Inspiration for a transitional bathroom remodel in Dallas

This Master Bathroom was outdated in appearance and although the size of the room was sufficient, the space felt crowded. The toilet location was undesirable, the shower was cramped and the bathroom floor was cold to stand on. The client wanted a new configuration that would eliminate the corner tub, but still have a bathtub in the room, plus a larger shower and more privacy to the toilet area. The 1980’s look needed to be replaced with a clean, contemporary look. A new room layout created a more functional space. A separated space was achieved for the toilet by relocating it and adding a cabinet and custom hanging pipe shelf above for privacy. By adding a double sink vanity, we gained valuable floor space to still have a soaking tub and larger shower. In-floor heat keeps the room cozy and warm all year long. The entry door was replaced with a pocket door to keep the area in front of the vanity unobstructed. The cabinet next to the toilet has sliding doors and adds storage for towels and toiletries and the vanity has a pull-out hair station. Rich, walnut cabinetry is accented nicely with the soft, blue/green color palette of the tiles and wall color. New window shades that can be lifted from the bottom or top are ideal if they want full light or an unobstructed view, while maintaining privacy. Handcrafted swirl pendants illuminate the vanity and are made from 100% recycled glass.

This warm, yet modern kitchen combines natural materials, walnut, quartz, marble with high gloss lacquer cabinets to create a unique and inviting space. This condo kitchen used to be enclosed with very low ceilings. We opened up the walls to create a bright and open space. We were able to conceal the pipes and cables within the vertical cabinets so that the risers could continue to the floor above. The pendant lights are made from iron.

Their property is located within 30 feet of a local stream that collects storm water from the surrounding area. The nearby stream and high water table caused the lawn area at the side of their home to flood and to remain waterlogged for a few days after each storm. The client not only had difficulty growing plants in the existing conditions, but also had a problem with mosquitoes due to standing water. Our goal was to design a self-contained, naturalistic rain garden that slowed storm water runoff, allowed for percolation, and promoted infiltration while permitting excess clean water to enter the nearby stream with diminished force. As designed, the rain garden allows the earth to slowly and more naturally absorb excess storm water while filtering out toxins such as excess nitrogen and phosphorous which are frequently found in the landscape, therefore reducing the contaminants entering the stream. A percolation test was conducted with criteria of absorbing a one-inch rainstorm within four hours without overflow. The one-inch storm calculation included an existing downspout from the home, which would be piped into the rain garden to reduce roof runoff. The first test failed due to a deep layer of high clay-content soil. Excavation continued until a layer of sandy loam was reached, the percolation test was repeated, and a successful test result was achieved. Next, the entire rain garden basin was excavated to the sandy loam layer and the soil amended with compost and sand to create a highly porous planting media. Geotextile fabric was placed to help reduce migration of the surface stone into the soil and allow for minimal maintenance. Gravel, river stone and small boulders were carefully placed to achieve the look of a natural streambed. A palette of mostly native plants with a few non-invasive ornamentals were chosen for their ability to survive in extreme conditions ranging from floods to drought and were placed according to their specific preferences. Wetland plants were chosen for the lowest portion of the rain garden as that area remains saturated for longer periods of time, with a Chionanthus virginicus as a focal point surrounded by irises and ferns at the lowest depth. Plants tolerant of drier conditions were chosen for the upper edges of the garden. The beautiful colors of Monarda, Ligularia, Eupatorium, Solidago, Chelone, and Rudbeckia were scattered within the upper edge, while movement and softness were incorporated by use of the graceful Nassella that lines the border. Finally, winter interest was provided with a backdrop of Cornus sericea. As built, this small rain garden creates tremendous impact by decreasing the amount of storm water runoff not only on our client's property, but also in the neighboring stream. It serves as a means of slowing the water and providing an area for infiltration back into the earth. The homeowners had a very specific vision for their large daylight basement. To begin, Neil Kelly's team, led by Portland Design Consultant Fabian Genovesi, took down numerous walls to completely open up the space, including the ceilings, and removed carpet to expose the concrete flooring. The concrete flooring was repaired, resurfaced and sealed with cracks in tact for authenticity. Beams and ductwork were left exposed, yet refined, with additional piping to conceal electrical and gas lines. Century-old reclaimed brick was hand-picked by the homeowner for the east interior wall, encasing stained glass windows which were are also reclaimed and more than 100 years old. Aluminum bar-top seating areas in two spaces. A media center with custom cabinetry and pistons repurposed as cabinet pulls. And the star of the show, a full 4-seat wet bar with custom glass shelving, more custom cabinetry, and an integrated television-- one of 3 TVs in the space. The new one-of-a-kind basement has room for a professional 10-person poker table, pool table, 14' shuffleboard table, and plush seating.

Our client built a striking new home on the east slope of Seattle’s Capitol Hill neighborhood. To complement the clean lines of the facade we designed a simple, elegant landscape that sets off the home rather than competing with the bold architecture. Soft grasses offer contrast to the natural stone veneer, perennials brighten the mood, and planters add a bit of whimsy to the arrival sequence. On either side of the main entry, roof runoff is dramatically routed down the face of the home in steel troughs to biofilter planters faced in stone. Around the back of the home, a small “leftover” space was transformed into a cozy patio terrace with bluestone slabs and crushed granite underfoot. A view down into, or across the back patio area provides a serene foreground to the beautiful views to Lake Washington beyond. This wet room designed bathroom provides zero threshold access for bathing. The Ann Sacks teal glass deco tiles provide a visual guide for the shower area while adding a beautiful punch of color. A grab bar shampoo shelf by Invisia and an extra long second grab bar by Moen facilitates the transfer from a wheel chair or other mobility assistance devises to the shower seat (and toilet, behind the camera view). The handheld shower on an adjustable slide bar provides flexibility for bathers who are either seated or standing, as well as space for caregivers. The combination clothes washer/heat pump dryer makes good use of the space under the stairs as well as proximity to water supply pipes and waste drains that service the bathroom. The 2" x 2" floor tiles in the shower area provide additional traction to mitigate the potential for slips and falls.

The dry stream bed is both decorative and functional. It empties into a 6 inch main PVC pipe that drains into the front swale. Besides the stream bed drain tile, the sump line and downspouts empty into this drainage system.

This modern passive solar residence sits on five acres of steep mountain land with great views looking down the Beaverdam Valley in Asheville, North Carolina. The house is on a south-facing slope that allowed the owners to build the energy efficient, passive solar house they had been dreaming of. Our clients were looking for decidedly modern architecture with a low maintenance exterior and a clean-lined and comfortable interior. We developed a light and neutral interior palette that provides a simple backdrop to highlight an extensive family art collection and eclectic mix of antique and modern furniture. Sea Pearl Quartzite slabs were used on an entire wall and around the vanity and served as this ethereal palette inspiration.
