The covered patio has loads of customizations. To start, we built a custom outdoor dining table made of glass, tigerwood, and stainless steel. The outdoor kitchen features a Bull grill and a honed granite counter.
A fiber cement alcove was designed to house the television and is flanked by tigerwood privacy walls with cool cut outs that hide LED lights and floating granite shelves to display accessories. There is a ceiling fan for added comfort, pendant lights above the dining table and track lighting in the kitchen and living areas.

This 1960s home has undergone a transitional transformation to give it a modern and updated look. From the moment you drive up, you will notice the new windows and siding that give the front of the house a fresh and updated appearance. As you enter the new double doors, you will be greeted by a defined entryway that is separated from the living room by new entry walls. The lowered entry ceiling features a tray ceiling and new lighting that gives the space a warm and welcoming feel.
One of the significant changes in this remodel was the raising of the ceiling in the kitchen and adjoining family room. Removing the partial wall between the kitchen and family room allowed for a new and more spacious layout, featuring a generous kitchen island and bar stool seating. The new built-in dining room bench seating and pull-up chairs, make it the perfect place to enjoy quiet family meals or entertain guests.
To bring in more natural light and create a unique style for the new great room, the family room ceiling was raised, and the fireplace was relocated. The new sliding door allows plenty of natural light to enter the room, while the ceiling beams give the space a distinctive style featuring a statement chandelier. A new bar area provides easy storage, display, and serving.
Finally, the updated outdoor patio is now the perfect outdoor gathering area for family and friends. The new fireplace and entertainment screen provide a focal point for the space, and the updated patio seating area creates a cozy and inviting atmosphere. Once a 1960s home, this transitional transformation is now a comfortable space that is perfect for modern living.

A cottage in The Hamptons dressed in classic black and white. The large open kitchen features an interesting combination of crisp whites, dark espressos, and black accents. We wanted to contrast traditional cottage design with a more modern aesthetic, including classsic shaker cabinets, wood plank kitchen island, and an apron sink. Contemporary lighting, artwork, and open display shelves add a touch of current trends while optimizing the overall function.
We wanted the master bathroom to be chic and timeless, which the custom makeup vanity and uniquely designed Wetstyle tub effortlessly created. A large Merida area rug softens the high contrast color palette while complementing the espresso hardwood floors and Stone Source wall tiles.

Here we see Gappsi Signature Natural Stone Travertine being used in varying mediums, including patio, coping, wall veneer and a fireplace. Designed in tandem with the homeowners wish list of Built-In BBQ with bar seating, Pool, Spa and a custom fireplace our Designers created a cohesive 1,900 sqft patio that enhanced and reclaimed this once wild and brush ridden yard. Located in Centerport North Shore Long Island this property challenged our design and build team from the start with its contouring slopes and heavly dense underbrush we spent a full seven days removing and regrading the property to work with our design. A seating walls along the back side serves the function of retaining the higher elevation sloping towards the back of the property, somewhere to rest upon and as well a contrasting vertical eye catching visual anchor. The lighter Fiorito Stone veneer plays as a subtle complimentary change to the exotic and brilliant colored Natural Travertine in French pattern. The Fiorito step treads also create a visual warning that there are steps, which benefits all especially at night. The design team incorporated the BBQ/Bar area along the retaining wall to flow unbroken to the fireplace and continue into the natural living waterfall. The addition of the waterfall near the fireplace was done as a theme of fire and water giving the natural elements their respect and admiration the customer wanted. Each of these areas have been given their individual space so the user can feel immersed in each setting without feeling crowded or within another area. The warm tranquil space in front of the fireplace is far enough away from the vivid and fun dining and BBQ/bar area that individuals can almost get away while still being in the backyard. Gappsi ability to design create and accommodate all that you see here helps set us apart from the competition. From conception of the homeowners ideas and wishes paired with the lay of the land helped form such an intricate and fuctional design. All accessories were also taken into consideration to perfectly fit such items as the spa dining table to the components of the BBQ/Bar. 2013 PROFESSIONAL REMODELER, SILVER AWARD WINNER, RESIDENTIAL KITCHEN
Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view.
Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters.
Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project.
A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. Its darker cabinetry provides a beautiful contrast to the opaque white cabinets on the surrounding walls.
White marble counters and backsplash brighten up the kitchen and two crystal chandeliers create a timeless yet elegant feel. High-end Thermador appliances covered in custom inset panels are part of this featured project to implement the classic look the homeowner wanted for this kitchen. Finally, a featured cabinet arch with leaded glass separates the kitchen from the dining room and displays the homeowner’s fine china.
Finally, large windows and French doors offer beautiful golf course views from multiple vantage points.

We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio.
This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining.
Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random.
In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium.
For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel.
A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV.
Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room.
Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

This project represents the evolution of a 10 acre space over more than three decades. It began with the pool and space around it. As the vegetable garden grew, the orchard was established and the display gardens blossomed. The prairie was restored and a kitchen was added to complete the space. Although, it continues to change with a pond next on the design plan. Photo credit: Linda Oyama Bryan

The original English conservatories were designed and built in cooler European climates to provide a safe environment for tropical plants and to hold flower displays. By the end of the nineteenth century, Europeans were also using conservatories for social and living spaces. Following in this rich tradition, the New England conservatory is designed and engineered to provide a comfortable, year-round addition to the house, sometimes functioning as a space completely open to the main living area.
Nestled in the heart of Martha’s Vineyard, the magnificent conservatory featured here blends perfectly into the owner’s country style colonial estate. The roof system has been constructed with solid mahogany and features a soft color-painted interior and a beautiful copper clad exterior. The exterior architectural eave line is carried seamlessly from the existing house and around the conservatory. The glass dormer roof establishes beautiful contrast with the main lean-to glass roof. Our construction allows for extraordinary light levels within the space, and the view of the pool and surrounding landscape from the Marvin French doors provides quite the scene.
The interior is a rustic finish with brick walls and a stone patio floor. These elements combine to create a space which truly provides its owners with a year-round opportunity to enjoy New England’s scenic outdoors from the comfort of a traditional conservatory.
