This 4,000-square foot home is located in the Silverstrand section of Hermosa Beach, known for its fabulous restaurants, walkability and beach access. Stylistically, it’s coastal-meets-traditional, complete with 4 bedrooms, 5.5 baths, a 3-stop elevator and a roof deck with amazing ocean views. The client, an art collector, wanted bold color and unique aesthetic choices. In the living room, the built-in shelving is lined in luminescent mother of pearl. The dining area’s custom hand-blown chandelier was made locally and perfectly diffuses light. The client’s former granite-topped dining table didn’t fit the size and shape of the space, so we cut the granite and built a new base and frame around it. The bedrooms are full of organic materials and personal touches, such as the light raffia wall-covering in the master bedroom and the fish-painted end table in a college-aged son’s room—a nod to his love of surfing. Detail is always important, but especially to this client, so we searched for the perfect artisans to create one-of-a kind pieces. Several light fixtures were commissioned by an International glass artist. These include the white, layered glass pendants above the kitchen island, and the stained glass piece in the hallway, which glistens blues and greens through the window overlooking the front entrance of the home. The overall feel of the house is peaceful but not complacent, full of tiny surprises and energizing pops of color.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Small backyard with lots of potential. We created the perfect space adding visual interest from inside the house to outside of it. We added a BBQ Island with Grill, sink, and plenty of counter space. BBQ Island was cover with stone veneer stone with a concrete counter top. Opposite side we match the veneer stone and concrete cap on a newly Outdoor fireplace. far side we added some post with bright colors and drought tolerant material and a special touch for the little girl in the family, since we did not wanted to forget about anyone. Built from the ground up on 80 acres outside Dallas, Oregon, this new modern ranch house is a balanced blend of natural and industrial elements. The custom home beautifully combines various materials, unique lines and angles, and attractive finishes throughout. The property owners wanted to create a living space with a strong indoor-outdoor connection. We integrated built-in sky lights, floor-to-ceiling windows and vaulted ceilings to attract ample, natural lighting. The master bathroom is spacious and features an open shower room with soaking tub and natural pebble tiling. There is custom-built cabinetry throughout the home, including extensive closet space, library shelving, and floating side tables in the master bedroom. The home flows easily from one room to the next and features a covered walkway between the garage and house. One of our favorite features in the home is the two-sided fireplace – one side facing the living room and the other facing the outdoor space. In addition to the fireplace, the homeowners can enjoy an outdoor living space including a seating area, in-ground fire pit and soaking tub.

Coronado, CA The Alameda Residence is situated on a relatively large, yet unusually shaped lot for the beachside community of Coronado, California. The orientation of the “L” shaped main home and linear shaped guest house and covered patio create a large, open courtyard central to the plan. The majority of the spaces in the home are designed to engage the courtyard, lending a sense of openness and light to the home. The aesthetics take inspiration from the simple, clean lines of a traditional “A-frame” barn, intermixed with sleek, minimal detailing that gives the home a contemporary flair. The interior and exterior materials and colors reflect the bright, vibrant hues and textures of the seaside locale.
