Many of the exterior changes included enclosing the front porch and rear screened porch, replacing windows, replacing all the vinyl siding with and fiber cement siding, creating a new front stoop with winding brick stairs and wrought iron railings as will as other additions to the left and rear of the home. The existing interior was completely fro the studs and included modifying uses of many of the existing rooms such as converting the original dining room into an oval shaped theater with reclining theater seats, fiber-optic starlight ceiling and an 80” television with built-in surround sound. The laundry room increased in size by taking in the porch and received all new cabinets and finishes. The screened porch across the back of the house was enclosed to create a new dining room, enlarged the kitchen, all of which allows for a commanding view of the beautifully landscaped pool. The upper master suite begins by entering a private office then leads to a newly vaulted bedroom, a new master bathroom with natural light and an enlarged closet. The major portion of the addition space was added to the left side as a part time home for the owner’s brother. This new addition boasts an open plan living, dining and kitchen, a master suite with a luxurious bathroom and walk–in closet, a guest suite, a garage and its own private gated brick courtyard entry and direct access to the well appointed pool patio. And finally the last part of the project is the sunroom and new lagoon style pool. Tucked tightly against the rear of the home. This room was created to feel like a gazebo including a metal roof and stained wood ceiling, the foundation of this room was constructed with the pool to insure the look as if it is floating on the water. The pool’s negative edge opposite side allows open views of the trees beyond. There is a natural stone waterfall on one side of the pool and a shallow area on the opposite side for lounge chairs to be placed in it along with a hot tub that spills into the pool. The coping completes the pool’s natural shape and continues to the patio utilizing the same stone but separated by Zoysia grass keeping the natural theme. The finishing touches to this backyard oasis is completed utilizing large boulders, Tempest Torches, architectural lighting and abundant variety of landscaping complete the oasis for all to enjoy.

Hot tub - huge backyard custom-shaped hot tub idea in New York

COTY award winner. (Contractor of the Year) A solid slab of Onyx was used for the tub deck. There is a waterfall on the left side of the tub and a gas fireplace on the other. Stacked stone veneer is on the tub surround walls. Fiber optics were installed on the ceiling so the homeowners could look at the night sky. Cherry wood cabinets were used for both his and her vanities. The floor has large Travertine tile installed on the diagonal. The floors are also heated. Capital Area Construction

Five glass panels designed by Michael A. Gilkey, Inc. in collaboration with artist and installer Sarah Hinds of Somewhere Glassworks, Inc. The series pays homage to the Gulf sunsets that are visible just across the street from this Casey Key home. The installation was executed with architectural silicone to stainless steel sleeving which not only allows the owner to remove the panels for cleaning and security, but to house fiber optic lighting that uplights the panels at night.

Faced with extensive water damage to their home, the Patel’s turned to Cantoni designer Andrea Petor to infuse new life into their family’s beloved weekend retreat in Montgomery, Texas. Balancing the client’s minimalist wants with their love of hosting, Andrea created a cohesive design to accommodate their frequent guests and large extended family. Beginning with the kitchen remodel, Andrea worked with the Patel’s to identify the best layout for the space, understanding it would be used regularly for entertaining. To maximize storage space, Andrea designed custom floor to ceiling cabinetry finished in high gloss white lacquer. She selected Miele optic white appliances to enhance the sleek design. Andrea had a custom dining table built into the island to provide ample seating and ensure the entire family could enjoy meals together. The kitchen’s monochromatic color palette was carried throughout the interiors allowing the home’s beautiful waterfront views to take center stage. Adding richness and texture to each room, Andrea selected sculptural, modern furnishings to complete the space and bring the Patel’s vision to life.

This 800 square foot Accessory Dwelling Unit steps down a lush site in the Portland Hills. The street facing balcony features a sculptural bronze and concrete trough spilling water into a deep basin. The split-level entry divides upper-level living and lower level sleeping areas. Generous south facing decks, visually expand the building's area and connect to a canopy of trees. The mid-century modern details and materials of the main house are continued into the addition. Inside a ribbon of white-washed oak flows from the entry foyer to the lower level, wrapping the stairs and walls with its warmth. Upstairs the wood's texture is seen in stark relief to the polished concrete floors and the crisp white walls of the vaulted space. The rear entrance from the courtyard is flanked by two Macedonia limestone columns. The columns are solid stone. They are load bearing supporting the archways. The style is Tuscan with entasis. Entasis is "the intentional slight convex curving of the vertical profile of a tapered column; used to overcome the optical illusion of concavity that characterizes straight-sided columns." When the homeowners decided to move from San Francisco to the Central Coast, they were looking for a more relaxed lifestyle, a unique place to call their own, and an environment conducive to raising their young children. They found it all in San Luis Obispo. They had owned a house here in SLO for several years that they had used as a rental. As the homeowners own and run a contracting business and relocation was not impossible, they decided to move their business and make this SLO rental into their dream home. As a rental, the house was in a bare-bones condition. The kitchen had old white cabinets, boring white tile counters, and a horrendous vinyl tile floor. Not only was the kitchen out-of-date and old-fashioned, it was also pretty worn out. The tiles were cracking and the grout was stained, the cabinet doors were sagging, and the appliances were conflicting (ie: you could not open the stove and dishwasher at the same time). To top it all off, the kitchen was just too small for the custom home the homeowners wanted to create. Thus enters San Luis Kitchen. At the beginning of their quest to remodel, the homeowners visited San Luis Kitchen’s showroom and fell in love with our Tuscan Grotto display. They sat down with our designers and together we worked out the scope of the project, the budget for cabinetry and how that fit into their overall budget, and then we worked on the new design for the home starting with the kitchen. As the homeowners felt the kitchen was cramped, it was decided to expand by moving the window wall out onto the existing porch. Besides the extra space gained, moving the wall brought the kitchen window out from under the porch roof – increasing the natural light available in the space. (It really helps when the homeowner both understands building and can do his own contracting and construction.) A new arched window and stone clad wall now highlights the end of the kitchen. As we gained wall space, we were able to move the range and add a plaster hood, creating a focal nice focal point for the kitchen. The other long wall now houses a Sub-Zero refrigerator and lots of counter workspace. Then we completed the kitchen by adding a wrap-around wet bar extending into the old dining space. We included a pull-out pantry unit with open shelves above it, wine cubbies, a cabinet for glassware recessed into the wall, under-counter refrigerator drawers, sink base and trash cabinet, along with a decorative bookcase cabinet and bar seating. Lots of function in this corner of the kitchen; a bar for entertaining and a snack station for the kids. After the kitchen design was finalized and ordered, the homeowners turned their attention to the rest of the house. They asked San Luis Kitchen to help with their master suite, a guest bath, their home control center (essentially a deck tucked under the main staircase) and finally their laundry room. Here are the photos: I wish I could show you the rest of the house. The homeowners took a poor rental house and turned it into a showpiece! They added custom concrete floors, unique fiber optic lighting, large picture windows, and much more. There is now an outdoor kitchen complete with pizza oven, an outdoor shower and exquisite garden.
