In this total gut and reconfiguration of the kitchen and adjacent spaces, a seamless marriage of farmhouse aesthetic with materials that are already in the home create a space that integrates with the feeling of the original home. Significant changes to the layout and removal of walls has created an open concept living, larger kitchen area, and an organized and functional kitchen space. New French doors connect to the outdoors and introduce more light into the space, as well as increased recessed and accent lighting assist in generating a light-filled home. The custom island is a one-of-a-kind feature with an exotic granite slab. The island provides the best way to maximize the kitchen efficiency and storage capacity. Technology was also important addition in the kitchen so we installed smart technology and USB cable outlets. Lighting was another factor—under the counter lighting and in cabinet lighting was installed. In the end, my clients were very happy with the kitchen we designed for them.

A Sussex family hired us as the design build remodel company to makeover this kitchen. This remodeling project had three main goals: improve storage, update the layout/style and enhance the functionality. IMPROVE STORAGE The original home builder put in very narrow cabinets. The small, narrow cabinets made it difficult for the homeowners to store items. They also said it was important to have a kitchen that works for their children. Also, we added two built-in cabinets in the dining room for more storage. UPDATE THE LAYOUT & STYLE While the area was large, it didn’t maximize the space or fit their contemporary style. They wanted plenty of counter prep space and enough room for friends and family to gather. We added a large wood island with seating – perfect for hosting parties and family dinners. The space is bright with white shaker cabinetry and subway tile backsplash. Warm touches include satin bronze light fixtures and hardware. ENHANCE THE FUNCTIONALITY This Sussex kitchen features a Galley Sink Workstation. Having a sink workstation facing the center of the room allows the homeowners to stay part of the conversation while preparing a meal or cleaning up. The coop is located on a quiet, tree-lined street and, as a top floor unit, boasts lovely southern and eastern exposures with views of this charming neighborhood overlooking the Hudson. Our clients were making a big move from the West Coast and wanted the new home to be ready in time for the start of the new school year, so Studioteka’s architecture and interior design team rolled up our sleeves and got to work! Construction documents were prepared for the coop board and NYC Department of Buildings approval and our team coordinated the renovation. The entire unit had new hardwood flooring, moldings, and doors installed, the stairs were gently refinished, and we took down a wall separating the living room from a small den on the lower level, making the living space much more open, light-filled, and inviting. The hot water heater was tucked away in an unused space under the stair landing, allowing for the creation of a new kitchen pantry with additional storage. We gut-renovated the upstairs bathroom, creating a built-in shower niche as well as a brand new Duravit tub, Mirabelle high-efficiency toilet, American Standard matte black fixtures, and a white Strasser Woodenworks vanity with black hardware. Classic white subway tile lines the walls and shower enclosure, while black and white basketweave tile is used on the floor. The matte black towel hooks, toilet roll holder, and towel rod contrast with the white wall tile, and a shower curtain with a delicate black and white pattern completes the room. Finally, new mid-century modern furnishings were combined with existing pieces to create an apartment that is both a joy to come home to and a warm, inviting urban oasis for this family of four.

Welcome to our Perfectly Polished Kitchen. For this Camarillo homeowner, the kitchen no longer fit the way they lived. The original layout felt dated and disconnected, with walls separating the kitchen from the living room and an island oriented toward the backyard. Hosting felt divided, and awkward walkways disrupted the flow of the home. The goal was to create a kitchen centered around connection and everyday functionality. We opened the walls between the kitchen and living room and reoriented the island to face the main living space. By relocating a Blanco farmhouse sink to the island and adding bar seating, the kitchen is now a natural gathering place. Family and guests can stay connected while meals are prepared on a 48-inch range with an integrated griddle. The former range wall was transformed into a dedicated coffee and cocktail bar with a flush integrated MicroDrawer, adding convenience without sacrificing the clean aesthetic. Waterfall-edge quartz countertops, glazed grey blue Bedrosians tile, integrated refrigerator and freezer columns, premium Ferguson plumbing fixtures, and custom cabinetry create a timeless foundation. Warm wood tones from the island, wide-plank oak flooring, and custom rift-cut white oak range hood balance the polished nickel finishes for a look that feels both inviting and refined. The result is a timeless kitchen tailored to this homeowner’s minimalist lifestyle. This casita was completely renovated from floor to ceiling in preparation of Airbnb short term romantic getaways. The color palette of teal green, blue and white was brought to life with curated antiques that were stripped of their dark stain colors, collected fine linens, fine plaster wall finishes, authentic Turkish rugs, antique and custom light fixtures, original oil paintings and moorish chevron tile and Moroccan pattern choices.

Challenge As part-time residents of this Bonita Springs home, our clients were looking to update their outdoor entertainment area. They also planned to be away for the summer during the remodel and needed their renovation project to be finished prior to their return for the winter. Their needs included: Changing the color pallet to a monochromatic scheme, removing the yellow brick pavers, adding an outdoor kitchen area, adding an outdoor fireplace, resurfacing the pool and updating the tile, installing a new screen enclosure, and creating privacy from the neighbors, particularly the main sitting areas, pool and outdoor kitchen. Although there was already a 1,221 sq. ft. lanai under the roof, it lacked functionality needed by the homeowners. Most of its amenities were located at one end of the lanai, and lacked privacy that the homeowners valued. Solution The final project design required two additions to the lanai area adding an accumulative 265 sq. ft. to the existing space expanding their sitting area and accommodating a much-needed outdoor kitchen. The new additions also needed to blend with the home’s existing style. Addition #1—Sitting Area: The first addition added approximately 145 sq. ft. to the end of the lanai. This allowed Progressive Design Build to tie into the existing gable room for the new space and create privacy from the neighbors. Addition #2—Outdoor Kitchen: The second addition was a bump out that added approximately 120 sq. ft. to the end of the house close to the interior kitchen. This allowed the client to add an outdoor over and 52” Viking grill (with a side burner) to their outdoor living space. Other amenities included a new sink and under counter fridge, granite countertops, tumbled stone stile and Cypress cabinetry, custom-fabricated with marine grade plywood boxes and marine grade finishes to withstand moisture, common in the Bonita Bay community. Special attention was given to the preparation area on either side of the stove, the landing area next to the oven and the serving counter behind the bar. Bar seating was added to the outdoor kitchen, allowing guests to visit with the cook comfortably and easily. Brick Pavers During the design phase, we discovered that the original brick pavers were set in sand, with no concrete pad below. Consequently, the retaining wall and several pavers were starting to fail, caused by the shifting sands. To remedy the problem, we installed a new concrete deck and laid new nonslip pavers on top of the deck—ideal for wet area applications. Pool Renovations To dramatically improve the enjoyment and ambiance of their pool, Progressive Design Build completely re-plumbed it, putting in additional lighting and new water features. New decorative pool tile, coping, and a paver deck were also installed around the pool. The pool finish chosen by our clients was a nice tropical blue color. Screen Enclosure A new screen enclosure was installed in compliance with new local building codes, making it more stable and solid than the existing one. The color change from white to bronze coordinated well with the homeowners’ new color scheme; and the location of the service door and stairs provided convenient access to the new pool equipment. Results This project was completed on time and within budget before these homeowners returned for their winter holiday. They were thrilled with the weekly communication, which included two-way phone calls and email photo sharing. They always knew where their project was in the construction process and what was happening at all times—providing security and peace of mind.

Rick Jacobson did everything possible to make the existing footprint of the kitchen seem bigger and improve traffic flow, while respecting the original Tudor design and materials. The remodeling design moved plumbing, removed part of a wall to create a pass-through to the main hallway, added an island, and enlarged an archway. The remodeler tapped into his creativity to replicate the detail of arches and millwork that would have been used in the late 1920s. The new kitchen created a warm inviting environment for entertaining guests and family while respecting the home’s contemporary architecture. This young couple came to us with a strong desire to create a gathering space that would reflect their style by putting the ‘fun’ in function. They wanted to expand their original, cramped, 1950s kitchen. Taking down the wall between the dining room and kitchen allowed for a roomy island adjacent to a large dining table.
