere, and finished the space with some gorgeous mid century furniture pieces. In the formal dining and living room, we really focused on maintaining the original marble fireplace as a focal point. We cleaned the marble, repaired the mortar, and refinished the original fireplace screen to give a new sleek look in black. We then integrated a new gas insert for modern heating and painted the upper portion in a rich navy blue; an accent that is carried through the home consistently as a nod to our client’s love of the color. The former entry into the old covered porch is now an elegant glass door leading to a stunning finished sunroom. This room was completely upgraded as well. We wrapped the entire space in cozy white shiplap to keep a casual feel with brightness. We tiled the floor with large format concrete look tile, and painted the old brick fireplace a bright white. We installed a new gas burning unit, and integrated transitional style lighting to bring warmth and elegance into the space. The new black-frame windows are adorned with decorative shades that feature hand-sketched bird prints, and we’ve created a dedicated garden-ware “nook” for our client who loves to work in the yard. The far end of this space is completed with two oversized chaise loungers and overhead lights…the most perfect little reading nook! Just off the dining room, we created an entirely new space to the home: a mudroom. The clients lacked this space and desperately needed a landing spot upon entering the home from the garage. We uniquely planned existing space in the garage to utilize for this purpose, and were able to create a small but functional entry point without losing the ability to park cars in the garage. This new space features cement-look tile, gorgeous deep brown cabinetry, and plenty of storage for all the small items one might need to store while moving in and out of the home. The remainder of the upstairs level includes massive renovations to the guest hall bathroom and guest bedroom, upstairs master bed/bath suite, and a third bedroom that we converted into a home office for the client. Some of the largest transformations were made in the basement, where unfinished space and lack of light were converted into gloriously lit, cozy, finished spaces. Our first task was to convert the massive basement living room into the new master bedroom for our clients. We removed existing built-ins, created an entirely new walk-in closet, painted the old brick fireplace, installed a new gas unit, added carpet, introduced new lighting, replaced windows, and upgraded every part of the aesthetic appearance. One of the most incredible features of this space is the custom double sliding barn door made by a Denver artisan. This space is truly a retreat for our clients! We also completely transformed the laundry room, back storage room, basement master bathroom, and two bedrooms. This home’s massive scope and ever-evolving challenges were thrilling and exciting to work with, and the result is absolutely amazing. At the end of the day, this home offers a look and feel that the clients love. Above all, though, the clients feel the spirit of their family home and have a welcoming environment for all members of the family to enjoy for years to come.

Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. There is custom-built cabinetry throughout the home, including extensive closet space, library shelving, and floating side tables in the master bedroom. The home flows easily from one room to the next and features a covered walkway between the garage and house. One of our favorite features in the home is the two-sided fireplace – one side facing the living room and the other facing the outdoor space. In addition to the fireplace, the homeowners can enjoy an outdoor living space including a seating area, in-ground fire pit and soaking tub.

This beverage area has a wet bar within its absolute black polished granite counter, tops white shaker cabinets. The backsplash is tin. The open shelves are made from reclaimed wood and feature subtle and modern lighting. The black iron hardware matches the hardware on the adjacent Dutch door. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel. We planned a thoughtful redesign of this beautiful home while retaining many of the existing features. We wanted this house to feel the immediacy of its environment. So we carried the exterior front entry style into the interiors, too, as a way to bring the beautiful outdoors in. In addition, we added patios to all the bedrooms to make them feel much bigger. Luckily for us, our temperate California climate makes it possible for the patios to be used consistently throughout the year. The original kitchen design did not have exposed beams, but we decided to replicate the motif of the 30" living room beams in the kitchen as well, making it one of our favorite details of the house. To make the kitchen more functional, we added a second island allowing us to separate kitchen tasks. The sink island works as a food prep area, and the bar island is for mail, crafts, and quick snacks. We designed the primary bedroom as a relaxation sanctuary – something we highly recommend to all parents. It features some of our favorite things: a cognac leather reading chair next to a fireplace, Scottish plaid fabrics, a vegetable dye rug, art from our favorite cities, and goofy portraits of the kids. --- Project designed by Courtney Thomas Design in La Cañada. This bright mudroom has a beadboard ceiling and a black slate floor. We used trim, or moulding, on the walls to create a paneled look, and cubbies above the window seat. Shelves, the window seat bench and coat hooks provide storage. The main projects in this Wayne, PA home were renovating the kitchen and the master bathroom, but we also updated the mudroom and the dining room. Using different materials and textures in light colors, we opened up and brightened this lovely home giving it an overall light and airy feel.
