Our clients house was built in 2012, so it was not that outdated, it was just dark. The clients wanted to lighten the kitchen and create something that was their own, using more unique products. The master bath needed to be updated and they wanted the upstairs game room to be more functional for their family. The original kitchen was very dark and all brown. The cabinets were stained dark brown, the countertops were a dark brown and black granite, with a beige backsplash. We kept the dark cabinets but lightened everything else. A new translucent frosted glass pantry door was installed to soften the feel of the kitchen. The main architecture in the kitchen stayed the same but the clients wanted to change the coffee bar into a wine bar, so we removed the upper cabinet door above a small cabinet and installed two X-style wine storage shelves instead. An undermount farm sink was installed with a 23” tall main faucet for more functionality. We replaced the chandelier over the island with a beautiful Arhaus Poppy large antique brass chandelier. Two new pendants were installed over the sink from West Elm with a much more modern feel than before, not to mention much brighter. The once dark backsplash was now a bright ocean honed marble mosaic 2”x4” a top the QM Calacatta Miel quartz countertops. We installed undercabinet lighting and added over-cabinet LED tape strip lighting to add even more light into the kitchen. We basically gutted the Master bathroom and started from scratch. We demoed the shower walls, ceiling over tub/shower, demoed the countertops, plumbing fixtures, shutters over the tub and the wall tile and flooring. We reframed the vaulted ceiling over the shower and added an access panel in the water closet for a digital shower valve. A raised platform was added under the tub/shower for a shower slope to existing drain. The shower floor was Carrara Herringbone tile, accented with Bianco Venatino Honed marble and Metro White glossy ceramic 4”x16” tile on the walls. We then added a bench and a Kohler 8” rain showerhead to finish off the shower. The walk-in shower was sectioned off with a frameless clear anti-spot treated glass. The tub was not important to the clients, although they wanted to keep one for resale value. A Japanese soaker tub was installed, which the kids love! To finish off the master bath, the walls were painted with SW Agreeable Gray and the existing cabinets were painted SW Mega Greige for an updated look. Four Pottery Barn Mercer wall sconces were added between the new beautiful Distressed Silver leaf mirrors instead of the three existing over-mirror vanity bars that were originally there. QM Calacatta Miel countertops were installed which definitely brightened up the room! Originally, the upstairs game room had nothing but a built-in bar in one corner. The clients wanted this to be more of a media room but still wanted to have a kitchenette upstairs. We had to remove the original plumbing and electrical and move it to where the new cabinets were. We installed 16’ of cabinets between the windows on one wall. Plank and Mill reclaimed barn wood plank veneers were used on the accent wall in between the cabinets as a backing for the wall mounted TV above the QM Calacatta Miel countertops. A kitchenette was installed to one end, housing a sink and a beverage fridge, so the clients can still have the best of both worlds. LED tape lighting was added above the cabinets for additional lighting. The clients love their updated rooms and feel that house really works for their family now. Originally this space had oak cabinets, outdated appliances and laminate countertops but with a little help from a Cress designer, this kitchen became an updated French Country kitchen. With the clients love for Country it only made sense to design a mix of stained and painted white cabinetry. The panel covered refrigerator and lightly toned granite countertops help the kitchen all flow together seamlessly. The other Country details we love are the bead board side panels on the island, farmhouse sink and lighting selections. The light toned flooring and white cabinetry help reflect light and illuminate this space making it feel very cozy. I think it is safe to say this kitchen is the perfect gathering place for this family to come and enjoy good down home cooked meal.

Kitchen Tile - I have been wanting to do a grey grout with these glossy 3x6's for forever! I loved how this turned out and how lovely it ties in with the granite. Which is Bianco Romano! Another love of mine.

Lincoln Lighthill Architect employed several discrete updates that collectively transform this existing row house. At the heart of the home, a section of floor was removed at the top level to open up the existing stair and allow light from a new skylight to penetrate deep into the home. The stair itself received a new maple guardrail and planter, with a Fiddle-leaf fig tree growing up through the opening towards the skylight. On the top living level, an awkwardly located entrance to a full bathroom directly off the main stair was moved around the corner and out of the way by removing a little used tub from the bathroom, as well as an outdated heater in the back corner. This created a more discrete entrance to the existing, now half-bath, and opened up a space for a wall of pantry cabinets with built-in refrigerator, and an office nook at the rear of the house with a huge new awning window to let in light and air. Downstairs, the two existing bathrooms were reconfigured and recreated as dedicated master and kids baths. The kids bath uses yellow and white hexagonal Heath tile to create a pixelated celebration of color. The master bath, hidden behind a flush wall of walnut cabinetry, utilizes another Heath tile color to create a calming retreat. Throughout the home, walnut thin-ply cabinetry creates a strong contrast to the existing maple flooring, while the exposed blond edges of the material tie the two together. Rounded edges on integral pulls and door edges create pinstripe detailing that adds richness and a sense of playfulness to the design. The existing bath had a small sink area with his and hers sinks and then a pocket door into the main bath which housed the tub, shower and commode. The main problem was the outdated look of the space, which was rather dark and dreary, and the giant unused whirlpool tub which took up more than its fair share of the footprint. To brighten the space, we used a pallet of soft gray porcelain tile on the floor and ceramic subway tiles on the walls. Carrera marble and nickel plumbing brighten the room and help amplify the sunlight streaming in through the existing skylight and vaulted ceiling. We first placed the new freestanding tub on an angle near the window so that users can take advantage of the view and light while soaking in the tub. A new, much larger shower takes up the other corner and delivers some symmetry to the room and is now a luxurious, useable and comfortable size. The commode was relocated to the right of the new shower, so it is visually tucked away. The existing opening between the sink area and the main area was widened and the door removed so that the homeowners can enjoy the light from the larger room while using the sinks each morning. A step up into the tub/shower area provides additional interest and was a happy accident and solution required to accommodate running the plumbing through the existing floor joists. Because the existing room felt quite contemporary with the vaulted ceiling, we added a run of crown molding around the top and a chair rail to the top of the tile to provide some traditional touches to the room. We think this space is lovely, relaxing and serene and are so honored to have been chosen by these wonderful homeowners to help provide them with a relaxing master bath sanctuary! This outdated master bath had one thing going for it, space. The existing footprint was quite functional so we left it as is. We then updated the corner jetted tub with a free standing soaker tub that took up less space allowing for a bigger vanity, shower and a new linen cabinet. Just because this white kitchen is small it still packs a punch. This "U shaped" Kitchen doesn't have any room for mistakes. Using a farmhouse sink, garden window, and a drawer dishwasher we maximized the space to its fullest potential. This wonderful renovation replaced an outdated (think - teal colored sinks, tub, etc.) hall bathroom into a new space that meets to needs of a multi-generational family and guests. Features include a curbless entry shower, dual vanities, no-slip matte porcelain flooring, a free standing tub, multiple layers of dimmable LED lighting, and a pocket door that eliminates door obstruction. Reinforced wall blocking was installed to allow for future additions of grab bars that might be needed. The warm beige palette features deep navy cabinetry, recycled glass countertops and shower bench seating and interesting mosaic tile accents framing the custom vanity mirrors.

SLEEK CONTEMPORARY Micqui McGowen, Kitchen & Bath Concepts Challenge: Redesign the kitchen area for the original owner who built this home in the early 1970’s. Our design challenge was to create a completely new space that was functional, beautiful and much more open. The original kitchen, storage and utility spaces were outdated and very chopped up with a mechanical closet placed in the middle of the space located directly in front of the only large window in the room. We relocated the mechanical closet and the utility room to the back of the space with a Butler’s Pantry separating the two. The original large window is now revealed with a new lowered eating bar and a second island centered on it, featuring a dramatic linear light fixture above. We enlarged the window over the main kitchen sink for more light and created a new window to the right of the sink with a view towards the pool. The main cooking area of the kitchen features a large island with elevated walnut seating bar and 36” gas cooktop. A full 36” Built-in Refrigerator is located in the Kitchen with an additional Sub-Zero Refrigerator and Freezer located in the Butler’s Pantry. Result: Client’s Dream Kitchen Realized.

This is a dream spa like retreat the homeowner can enjoy every day. The colors are light and relaxing. The stand alone tub is perfect to escape after a long hectic day. The shower adds some understated contrast with its warm creamy gray subway tiles. Beach inspired and a relaxing sanctuary.

This project is a total rework and update of an existing outdated home with a total rework of the floor plan, an addition of a master suite, and an ADU (attached dwelling unit) with a separate entry added to the walk out basement. Daniel O'Connor Photography
