After returning from a winter trip to discover his house had been flooded by a burst second-floor pipe, this homeowner was ready to address the renovations and additions that he had been pondering for about a decade. It was important to him to respect the original character of the c. +/- 1910 two-bedroom small home that had been in his family for years, while re-imagining the kitchen and flow.
In response, KHS proposed a one-story addition, recalling an enclosed porch, which springs from the front roof line and then wraps the house to the north. An informal front dining space, complete with built-in banquette, occupies the east end of the addition behind large double-hung windows sized to match those on the original house, and a new kitchen occupies the west end of the addition behind smaller casement windows at counter height. New French doors to the rear allow the owner greater access to an outdoor room edged by the house to the east, the existing one-car garage to the south, and a rear rock wall to the west. Much of the lot to the north was left open for the owner’s annual summer volley ball party.
The first-floor was then reconfigured, capturing additional interior space from a recessed porch on the rear, to create a rear mudroom entrance hall, full bath, and den, which could someday function as a third bedroom if needed. Upstairs, a rear shed dormer was extended to the north and east so that head room could be increased, rendering more of the owner’s office/second bedroom usable. Windows and doors were relocated as necessary to better serve the new plan and to capture more daylight.
Having expanded from its original 1100 square feet to approximately 1700 square feet, it’s still a small, sweet house – only freshly updated, and with a hint of porchiness.

Side yards are typically non functional except where windows look out and here we placed a tree in a pot to screen the neighbor and protect all the underground pipe that run through the side yard, like irrigation and drainage lines. The gravel includes a natural look as well.

For 39 years, the owners of this four bedroom home lived with a cramped bathroom that hardly deserved to be called a master bath. Its limited space allowed only one user at a time, lacked counterspace, and was severely outdated.
The homeowners had specific needs and a very clear vision for their remodeled bath, which included:
- Enlarging the existing space to make it suitable for two to use
- A claw foot tub for daily baths
- A spa shower
- Plenty of counterspace and storage
- A modern European aesthetic
- “Bling factor”
The new design is the ultimate marriage of function and style. To start, the space from a seldom used spare bedroom was captured. A custom floating vanity provides much needed counterspace and storage. Multiple light sources provide task, ambient light and natural light.
A claw foot tub serves as the focal point and inspiration for the rest of the finishes. A crystal chandelier and wall sconces add an elegant “bling factor”. The curves of the vessel sinks balance nicely with the straight lines of the vanity. A spa shower provides a soothing option for days when the owner opts for a faster bathing option.

This street side view shows a successful juxtaposition of traditional and contemporary materials and styles. Brick exterior and traditional wood windows and details pleasantly exist beside strong horizontal lines and minimalist contemporary architectural details.

Ethan Allen's beautiful classic Belfiore Bench was the inspiration for this bedding design. The chosen fabric had a classical motif combing soft greys, creams, and golds. Combining this bench with the simple lines of the modern style upholstered bed, called for a design that offered classic elegance with a modern serene vibe. The duvet cover has a delicate all over tone on tone pattern and is edged with a soft grey piping. The low headboard called for a low pillow design. I created visual interest by using complimentary tones, textures, patterns, and contrast. The center cushion was the jewel of the combo with delicate grey and yellow embroidery and a soft fringe. Viola! So peaceful.

The new kitchen is now located along the old fireplace wall. The area to the left of the fireplace is now a walk-in pantry. The hood is in-line with the fireplace flue pipe.

This Gunite swimming pool was built by Gappsi in Roslyn heights Ny 11755. The pool size is 15x30 With stadium stairs in the shallow area, and one swim out benches on one side of deep end. Pool depth is 6 feet, which makes this Gunite swimming pool is a non-diving pool. This Gunite swimming pool also has an automated safety cover, this feature allows the pool area to be open to the rest of the yard and fencing around the pool is not requested thus making the pool patio more accessible and functional. This safety cover also functions as a solar cover, keeping the water warmer without the use of the heater. The auto cover can also be used as a winter cover, while keeping the swimming pool safe in the winter; it also keeps clean, avoiding drilling ugly holes in the patio stones if you decide to install a mash cover. The plumbing was done using 2 inches 40 schedule hard pvc pipes, this allows water to flow and filtered fester. The pool plaster finish consists of French gray diamond bright quarts. Unlike Marble dust quarts plaster is a much harder material making the finish of this Gunite swimming pool last 2 or 3 times longer with the proper maintenance. A 6 inches gray porcelain tiles bend was installed to The top perimeter of the pool walls, the tiles line is used to avoid the water in the pool to create a mark on the walls , the porcelain tiles are frost and whether resistant and pool water level is set to be at the center of the tiles. The pool coping used is the fiorito travertine 2 inches thick random pattern and the patio pavers are fiorito travertine French pattern all from the Gappsi natural stone products selection. The equipment is Totally Hayward, pump, Filter and heater, to keep the water sanitized a salt chlorine generator and an ozone system were installed, the combination of these 2 will keep water free of alleges and impurities easily and automatically thus making this a maintenance and Chemicals free Gunite swimming pool. The back yard patio outdoor kitchen and raised patio all paved with fiorito travertine pavers and veneer products. This master bedroom has a 14' ceiling. When left white the space felt empty. Adding a dark blue paint color brought the ceiling down making the space feel more intimate.
The 10' x 10' window is faced with gray velvet drapes hung from a black painted plumbing pipe. The use of simple lines paired with multiple natural textures gives this master a calming retreat.

The home theater was inspired from the skyline of Manhattan in Black, white and putty. The theater chairs are piped in a cream colored faux leather. The dining table introduces white leather chairs with a crystal chandelier for that added glamour, introducing led lighting creates that little extra bit of detail that good design brings to the table

For a single woman working in downtown San Francisco, we were tasked with remodeling her 500 sq.ft. Victorian garden condo. We brought in more light by enlarging most of the openings to the rear and adding a sliding glass door in the kitchen. The kitchen features custom zebrawood cabinets, CaesarStone counters, stainless steel appliances and a large, deep square sink. The bathroom features a wall-hung Duravit vanity and toilet, recessed lighting, custom, built-in medicine cabinets and geometric glass tile. Wood tones in the kitchen and bath add a note of warmth to the clean modern lines. We designed a soft blue custom desk/tv unit and white bookshelves in the living room to make the most out of the space available. A modern JØTUL fireplace stove heats the space stylishly. We replaced all of the Victorian trim throughout with clean, modern trim and organized the ducts and pipes into soffits to create as orderly look as possible with the existing conditions.

This kitchen was remodeled with our Advantage line frameless cabinets, Scandia (slab type) door style with a high quality catalyzed Downy painted satin finish on Maple, full overlay doors and drawer fronts, European soft close hinges, dovetail drawer boxes with soft close under mount slides, rollouts under the cooktop & in the pantry. The countertops are of Calacatta Classic Polished Quartz (3cm) with a straight polished edge, Urban Textures (gray, black & white) glass backsplash tiles accented with a bottom and mid level row of Ice White glass tiles. Stainless steel appliances are: Zephyr hood; Viking microwave, oven & 5 gas burner cooktop; Marvel Luxury under the counter refrigerator; Miele dishwasher, Revel Linear Suspension Lighting over the island; 3 zone remote controlled LED lighting for on top of upper cabinets (cool light) & under upper cabinets (day light task lights), as well as left & right zone control also.
