Appearing as though this structure has stood in it's current spot for decades, this amazing pool house was created by Restoring Texas using mostly reclaimed materials harvested from local dilapidated Texas historical structures. Particularly, the siding, columns, doors, windows and many of other elements were salvaged from a Texas Craftsman style sharecropper home built in 1930. The tin was taken from the roofs of an early 1900's Texas barn. Historic signs such as the "Poss Pool Palace" sign bearing the name of its owners are reproduced and personalized by a local artist. Restoring Texas works closely with skilled builders and designers, and of course the home owners, throughout Texas to build these amazing works of art.

Inspiration for a contemporary home office remodel in San Francisco

This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. A custom classic white bookcase for plush towels greets you as you enter the sanctuary bath.

Request Free Quote This indoor lap swimming pool measures 8'0' x 75'0", and is outfitted with an automatic swimming pool safety cover. What really makes this pool unque is the perimeter recircuation system. The gutter, which is a commercial competition gutter simliar to olympic and collegiate-level swim meet pools, has three chambers that are gravity fed with pool surge. The lowest chamber has a pump that automatically returns the swimmer surge to the pool, which has the effect of maintaining quiescence for lap swimming. This will prevent splash back from the sides, as well as maintaining the fastest surface available. This space also features a 7'0" x 8'0" hot tub at deck level, to warm up the swimmers and to help them get their muscles loose after a strenuous workout. The pool and spa coping are Valder's Wisconsin Limestone. The pool pumps are both variable-speed, and the pool is heated partially by utilizing a geothermal system. “With the open-concept floor plan, this kitchen needed to have a galley layout,” Ellison says. A large island helps delineate the kitchen from the other rooms around it. These include a dining area directly behind the kitchen and a living room to the right of the dining room. This main floor also includes a small TV lounge, a powder room and a mudroom. The house sits on a slope, so this main level enjoys treehouse-like canopy views out the back. The bedrooms are on the walk-out lower level.“These homeowners liked grays and neutrals, and their style leaned contemporary,” Ellison says. “They also had a very nice art collection.” The artwork is bright and colorful, and a neutral scheme provided the perfect backdrop for it. They also liked the idea of using durable laminate finishes on the cabinetry. The laminates have the look of white oak with vertical graining. The galley cabinets are lighter and warmer, while the island has the look of white oak with a gray wash for contrast. The countertops and backsplash are polished quartzite. The quartzite adds beautiful natural veining patterns and warm tones to the room.

This space was In dire need of a remodel, with old brown wall to wall tiles and a dated bulky yellow brown single sink vanity. Storage was a must, lighting a necessity, and proper accessibility to the shower bath area. We had a tight budget to respect, but a full gut of this bathroom was required. And a good thing too, once we started doing the demolition we noticed that mildew and rotting floors and walls had accumulated throughout the years. Doing it right the first time is no joke when dealing with water and electrical issues. We discarded all reminisce of old and built from scratch, new walls, new plumbing, new electrical ,new insulation and a new window, a new fan that actually exhausted outside ( I say this laughing as you would be amazed at how many fans are installed but don’t exhaust outside, and you the client would never know unless you go inside the attic space. Once all the hard stuff was done, the rest is just a matter of smart design. If you have a small bathroom here are some tips to guide you. 10 tips for making a small bathroom feel larger Is your tiny bathroom cramping your functionality and style, leaving you longing for the enormous bathrooms gracing the pages of design magazines? Even if your bathroom is a fraction of the size, all it takes is some design savvy to make the most of the space you have. Consider these 10 smart tips that will help your bathroom look, feel and function like those larger contenders. 1-Get creative with corners Space is at a premium in small bathrooms, so it's important to maximize every inch. Corners, for example, provide extra space for shelving, storage units and even hooks. Get creative and install unique design solutions that are not only functional, but also eye-catching. If you love the airiness of floating cabinets, add baskets or decorative boxes under for extra storage. If you are installing floating cabinets insure that they are installed securely to studs or plywood at wall. 2- Let solid colors shine Busy patterns have a shrinking effect and make small bathrooms seem even smaller. Conversely, light natural hues make a space feel more open. If you're itching to get creative with design, experiment with textures but keep overpowering patterns to a minimum. Tone on tone is the best to achieve this. 3 - Maximize your bathtub A bathtub takes up a significant portion of the room, but modern, compact options with curved basins, can make the tub feel larger when in use, all while conserving space. 4 - Select a smaller faucet A faucet is jewelry for the bathroom. And just as accessories can overpower an outfit, a big bulky faucet isn't flattering in a small bath. Single-handle designs conserve counter space, while a wall-mount installation frees it up all together and can create quite the wow-factor, if the budget can accommodate the required changes to plumbing behind the wall. 5 - Make vanity storage simple If you're in a storage war with your small bathroom, you're not alone in the battle. Toiletries and personal supplies without a place to call home only add clutter and chaos. Store smart with a space-saving vanity, the dual sink vanity shown here, looks quite simple, but in reality it has 4 sets of full extension drawers, and the vanity tower adds extra storage without overpowering the use of space. 6 - Show off the shower Shower curtains may be pretty, but they interrupt the visual flow of a bathing space and make it feel significantly smaller. In bathrooms with small footprints, opt for a clear glass sliding shower door that doesn't require the clearance of one with a hinged design. Or as shown in this design and for fraction less expensive a half hinged panel installed on a fixed tempered glass panel. If you're embarking on a big remodel, create the illusion of more space by using same tile in the shower that's used throughout; instead of seeing them as two separate zones, the eye will read them as one. 7 - Discover the treasure of hidden storage Work with a contractor, and you just might find some serious storage potential hidden behind your walls. Whether it's utilizing space between the studs for shallow shelving or a creating a small linen closet by annexing space from an adjacent room, even small additions can make a big difference. 8 - Focal Point Tile is a beautiful, durable addition to any bathroom. For dainty spaces, consider installing tile at a diagonal to accentuate the focal point or as in this bathroom I used an oversized textured pattern to bring depth to the space at the window wall. 9 - Choose the right lights Strategically install light to reflect and brighten a small bathroom to make it appear larger. Recessed lighting is an affordable solution for tiny rooms, offering ample light while taking up little space. Wall sconces alongside a mirror also reflect off the walls and make a room feel bright and airy. I always recommend going with LED lighting at 2800 to 3000K. 10 – Accessorize This is your time to shine in your decorating skills, have fun with your towels, you can change the color scheme daily just by adding pops of color in your accessories, make sure to get items that serve a dual purpose, like baskets, boxes they can always be used as hampers, storing of towels and even a nice display for your guest.

THEME The main theme for this room is an active, physical and personalized experience for a growing boy. This was achieved with the use of bold colors, creative inclusion of personal favorites and the use of industrial materials. FOCUS The main focus of the room is the 12 foot long x 4 foot high elevated bed. The bed is the focal point of the room and leaves ample space for activity within the room beneath. A secondary focus of the room is the desk, positioned in a private corner of the room outfitted with custom lighting and suspended desktop designed to support growing technical needs and school assignments. STORAGE A large floor armoire was built at the far die of the room between the bed and wall.. The armoire was built with 8 separate storage units that are approximately 12”x24” by 8” deep. These enclosed storage spaces are convenient for anything a growing boy may need to put away and convenient enough to make cleaning up easy for him. The floor is built to support the chair and desk built into the far corner of the room. GROWTH The room was designed for active ages 8 to 18. There are three ways to enter the bed, climb the knotted rope, custom rock wall, or pipe monkey bars up the wall and along the ceiling. The ladder was included only for parents. While these are the intended ways to enter the bed, they are also a convenient safety system to prevent younger siblings from getting into his private things. SAFETY This room was designed for an older child but safety is still a critical element and every detail in the room was reviewed for safety. The raised bed includes extra long and higher side boards ensuring that any rolling in bed is kept safe. The decking was sanded and edges cleaned to prevent any potential splintering. Power outlets are covered using exterior industrial outlets for the switches and plugs, which also looks really cool.

Our NYC studio designed this gorgeous condo for a family of four with the goal of maximizing space in a modest amount of square footage. A custom sectional in the living room was created to accommodate the family without feeling overcrowded, while the son's bedroom features a custom Murphy bed to optimize space during the day. To fulfill the daughter's wish for fairy lighting, an entire wall of them was installed behind her bed, casting a beautiful glow at night. In the kitchen, we added plenty of cabinets below the island for maximum efficiency. Storage units were incorporated in the bedroom and living room to house the TV and showcase decorative items. Additionally, the tub in the powder room was removed to create an additional closet for much-needed storage space.

As written in Northern Home & Cottage by Elizabeth Edwards Sara and Paul Matthews call their head-turning home, located in a sweet neighborhood just up the hill from downtown Petoskey, “a very human story.” Indeed it is. Sara and her husband, Paul, have a special-needs son as well as an energetic middle-school daughter. This home has an answer for everyone. Located down the street from the school, it is ideally situated for their daughter and a self-contained apartment off the great room accommodates all their son’s needs while giving his caretakers privacy—and the family theirs. The Matthews began the building process by taking their thoughts and needs to Stephanie Baldwin and her team at Edgewater Design Group. Beyond the above considerations, they wanted their new home to be low maintenance and to stand out architecturally, “But not so much that anyone would complain that it didn’t work in our neighborhood,” says Sara. “We were thrilled that Edgewater listened to us and were able to give us a unique-looking house that is meeting all our needs.” Lombardy LLC built this handsome home with Paul working alongside the construction crew throughout the project. The low maintenance exterior is a cutting-edge blend of stacked stone, black corrugated steel, black framed windows and Douglas fir soffits—elements that add up to an organic contemporary look. The use of black steel, including interior beams and the staircase system, lend an industrial vibe that is courtesy of the Matthews’ friend Dan Mello of Trimet Industries in Traverse City. The couple first met Dan, a metal fabricator, a number of years ago, right around the time they found out that their then two-year-old son would never be able to walk. After the couple explained to Dan that they couldn’t find a solution for a child who wasn’t big enough for a wheelchair, he designed a comfortable, rolling chair that was just perfect. They still use it. The couple’s gratitude for the chair resulted in a trusting relationship with Dan, so it was natural for them to welcome his talents into their home-building process. A maple floor finished to bring out all of its color-tones envelops the room in warmth. Alder doors and trim and a Doug fir ceiling reflect that warmth. Clearstory windows and floor-to-ceiling window banks fill the space with light—and with views of the spacious grounds that will become a canvas for Paul, a retired landscaper. The couple’s vibrant art pieces play off against modernist furniture and lighting that is due to an inspired collaboration between Sara and interior designer Kelly Paulsen. “She was absolutely instrumental to the project,” Sara says. “I went through two designers before I finally found Kelly.” The open clean-lined kitchen, butler’s pantry outfitted with a beverage center and Miele coffee machine (that allows guests to wait on themselves when Sara is cooking), and an outdoor room that centers around a wood-burning fireplace, all make for easy, fabulous entertaining. A den just off the great room houses the big-screen television and Sara’s loom— making for relaxing evenings of weaving, game watching and togetherness. Tourgoers will leave understanding that this house is everything great design should be. Form following function—and solving very human issues with soul-soothing style.

Measuring just 450 square feet, this West Village pied-a-terre combines style, comfort and functionality. Clever storage can be found throughout the apartment. Many of the furnishings provide multiple functions: the dining table also offers additional counter space; the sofa becomes a guest bed, a bookcase encompasses a pull-out drawer to create a home office, and a wide hallway has been outfitted with drawers and cabinets to serve as a dressing area. Located in the idyllic town of Darien, Connecticut, this rustic barn-style home is outfitted with a luxury Kalamazoo outdoor kitchen. Compact in size, the outdoor kitchen is ideal for entertaining family and friends. We built 24" deep boxes to really showcase the beauty of this walk-in closet. Taller hanging was installed for longer jackets and dusters, and short hanging for scarves. Custom-designed jewelry trays were added. Valet rods were mounted to help organize outfits and simplify packing for trips. A pair of antique benches makes the space inviting.

Maolin Li, a young entrepreneur based overseas purchased a 1.5 bedroom, 2 bathroom condo at The Residences at the W Hollywood to serve as a home away from home during his frequent trips to Los Angeles. With a few weeks until his next visit, Maolin enlisted Cantoni LA designer, Kyle Spivey to transform the empty space into a stylish, move-in ready home all in time for his stateside arrival. To create a warm and welcoming urban oasis to suit Maolin’s jet-setting lifestyle, Kyle repainted the walls and adorned them with custom wallpaper, framed the windows with drapes and outfitted each room with customized furnishings and high impact art and accessories. This modern home remodel in the Los Angeles hills needed a A/V tech update. We outfitted the long family room into movie central with an enormous screen and ceiling projector. The home is automated for whole house audio and video through iPad controls on wall and tabletop.

Tucked away in the backwoods of Torch Lake, this home marries “rustic” with the sleek elegance of modern. The combination of wood, stone and metal textures embrace the charm of a classic farmhouse. Although this is not your average farmhouse. The home is outfitted with a high performing system that seamlessly works with the design and architecture. The tall ceilings and windows allow ample natural light into the main room. Spire Integrated Systems installed Lutron QS Wireless motorized shades paired with Hartmann & Forbes windowcovers to offer privacy and block harsh light. The custom 18′ windowcover’s woven natural fabric complements the organic esthetics of the room. The shades are artfully concealed in the millwork when not in use. Spire installed B&W in-ceiling speakers and Sonance invisible in-wall speakers to deliver ambient music that emanates throughout the space with no visual footprint. Spire also installed a Sonance Landscape Audio System so the homeowner can enjoy music outside. Each system is easily controlled using Savant. Spire personalized the settings to the homeowner’s preference making controlling the home efficient and convenient.
