Our NYC studio designed this gorgeous condo for a family of four with the goal of maximizing space in a modest amount of square footage. A custom sectional in the living room was created to accommodate the family without feeling overcrowded, while the son's bedroom features a custom Murphy bed to optimize space during the day. To fulfill the daughter's wish for fairy lighting, an entire wall of them was installed behind her bed, casting a beautiful glow at night. In the kitchen, we added plenty of cabinets below the island for maximum efficiency. Storage units were incorporated in the bedroom and living room to house the TV and showcase decorative items. Additionally, the tub in the powder room was removed to create an additional closet for much-needed storage space.

An entry area to the home, this family laundry room became a catch-all for coats, bags and shoes. It also served as the laundry hub with a collection of portable drying racks, storage shelves and furniture that did not optimize the available space and layout. The new design made the most of the unique space and delivered an organized and attractive mud and laundry room with bench seating, hooks for hanging jackets and laundry needs, integrated wall drying racks, and lots of convenient storage.

Less formal and more comfortable than a living room, and ,more importantly, optimized for family fun and social gatherings—there's a reason the family room is the most popular spot in the house. To ensure that the family room was a space everyone could use and relax in, The Design Firm decorated with grownup accents, kid-friendly colors, and durable staples. The result? A space that is both cozy and timeless, yet fun and contemporary.

The design for this home in Palo Alto looked to create a union between the interior and exterior, blending the spaces in such a way as to allow residents to move seamlessly between the two environments. Expansive glazing was used throughout the home to complement this union, looking out onto a swimming pool centrally located within the courtyard. Within the living room, a large operable skylight brings in plentiful sunlight, while utilizing self tinting glass that adjusts to various lighting conditions throughout the day to ensure optimal comfort. For the exterior, a living wall was added to the garage that continues into the backyard. Extensive landscaping and a gabion wall was also created to provide privacy and contribute to the sense of the home as a tranquil oasis.

The media room is Amazing and photos really tell the story! Rebuilt and Rewired for the optimal viewing experience this room is a dream. The riser and bar top give the room and 3 tiered seating environment. The wet bar is complete with mini fridge, ice machine, and microwave. Accent lighting from LED recessed cans and wall sconces really set the mood for the perfect movie night or watching the big game! The list of equipment wired and installed in this home is huge, but the functionality of it all was made simple with seamless integration by Savant. Our owners can wirelessly control all of their media devices in the home (interior and exterior) as well as several other key components. Lighting was integrated with lutron programmable switches as well.

The Belfast Residence in Ohio is a new construction, custom modern house situated on a 150 acre farm. Panda solved the challenge of extending the intimate space of the kitchen into the expansiveness of the backyard by installing fully retractable TS.60 All Aluminum Thermally Broken Folding Door Systems. Custom designed for this space, this elegant and durable folding door system spans the entire wall of the kitchen. This door system uses cutting-edge aluminum extrusions with a polyamide bar to connect the frame together while reducing heat or cold transfer. When closed, this Bi-Fold door system provides a protective barrier that lowers u-factors, limits condensation, increases energy performance, and most of all reduces thermal conductivity. The architectural firm, Drawing Dept. designed a cantilevered roof reaching out over the pool on axis with a sunken fire pit, drawing the geometry of the house further out into the landscape. As a result, the heart of the home unrestrictedly extends toward the fire pit for optimal physical and visual connection. Impressive architectural design intertwined with Panda’s custom Bi-Fold doors can create unimaginable opportunities. No wonder this home was awarded the 2013 Merit Award from the American Institute of Architects (AIA) Cincinnati and the 2013 Honor Award from the CDA + Cincinnati Magazine for its exterior space! Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. We wanted to contrast traditional cottage design with a more modern aesthetic, including classsic shaker cabinets, wood plank kitchen island, and an apron sink. We wanted the master bathroom to be chic and timeless, which the custom makeup vanity and uniquely designed Wetstyle tub effortlessly created. A large Merida area rug softens the high contrast color palette while complementing the espresso hardwood floors and Stone Source wall tiles.

This Seattle waterfront home received a design overhaul. The revamped home earns its minimalist design with Nordic profiles and Japanese allure, nestled on the banks of the Lake Washington shoreline. The Laurelhurst neighborhood is charming as well as highly desired for the region. The home is conveniently situated just north of downtown Seattle, filled with commerce, arts and culture. However, its discreet location begs for a slower pace of life with water recreation at the ready. The quiet refuge boasts a private dock and boat house for days full of lakeside enjoyment. The remodel kept the existing building perimeter intact, observing the tight bounds of the neighborhood. To optimize the location, a minimalist design with awe-inspiring materials was selected. Keeping the exterior simple, the thin white brick base of the home contrasts the Sho Sugi Ban second-story exterior. Furthermore, the gable roof mimics the traditional Scandinavian home profile that is notorious for simplicity.

Custom-designed chaise upholstered in a pale watery blue is the perfect spot to enjoy the iconic vistas of Alcatraz Island and Golden Gate Bridge. In the bedroom, dramatic garnet red couture drapery softens the room and ties in the playful British flag rug.
