This contemporary farmhouse is located on a scenic acreage in Greendale, BC. It features an open floor plan with room for hosting a large crowd, a large kitchen with double wall ovens, tons of counter space, a custom range hood and was designed to maximize natural light. Shed dormers with windows up high flood the living areas with daylight. The stairwells feature more windows to give them an open, airy feel, and custom black iron railings designed and crafted by a talented local blacksmith. The home is very energy efficient, featuring R32 ICF construction throughout, R60 spray foam in the roof, window coatings that minimize solar heat gain, an HRV system to ensure good air quality, and LED lighting throughout. Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. Jewett Farms + Co’s Reclaimed Antique Heart of Pine Old Original Face flooring is more than just timber, it is a piece of US history. Old original face refers to the face of the timbers that have not been altered by modern cutting devices. The resulting planks provide a truly original and historic floor. These planks have a rough appearance and many cracks, nail holes and knots. Old Original Face Heart of Pine floor boards tend to have a darker hue and a lot of character. The original kitchen was disjointed and lacked connection to the home and its history. The remodel opened the room to other areas of the home by incorporating an unused breakfast nook and enclosed porch to create a spacious new kitchen. It features stunning soapstone counters and range splash, era appropriate subway tiles, and hand crafted floating shelves. Ceasarstone on the island creates a durable, hardworking surface for prep work. A black Blue Star range anchors the space while custom inset fir cabinets wrap the walls and provide ample storage. Great care was given in restoring and recreating historic details for this charming Foursquare kitchen.

Klopf Architecture, Arterra Landscape Architects, and Flegels Construction updated a classic Eichler open, indoor-outdoor home. Expanding on the original walls of glass and connection to nature that is common in mid-century modern homes. The completely openable walls allow the homeowners to truly open up the living space of the house, transforming it into an open air pavilion, extending the living area outdoors to the private side yards, and taking maximum advantage of indoor-outdoor living opportunities. Taking the concept of borrowed landscape from traditional Japanese architecture, the fountain, concrete bench wall, and natural landscaping bound the indoor-outdoor space. The Truly Open Eichler is a remodeled single-family house in Palo Alto. This 1,712 square foot, 3 bedroom, 2.5 bathroom is located in the heart of the Silicon Valley. A luxury residence in Vail, Colorado featuring wire-brushed Bavarian Oak wide-plank wood floors in a custom finish and reclaimed sunburnt siding on the ceiling. Arrigoni Woods specializes in wide-plank wood flooring, both recycled and engineered. Our wood comes from old-growth Western European forests that are sustainably managed. Arrigoni's uniquely engineered wood (which has the look and feel of solid wood) features a trio of layered engineered planks, with a middle layer of transversely laid vertical grain spruce, providing a solid core.
