MULTI-GENERATIONAL LIVING Designed to accommodate three family generations, paired living spaces on the first and second levels are architecturally expressed on the facade by window systems that wrap the front corners of the house. Included are two kitchens, two living areas, an office for two, and two master suites. CURB APPEAL The home includes both modern form and materials, using durable cedar and through-colored fiber cement siding, permeable parking with an electric charging station, and an acrylic overhang to shelter foot traffic from rain. FEATURE STAIR An open stair with resin treads and glass rails winds from the basement to the third floor, channeling natural light through all the home’s levels. LEVEL ONE The first floor kitchen opens to the living and dining space, offering a grand piano and wall of south facing glass. A master suite and private ‘home office for two’ complete the level. LEVEL TWO The second floor includes another open concept living, dining, and kitchen space, with kitchen sink views over the green roof. A full bath, bedroom and reading nook are perfect for the children. LEVEL THREE The third floor provides the second master suite, with separate sink and wardrobe area, plus a private roofdeck. ENERGY The super insulated home features air-tight construction, continuous exterior insulation, and triple-glazed windows. The walls and basement feature foam-free cavity & exterior insulation. On the rooftop, a solar electric system helps offset energy consumption. WATER Cisterns capture stormwater and connect to a drip irrigation system. Inside the home, consumption is limited with high efficiency fixtures and appliances. With limited space indoors the client pushed out the side wall at ground level and glazed over. Even though only marginally over one meter wide, the extra space the added space created the feel of a much larger house with natural light.

A stair tower provides a focus form the main floor hallway. 22 foot high glass walls wrap the stairs which also open to a two story family room. A wide fireplace wall is flanked by recessed art niches.

In a home with just about 1000 sf our design needed to thoughtful, unlike the recent contractor-grade flip it had recently undergone. For clients who love to cook and entertain we came up with several floor plans and this open layout worked best. We used every inch available to add storage, work surfaces, and even squeezed in a 3/4 bath! Colorful but still soothing, the greens in the kitchen and blues in the bathroom remind us of Big Sur, and the nod to mid-century perfectly suits the home and it's new owners.

Our clients wanted a REAL master bathroom with enough space for both of them to be in there at the same time. Their house, built in the 1940’s, still had plenty of the original charm, but also had plenty of its original tiny spaces that just aren’t very functional for modern life. The original bathroom had a tiny stall shower, and just a single vanity with very limited storage and counter space. Not to mention kitschy pink subway tile on every wall. With some creative reconfiguring, we were able to reclaim about 25 square feet of space from the bedroom. Which gave us the space we needed to introduce a double vanity with plenty of storage, and a HUGE walk-in shower that spans the entire length of the new bathroom! While we knew we needed to stay true to the original character of the house, we also wanted to bring in some modern flair! Pairing strong graphic floor tile with some subtle (and not so subtle) green tones gave us the perfect blend of classic sophistication with a modern glow up. Our clients were thrilled with the look of their new space, and were even happier about how large and open it now feels!
