What this Mid-century modern home originally lacked in kitchen appeal it made up for in overall style and unique architectural home appeal. That appeal which reflects back to the turn of the century modernism movement was the driving force for this sleek yet simplistic kitchen design and remodel. When Cummings Architects first met with the owners of this understated country farmhouse, the building’s layout and design was an incoherent jumble. The original bones of the building were almost unrecognizable. All of the original windows, doors, flooring, and trims – even the country kitchen – had been removed. Mathew and his team began a thorough design discovery process to find the design solution that would enable them to breathe life back into the old farmhouse in a way that acknowledged the building’s venerable history while also providing for a modern living by a growing family. The redesign included the addition of a new eat-in kitchen, bedrooms, bathrooms, wrap around porch, and stone fireplaces. To begin the transforming restoration, the team designed a generous, twenty-four square foot kitchen addition with custom, farmers-style cabinetry and timber framing. The team walked the homeowners through each detail the cabinetry layout, materials, and finishes. Salvaged materials were used and authentic craftsmanship lent a sense of place and history to the fabric of the space. The new master suite included a cathedral ceiling showcasing beautifully worn salvaged timbers. The team continued with the farm theme, using sliding barn doors to separate the custom-designed master bath and closet. The new second-floor hallway features a bold, red floor while new transoms in each bedroom let in plenty of light. A summer stair, detailed and crafted with authentic details, was added for additional access and charm. Finally, a welcoming farmer’s porch wraps around the side entry, connecting to the rear yard via a gracefully engineered grade. This large outdoor space provides seating for large groups of people to visit and dine next to the beautiful outdoor landscape and the new exterior stone fireplace. Though it had temporarily lost its identity, with the help of the team at Cummings Architects, this lovely farmhouse has regained not only its former charm but also a new life through beautifully integrated modern features designed for today’s family. Rustic built-in bunk beds incorporated into the design allow a cozy spot for dream and play while still retaining the original design aesthetic. Endcap shelving solves the inevitable need for space for books and toys. Rods give this art display a more substantial look than wires. Across from Hudson River Park, the Classic 7 pre-war apartment had not renovated in over 50 years. The new owners, a young family with two kids, desired to open up the existing closed in spaces while keeping some of the original, classic pre-war details. Dark, dimly-lit corridors and clustered rooms that were a detriment to the brilliant natural light and expansive views the existing apartment inherently possessed, were demolished to create a new open plan for a more functional style of living. Custom charcoal stained white oak herringbone floors were laid throughout the space. The dark blue lacquered kitchen cabinets provide a sharp contrast to the otherwise neutral colored space. A wall unit in the same blue lacquer floats on the wall in the Den.

The original Living Room was slightly longer, with a closed in rear porch off of the back of it and a covered side porch. We kept the original mantle, but added a new marble surround, added new plaster and trim, new flooring and opened up the room to the new sitting room beyond. Additionally, we enclosed the side porch.

The original kitchen was dark and lacked storage space. It was cut off from the rest of the house and needed an update. We removed the wall between the dining room and kitchen and bumped the kitchen out in the rear of the house. We created lots of storage, a new island with seating and added windows bringing in much needed natural light. The kitchen is now a hub of activity for the whole family.

The designer's own kitchen was gutted and renovated in 2017, with a focus on classic materials and thoughtful storage. The 1920s craftsman home has been in the family since 1940, and every effort was made to keep finishes and details true to the original construction.
