A 43” diameter heritage pecan guided the plan of this neighborhood-scaled, modestly-priced, single-story, L-shaped house. In Austin’s seemingly perpetual drought, the goal was to create a symbiotic relationship between house and tree: to complement, not combat each other. The roof’s east/west parallel ridges create a valley directly across from the base, where water is collected at a grate, nourishing the tree. The roof also maximizes south facing surfaces, elevated at 15 degrees for future solar collection. The open, public spaces of the home maximize the north-south light. The private zone of the bedrooms and bathrooms include a generous gallery; its angled walls and large sliding doors are faceted about the tree. The pecan becomes a central focus for indoor and outdoor living, participating in the house in both plan and section. The design welcomes and nurtures the tree as integral to its success. We were invited to participate in the 2019 Montecito Designer Showhouse for Montecito Life magazine. Our team designed the master suite including the master bedroom, bathroom, and connecting hallway. We gave both spaces a bohemian, natural, and sophisticated feel. The focal point of the master bedroom is the 6ft mirror hung on the wall next to the bed. It is a breathtaking design feature, and it makes the room feel larger. To make sure that the room feels completely bespoke, we worked with a local wood fabricator to make an accent wall out of angled wood pieces that were painted the same color as the surrounding room. This accent wall is right at the entrance to the master suite, so it sets the tone for a unique and gorgeous space. In the bathroom, we created an oasis by wrapping the entire space in tile and accenting it with bronze finishes in the mirrors and light fixtures. --- Project designed by Montecito interior designer Margarita Bravo. This bedroom was designed to reduce stress and support healing for families and their children with critical illnesses. We used soothing blues, bright greens, and red accents to create a sense of home, of safety, and of hope. We referenced water, animals, and nature - universal themes. The star of this corner is the vintage writing desk which we sourced from Etsy and had refinished in a Benjamin Moore blue. The furniture and fabrics are all durable and comfortable, and include: custom headboards in Romo fabric, Baker Furniture, McGuire Furniture, a vintage writing desk, Robert Allen Furniture and fabrics, Lee Jofa textiles, lighting from Circa Lighting and Sonneman, custom roman shades in Robert Allen fabric, a low-profile rug from J.D. The star of the bathroom is the porcelain tile that looks like patterned cement encaustic tile from All Natural Stone, San Jose. The furnishings and accessories are durable, functional, and fun, and include: matte black sconce from Sonneman, industrial style dark bronze mirror, a branch table that can be pulled next to the tub for parents supervising kids in the bath, and soft goods from Vintage Bath Los Altos. In a suburb less than 3 miles from Manhattan an old house underwent a major facelift. I had a good fortune of being invited to participate on the garden design and installation. In the front a simple corten steel frame lifts an arrangement of Carex Pensilvanica, that will mature into a lawn that will not need mowing. Playful clusters of Boxwoods add structure and winter interest.

Brian Klaas Inc. The Smith remodel is one of the most unique and beautiful remodel's in which Brian Klaas Inc. has participated. The Smith kitchen is an eclectic and stunning combination of Aztec coloring and influence along with distinct art deco influences in what we call "Aztec-deco."

This kitchen was gutted and redesigned to accommodate large groups that are encourage to participate in the meal preparations. Cooking zones like this one with a lower countertop for baking were included in the design.. Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. These clients enjoy cooking and entertaining, so their vision was to open and connect three separate rooms—the kitchen, sitting, and formal dining rooms—to create a single open and modern space where everyone could engage and participate in the activities. Opening these spaces required complex structural engineering. The wall removals required supporting the loads from the second floor and meeting the engineering requirements for shear wall and lateral support. These beams and their connections to the posts they sit on were a challenge to install because of the complex nature of the home's original framed. All these loads had to be carried through the finished basement below and rest on new footings below the basement floor. The center kitchen island was expansive, with a single slab countertop that would provide both workspace and counter seating. This slab, at 64x120 and 789 lbs., required careful planning for on-site labor, transfer routing, and precision installation. Natural daylight now floods the space from all directions. Recessed can lighting runs throughout the space, all on dimmers for maximum control of ambiance. The Better Builders design team guided the selection of hardwoods, staircase details, cabinetry, countertops, tile, and color. The muted palette and clean lines work well with our couple’s eclectic furnishings and artworks. Now, traffic and activities flow better, and every inch of the previously divided space is utilized and enjoyed. The outcome is exactly as our homeowners envisioned…and as we intended.

A stunning design worthy of a tour. Our clients wanted to extend the indoor living to the outdoors, using materials that aren’t everyday or ordinary. The D. A. Dunlevy team designed a plan that integrates form and function—and is nothing less than extraordinary. Four distinct spaces were built using different materials–granite cobblestones for the parking area, Terra travertine for walkways and terraces, and Lake George Ashler stone for walls and steps. The overall effect creates separation and cohesion and invites exploration. The outdoor rooms include a large sitting area, a dining space, and a tranquil lounge. Along with the boxwoods and pine tree, new plantings were added to create a consistent feel of luxurious greenery. The sitting area hosts a custom water feature that creates a gentle, soothing cascade. The objective was to renovate the kitchen in order to create more space for a family that enjoys spending quality time in this area. The homeowners were seeking a design that would allow them to actively participate in conversations while tending to their tasks behind the kitchen island. One member of the family enjoys cooking, while the other has a passion for baking. The challenge was to create a space where everyone could work together, engage in social interactions, and maintain a clutter-free and minimalist kitchen environment. The requirements included ample storage, a display area for their cherished China collection acquired during their years of world travel, easy cleaning and low maintenance features, as well as practicality. To meet the clients' needs, it was necessary to reconfigure the existing layout. Removing the old butler's pantry opened up the space considerably. The use of pocket doors allowed for the kitchen to function with distinct working stations, while still maintaining an open plan. This design enables the family to cook and engage with each other simultaneously. The incorporation of two islands provides ample countertop space and various work zones, ensuring that there is enough room for everyone to work comfortably. Careful material selection was made to ensure minimal maintenance and easy cleaning, while still imparting a luxurious and elegant ambiance. The addition of LED lighting details not only sets the mood but also adds an impressive element to this sophisticated and practical kitchen. The village is home to a general store, outfitter, post office, a handful of very tasty cafes, two pubs, and a smattering of small operations aimed at servicing visitors to the great outdoors.
