Built in 1907 and nestled into the beating heart of San Fran’s Bernal Heights neighbourhood, this adorable abode was an unpolished gem ready to be turned into our clients’ dream home. Our mission was to gift Bonview with classic, natural and timeless style while setting it up with impressive functionality so that it was ready to be the pet-friendly, kid-friendly and entertaining-friendly home they needed it to be. Mission accepted! Our clients’ vision was clear: They wanted whites, blacks and wood tones with texture and personality. Oh, and that spunky wine fridge? Yep, that was a non-negotiable. ? “It’s not unusual for our friends and family to drop past unannounced any day of the week. And we love it!” They told us during our initial Design Therapy Sesh. We knew immediately what she meant - we have an open-door policy with our families, too! Which was why we consciously created living spaces that were open, inviting and welcoming. Now, the only problem our clients would have would be convincing their guests to leave! Our clients also enjoyed cooking and baking casually, so we created an organized, intuitive and functional kitchen and pantry that made whipping up homemade dips and snacks for their game nights a breeze.

The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. The wood used for the cabinetry was passed through a steel comb roller on a belt planer to give it a rugged but smooth texture expressing the wood grain and reminiscence of tree bark. -The industrial looking metal dining table on wheels reflects the outdoor light brightening the space and enhancing the informal feel of a fun home. The Oxgut chairs with rolls are made with recycled fire-hoses!

**Project Overview** This new construction home built next to a serene lake features a gorgeous, large-scale kitchen that also connects to a bar, home office, breakfast room and great room. The homeowners sought the warmth of traditional styling, updated for today. In addition, they wanted to incorporate unexpected touches that would add personality. Strategic use of furniture details combined with clean lines brings the traditional style forward, making the kitchen feel fresh, new and timeless. **What Makes This Project Unique?* Three finishes, including vintage white paint, stained cherry and textured painted gray oak cabinetry, work together beautifully to create a varied, unique space. Above the wall cabinets, glass cabinets with X mullions add interest and decorative storage. Single ovens are tucked in cabinets under a window, and a warming drawer under one perfectly matches the cabinet drawer under the other. Matching furniture-style armoires flank the wall ovens, housing the freezer and a pantry in one and custom designed large scale appliance garage with retractable doors in the other. Other furniture touches can be found on the sink cabinet and range top cabinet that help complete the look. The variety of colors and textures of the stained and painted cabinetry, custom dark finish copper hood, wood ceiling beams, glass cabinets, wood floors and sleek backsplash bring the whole look together. **Design Challenges* Even though the space is large, we were challenged by having to work around the two doorways, two windows and many traffic patterns that run through the kitchen. Wall space for large appliances was quickly in short supply. Because we were involved early in the project, we were able to work with the architect to expanded the kitchen footprint in order to make the layout work and get appliance placement just right. We had other architectural elements to work with that we wanted to compliment the kitchen design but also dictated what we could do with the cabinetry. The wall cabinet height was determined based on the beams in the space. The oven wall with furniture armoires was designed around the window with the lake view. Recycled shipping containers are fireproof, impervious to water and stronger than traditional building materials. Inside, muscular concrete walls, burnished cedar beams and custom oak cabinetry give the living spaces definition, decorative might, and storage and seating options. **Featured in Home & Design Magazine! The inspiration for this unique project draws on the clients’ love of Paris and the city’s vibrant romanticism and mix of architectural styles. Our challenge was to elevate builder-grade finishes in a newly-constructed townhome to create an urban retreat with aged patina for this young couple. Soft industrial elements were layered over Old-World inspired details on nearly every surface for maximum impact. We added rustic wood ceilings and industrial beams to create drama, texture, and value throughout. A Parisian-inspired glass/iron wall divider relieves the open concept floor plan, creating a more intimate seating space. Oversized pendants of steel, blown glass, horsehair and faux horn provide soft illumination while drawing the eye upward to architectural ceiling details. Custom midnight blue built-ins create a library that frames the entry and study. The deep and dramatic color palette of paint and wallpaper that adorns the walls is a vibrant mix of cobalt, citron, teal and smoky lavender. Light pours into the rooms from the large windows, reflects off the oversized acid-wash mirror, and forms dramatic shadows on the walls, setting the mood for this home.
