Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above. To maintain the home's visual flow, designers continued the horizontal wood plank wall motif throughout the home, including on two pantry doors and the kitchen back splash. They integrated the indoors with the outdoors by (a) opening up views (b) replacing three living room windows with French doors that open onto patio and (c) creating an exterior covered outdoor living, dining and kitchen area between the pool and house. The exterior features a mixture of stone, stucco, and reclaimed cedar siding. Posts are also reclaimed beams from an old saw mill. The garage door is painted to look aged and the front door has carvings on both sides. Both the gate and the railings are one of a kind designs.

It wasn’t necessary to overthink things when Axis Mundi designed interiors for an apartment at Brooklyn’s glass-sheathed 1 Grand Army Plaza, the luxury building by Richard Meier already endowed with all the “starchitect” bells and whistles, as well as drop-dead stunning views of Brooklyn, the harbor and Prospect Park. What did require considerable aptitude was to strike the right balance between respect for these assets, particularly the panoramas, and livability. The all-white scheme doesn’t just complement Meier’s own aesthetic devotion to this purest of pure hues; it serves as a cool backdrop for the views, affording comfortable vantage points from which to enjoy them, yet not drawing attention away from the splendors of one of the world’s most distinctive boroughs. Sleek, low-lying Italian seating avoids distracting interruptions on the horizon line. A large but pedestrian back yard became a glamorous playground for grown-ups. The vision started with a motion pool and cabana. As the design progressed, it grew to encompass the entire yard area. The Cabana is designed to embrace entertaining, with an interior living space, kitchenette, and an open-air covered hearth area. These environments seamlessly integrate and visually connect to the new garden. The Cabana also functions as a private Guest House, and takes advantage of the beautiful spring and summer weather, while providing a protected area in the cold and wet winter months. Sustainable materials are used throughout and features include an open hearth area with fireplace, an interior living space with kitchenette and bathroom suite, a spa tub and exercise pool. Who wouldn't fall in love with the Water Street building, and the elegant industrial vibe? The light that floods in through the floor-to-ceiling windows makes this a perfect spot to entertain and host friends from California or adult kids who visit. The location can't be beat--these clients ride their bikes to meet friends for lunch or a tour through the Hirschhorn. We knocked down a wall to open the kitchen, and added modern furnishings punctuated by splashes of deep orangey-red. High contrast and lots of rich textures can be found throughout this urban loft.
