A captivating transformation in the coveted neighborhood of University Park, Dallas The heart of this home lies in the kitchen, where we embarked on a design endeavor that would leave anyone speechless. By opening up the main kitchen wall, we created a magnificent window system that floods the space with natural light and offers a breathtaking view of the picturesque surroundings. Suspended from the ceiling, a steel-framed marble vent hood floats a few inches from the window, showcasing a mesmerizing Lilac Marble. The same marble is skillfully applied to the backsplash and island, featuring a bold combination of color and pattern that exudes elegance. Adding to the kitchen's allure is the Italian range, which not only serves as a showstopper but offers robust culinary features for even the savviest of cooks. However, the true masterpiece of the kitchen lies in the honed reeded marble-faced island. Each marble strip was meticulously cut and crafted by artisans to achieve a half-rounded profile, resulting in an island that is nothing short of breathtaking. This intricate process took several months, but the end result speaks for itself. To complement the grandeur of the kitchen, we designed a combination of stain-grade and paint-grade cabinets in a thin raised panel door style. This choice adds an elegant yet simple look to the overall design. Inside each cabinet and drawer, custom interiors were meticulously designed to provide maximum functionality and organization for the day-to-day cooking activities. A vintage Turkish runner dating back to the 1960s, evokes a sense of history and character. The breakfast nook boasts a stunning, vivid, and colorful artwork created by one of Dallas' top artist, Kyle Steed, who is revered for his mastery of his craft. Some of our favorite art pieces from the inspiring Haylee Yale grace the coffee station and media console, adding the perfect moment to pause and loose yourself in the story of her art. The project extends beyond the kitchen into the living room, where the family's changing needs and growing children demanded a new design approach. Accommodating their new lifestyle, we incorporated a large sectional for family bonding moments while watching TV. The living room now boasts bolder colors, striking artwork a coffered accent wall, and cayenne velvet curtains that create an inviting atmosphere. Completing the room is a custom 22' x 15' rug, adding warmth and comfort to the space. A hidden coat closet door integrated into the feature wall adds an element of surprise and functionality. This project is not just about aesthetics; it's about pushing the boundaries of design and showcasing the possibilities. By curating an out-of-the-box approach, we bring texture and depth to the space, employing different materials and original applications. The layered design achieved through repeated use of the same material in various forms, shapes, and locations demonstrates that unexpected elements can create breathtaking results. Many people can’t see beyond the current aesthetics when looking to buy a house, but this innovative couple recognized the good bones of their mid-century style home in Golden’s Applewood neighborhood and were determined to make the necessary updates to create the perfect space for their family. In order to turn this older residence into a modern home that would meet the family’s current lifestyle, we replaced all the original windows with new, wood-clad black windows. The design of window is a nod to the home’s mid-century roots with modern efficiency and a polished appearance. We also wanted the interior of the home to feel connected to the awe-inspiring outside, so we opened up the main living area with a vaulted ceiling. To add a contemporary but sleek look to the fireplace, we crafted the mantle out of cold rolled steel. The texture of the cold rolled steel conveys a natural aesthetic and pairs nicely with the walnut mantle we built to cap the steel, uniting the design in the kitchen and the built-in entryway. Everyone at Factor developed rich relationships with this beautiful family while collaborating through the design and build of their freshly renovated, contemporary home. We’re grateful to have the opportunity to work with such amazing people, creating inspired spaces that enhance the quality of their lives.

APLD 2021 Silver Award Winning Landscape Design. Galvanized troughs used for vegetables in the side yard. An expansive back yard landscape with several mature oak trees and a stunning Golden Locust tree has been transformed into a welcoming outdoor retreat. The renovations include a wraparound deck, an expansive travertine natural stone patio, stairways and pathways along with concrete retaining walls and column accents with dramatic planters. The pathways meander throughout the landscape... some with travertine stepping stones and gravel and those below the majestic oaks left natural with fallen leaves. Raised vegetable beds and fruit trees occupy some of the sunniest areas of the landscape. A variety of low-water and low-maintenance plants for both sunny and shady areas include several succulents, grasses, CA natives and other site-appropriate Mediterranean plants complimented by a variety of boulders. This incredible closet is custom in every way. It was designed to meet the specific needs and desires of our client. The cabinetry was slightly distressed, glazed and load with extensive detail. The rolling ladder moves around entire closet for upper storage. Several pull out and slide out shelves, scarf racks, hanger racks and custom storage accessories were included in the design. A custom dresser with upper glass cabinets along with built-in hamper are also included. It wouldn't be complete without a vertical, tilted shoe rack. Ceiling painted in a rich robin’s egg blue with sparkle additive sets this closet apart from any other. Bathroom - transitional bathroom idea in Orange County

THE SETUP Once these empty nest homeowners decided to stay put, they knew a new kitchen was in order. Passionate about cooking, entertaining, and hosting holiday gatherings, they found their existing kitchen inadequate. The space, with its traditional style and outdated layout, was far from ideal. They longed for an elegant, timeless kitchen that was not only show-stopping but also functional, seamlessly catering to both their daily routines and special occasions with friends and family. Another key factor was its future appeal to potential buyers, as they’re ready to enjoy their new kitchen while also considering downsizing in the future. THE RENEWED SPACE The new kitchen exceeded every expectation, thrilling the clients with its revitalized, expansive design and thoughtful functionality. The transformation brought to life an open space adorned with marble accents, a state-of-the-art steam oven, and the seamless integration of the Galley Dresser, crafting a kitchen not just to be used, but to be cherished. This is more than a culinary space; it’s a new heart of their home, ready to host countless memories and culinary adventures.

The existing kitchen was completely remodeled to create a compact chef's kitchen. The client is a true chef, who teaches cooking classes, and we were able to get a professional grade kitchen in an 11x7 footprint! The new island creates adequate prep space. The bookcases on the front add a ton of storage and interesting display in an otherwise useless walkway. The South wall is the exposed brick original to the 1900's home. To compliment the brick, we chose a warm nutmeg stain in cherry cabinets. The countertops are a durable quartz that look like marble but are sturdy enough for this work horse kitchen. The retro pendants are oversized to add a lot of interest in this small space. The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

It was pretty much a blank area but with some elevation issues. The seating wall served 2 purposes as a seating space but also to retain some of the patio. Natural fieldstone steppers lead from the driveway area to the patio. An assortment of perennials and plantings soften the hardscape project. The homeowners desired an outdoor space that felt more rustic than their refined interior spaces, but still related architecturally to their house. Cement plaster support arbor columns provide enough of visual tie to the existing house exterior. Oversized wood beams and rafter members provide a unique outdoor atmosphere. This backyard landscape design is inspired by our Blu Grande Smooth patio slab. Perfect paving slab for modern poolsides and backyard design, Blu Grande Smooth is a large concrete patio stone available in multiple colors. It's smooth texture is sleek to the eye but rougher to the touch which avoids it from getting slippery when wet. The large rectangular shape works as an easy add-on into Blu 60 regular modular patterns but can also work as a stand-alone to create a very linear look.
