Inspiration for a large timeless back porch remodel in Atlanta with decking and a roof extension

This contemporary backyard oasis offers our clients indoor-outdoor living for year-round relaxation and entertaining. The custom rectilinear swimming pool and stacked stone raised spa were designed to maximize the tight lot coverage restrictions while the cascading waterfalls and natural stone water feature add tranquility to the space. Panoramic doors create a beautiful transition between the interior and exterior spaces allowing for more entertaining options and increased natural light. This family wanted a contemporary structure that blended natural elements with with grays and blues. This is a unique structure that turned out beautifully. We went with powder coated 6x6 steel posts hiding all of the base and top plates creating a seamless transition between the structure and travertine flooring. Due to limitations on spacing we added a built-in granite table with matching powder coated steel frame. This created a unique look and practical application for dining seating. By adding a knee wall with cedar slats it created an intimate nook while keeping everything open. The modern fireplace and split style kitchen created a great use of space without making if feel crowded. Creating spaces that make connections between the indoors and out, while making the most of the panoramic lake views and lush landscape that surround were two key goals of this seasonal home’s design. Central entrance into the residence brings you to an open dining and lounge space, with natural light flooding in through rooftop skylights. Soaring ceilings and subdued color palettes give the adjacent kitchen and living room an airy and expansive feeling, while the large, sliding glass doors and picture windows bring the warmth of the outdoors in. The family room, located in one of the two zinc-clad connector spaces, offers a more intimate lounge area and leads into the master suite wing, complete with vaulted ceilings and sleek lines. Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces. We worked closely with our client on extensive updates to create a modernized MCM gem. Extensive alterations include: - a completely redesigned floor plan to promote a more intuitive flow throughout - vaulted the ceilings over the great room to create an amazing entrance and feeling of inspired openness - redesigned entry and driveway to be more inviting and welcoming as well as to experientially set the mid-century modern stage - the removal of a visually disruptive load bearing central wall and chimney system that formerly partitioned the homes’ entry, dining, kitchen and living rooms from each other - added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space - drastically increased the access to natural light by increasing window sizes and opening up the floor plan - placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel - incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed - moved and completely redesigned the stairway to work for the home’s occupants and be a part of the cohesive design aesthetic - mixed custom tile layouts with more traditional tiling to create fun and playful visual experiences - custom designed and sourced MCM specific elements such as the entry screen, cabinetry and lighting - development of the downstairs for potential future use by an assisted living caretaker - energy efficiency upgrades seamlessly woven in with much improved insulation, ductless mini splits and solar gain

This one-room sunroom addition is connected to both an existing wood deck, as well as the dining room inside. As part of the project, the homeowners replaced the deck flooring material with composite decking, which gave us the opportunity to run that material into the addition as well, giving the room a seamless indoor / outdoor transition. We also designed the space to be surrounded with windows on three sides, as well as glass doors and skylights, flooding the interior with natural light and giving the homeowners the visual connection to the outside which they so desired. The addition, 12'-0" wide x 21'-6" long, has enabled the family to enjoy the outdoors both in the early spring, as well as into the fall, and has become a wonderful gathering space for the family and their guests.

Inspiration for a huge timeless wooden u-shaped staircase remodel in Other with painted risers

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. Family room - mid-sized coastal dark wood floor family room idea in New York with white walls

Luxurious modern take on a traditional white Italian villa. An entry with a silver domed ceiling, painted moldings in patterns on the walls and mosaic marble flooring create a luxe foyer. Into the formal living room, cool polished Crema Marfil marble tiles contrast with honed carved limestone fireplaces throughout the home, including the outdoor loggia. Ceilings are coffered with white painted crown moldings and beams, or planked, and the dining room has a mirrored ceiling. Bathrooms are white marble tiles and counters, with dark rich wood stains or white painted. The hallway leading into the master bedroom is designed with barrel vaulted ceilings and arched paneled wood stained doors. The master bath and vestibule floor is covered with a carpet of patterned mosaic marbles, and the interior doors to the large walk in master closets are made with leaded glass to let in the light. The master bedroom has dark walnut planked flooring, and a white painted fireplace surround with a white marble hearth. The kitchen features white marbles and white ceramic tile backsplash, white painted cabinetry and a dark stained island with carved molding legs. Next to the kitchen, the bar in the family room has terra cotta colored marble on the backsplash and counter over dark walnut cabinets. Kirkland clients, Shayna and Anthony had a lovely home with a beautiful view of Lake Washington. However, the waterfront side of their home didn’t offer an ideal set-up to fully enjoy the magnificence that their lot provides. They desired more year-round use of their home in the form of an outdoor covered living room, along with more overall functionality from their outdoor spaces. Their formal living area had a door to the outside that the couple never used. The McAdams Remodeling & Design team replaced the sliding door with a window that still offered plenty of natural light but enclosed the space providing more options for furniture placement. The room’s exterior stairs and landing were removed. The exterior siding was matched, and the new landscaping along with an arbor installed, was created in tandem during the remodel by a local landscape architecture firm, ensuring the change looked natural. Past the seating around the gas firepit, a new large deck was constructed, half of which was covered, to replace the smaller, dated version. The metal railing was exchanged for a new composite one, and a new Dutch back door leading from the kitchen offers an alternative option for ingress and egress along with fresh air on nice days. The covered deck area adjacent to the family room provides protection from the weather and now houses the outdoor kitchen they desired for entertaining family and friends. The outdoor kitchen includes a built-in gas grill, stone gas fireplace, refrigerator for food and beverages, and a garbage receptacle. A ceiling fan and heaters are incorporated into the outdoor living space design to provide year-round comfort. Finally, retractable shades were installed so that the couple can enclose the space if desired. A small upstairs bedroom was used as a den for relaxation and reading but also contains one of the best views in the home. The McAdams team removed the windows and base bulkhead, adding floor to ceiling windows and a glass door for an unobstructed view. The new medium-sized deck above the covered outdoor living space gives Shayna and Anthony the opportunity to entertain or relax while highlighting their view of the lake. Finally, their Juliet balcony off the primary bedroom received a re-coated railing and new decking, while the home was repainted to offer a classy craftsman feel and pull all of the changes into one cohesive home design. Shayna and Anthony love their new entertainment spaces and expect to use them often.
